The retail and leisure offering has significantly improved over the last twelve months with several key additions.  These include a mix of national, regional and local businesses.  With a continuous demand for retail space, rents have stabilised and are now beginning to rise.  The difficulty moving forward will be meeting retailers requirements in regards to unit sizes.

The Cathedral Quarter has become a successful part of Derby City Centre, and has been shortlisted in the “City location” category of this years Great British High Street Awards, of which it has been shortlisted in the last three.  The key to this success is the mix of national, regional and local businesses to attract shoppers.

FHP have been involved in a number of transactions in the Cathedral Quarter this year and we are continually speaking with retailers who are actively looking in the area.

Sadler Gate, is the heart of the Quarter and continues to attract new boutique retailers.  Dr. Martens for example, specifically chose this location because it fits their brand, and provides a real lifestyle destination.  More locally, ABC Décor, who have been trading online for several years, chose Sadler Gate for their first designer furnishings retail store.  We are also under offer with another national retailer who are due to open early next year.  The most recent addition to the street is Joules who opened last month.

The Cathedral Quarter has continued to bolster its bar and restaurant offering this year, with new additions to both Sadler Gate and Friar Gate.   The well known Saddlers Bar is now home to Hop Gate, a  unique micro brewery

specialising in craft beer. Friar Gate welcomes The Gas Light, who will open in December turning the former casino premises to a premium bar offer.

Moving forward, the Cathedral Quarter will continue to remain a popular choice for independent national retailers, however there will be challenges whilst looking to accommodate these.  Typically, these retailers require a minimum 1,000ft² ground floor sales.  Due to the nature of the historic building there are few options that provide this accommodation.  Some retailers will of course downsize but others will seek solutions.

As the Cathedral Quarter develops, it becomes more popular with investors.  We successfully sold the investment of 34/35 Sadler Gate, home to the Brooklyn Social, within weeks of bringing this to the market.  We were able to achieve a net yield of 8.05%.

FHP Property Consultants are always on the look out for new opportunities and we also offer a bespoke acquisition service by getting to know your business and understanding your requirements, we can use our in depth knowledge and experience of on and off the market opportunities to find the right property for you not only in Derby but nationwide.

Latest News

2015 was certainly an interesting year for Derby.  We witnessed an increased number of enquiries compared with previous years ultimately resulting in several successful lettings.  Most noticeable was the number of new restaurant operators looking to open within the City and we envisage securing several more throughout 2016.  Retailers continue to focus their requirements on Intu Derby, however we’re seeing encouraging activity on the high street.

During the last quarter of 2015, FHP Property Consultants were involved with a number of transactions in the City Centre including lettings to the like of Greggs, who have upsized on East Street; Sequence Homes who have relocated to the Corn Market and Pound Bakery who opened on St Peters Street.  Going forward we are continually speaking to new and existing businesses and we currently have terms agreed with two national multiple retailers who have chosen to be amongst other likeminded brands on Sadler Gate.  We are currently negotiating with three further national retailers to open on St Peters Street and East Street.

One of the key additions to the Wardwick last year was Turtle Bay who took 8,500 ft² over four floors for their traditional Caribbean eatery.  On the back of this we have now agreed terms with another operator who are due to open later this year, and we are continually speaking with a number of leading restaurant chains who want to open in Derby City Centre.

Looking ahead to 2016, on the back of the momentum of 2015 we predict that the high street will continue to diversify, and whilst there are no illusions that a retail scene can transform in one year, the impressive amount of interest being shown in Derby by national operators suggests that some key lettings will go some way towards this.

It will also be a year where the council will play a pivotal role in deciding the future of key sites such as the Assembly Rooms, Duckworth Square and perhaps even a new location for a swimming pool complex.

We are always on the lookout for new opportunities and if you have a vacant property or you are looking to find your next premises, then please do not hesitate to speak to a member of the FHP retail team.

FHP Property Consultants offer a bespoke acquisition service by getting to know your business and understanding your requirements, we can use our in depth knowledge and experience of on and off the market opportunities to find the right property for you not only in Derby but nationwide.

FHP are seeing increasing strength in the Mansfield retail market, having completed a lease acting on behalf of Aqua Infrastructure Ltd to relocate greetings card retailer, Cardzone, into the main shopping district to 30-30a West Gate, after receiving 5 offers upon initial marketing.

Having formerly been positioned further along West Gate outside of the most frequented shopping areas, Cardzone sought to relocate within Mansfield to a unit of greater prominence on the high street to reap the benefits of the increasing shopping activity. The 1,130ft² unit is located on Mansfield’s central high street opposite the Four Seasons Shopping centre, neighbouring operators such as Marks and Spencer and Costa.

Matt Revill who concluded the letting comments:

“Having been put under offer within one month from initial marketing, the quick take up of this unit reflects the high demand coming from retailers who are looking to expand within the area. We received 5 offers from national and local operators, with Cardzone showing great covenant strength, so it seemed clear that they were the best choice for our clients.

The fact that a national operator has chosen to relocate into a unit within the same high street instead of the surrounding shopping centres reflects the growing popularity of Mansfield and the continuing confidence in the high street.”

Acting on behalf of Aqua Infrastructure Ltd, FHP have agreed a 5 year lease, negotiating rent free incentives to achieve the asking rent.

Latest News

It’s no secret that Derby’s High Street has somewhat suffered in previous years and a lack of investment has forced major retailers elsewhere.  Over the last year we have started to notice that certain key areas of Derby are beginning to show signs of improvement attracting a mixture of new businesses.  Although rental levels are steady, enquiries are on the up and there is demand for property between 500 and 2,000 sq ft.

The St Peters Quarter is home to Derby’s traditional High Street, which over recent years has somewhat declined in popularity.  We have seen national occupiers take space at Intu Derby, leaving former prime areas with a supply of vacant properties.  That aside, over the last six months we have taken an increased number of enquiries from local and regional companies seeking space on the “High Street”.  Typically, enquiries are varied and we have spoken to a full spectrum of businesses such as boutiques, fashion retailers, furniture retailers, ice cream parlours, café’s and nail salons to name a few.  Recent lettings to Subway, LaVanta Foods, and Rose Nail show the diversity of new businesses to the area.

In comparison, the historic Cathedral Quarter is becoming ever increasingly popular and offers a very unique setting.  Sadler Gate, situated in the centre of this Quarter is proving very popular drawing both high end independent and national retailers such as Canopy and White Stuff.  In addition, there is an excellent mixture of new bars and restaurants.  We have recently completed two lettings to the very popular Brooklyn Social and the new Annie’s Bar and Grill, both of which chose the Cathedral Quarter out of preference, plus Turtle Bay to the Wardwick, adds to the mix of Las Iguanas and Prezzo who opened here last year.

A recent increase in enquiries has in turn led to new lettings and stock levels are beginning to fall.  We envisage a continued demand from local start-up businesses together with a growing interest from regional and national companies.  As the Cathedral Quarter continues to bolster its bar/restaurant offering we should see fewer vacant units and rents beginning to rise.  The St Peters Quarter continues to have a high void rate but recent signs of life are encouraging.  Until key sites such as Duckworth Square and the former Assembly Rooms are addressed the future of Derby City Centre will remain uncertain.

If you are currently looking for a premises we offer an individual acquisition service.  By getting to know your business and understanding your requirement, we can use our in depth knowledge and experience to find the right property for you not just in Derby but nationwide.  If you would like any further information or simply wish to discuss your options further, please do not hesitate to contact the FHP Team.
