Nottingham city centre shopping arcade Flying Horse Walk is celebrating full occupancy after new arrivals, tenant anniversaries and store refurbishments.

Flying Horse Walk is located between South Parade and St Peter’s Gate, and houses a mixture of national and independent luxury brands – selling fashion, art, technology, food and drink, and arts and crafts.

Retailers within the arcade now includes fashion boutiques Vivienne Westwood, Gigi Bottega and Pearl Boutique, art galleries George Thornton Art and Whitewall Galleries, food and drink units The Cheese Shop and Brew Cavern, wedding shop Berketex Bride, arts and crafts store Inspired, Brik Squared Barbershop, Flying Horse Vapes, and alterations service Apalts.

This year has seen a number of changes to Flying Horse Walk, including the arrival of hi-fi and home cinema retailer Sevenoaks Sound and Vision.

The national electrical retailer chain opened its Nottingham doors for the first time on September 23, specialising in hi-fi and home cinema systems and stocking products including 4K UHD TVs, home cinema equipment, turntables, amplifiers and speakers.

The new store is located in the arcade next to Vivienne Westwood and opposite Whitewall Galleries – which also underwent an extensive refurbishment this year.

The national art gallery chain completed a major renovation and modernisation project to its existing unit in February, which involved moving the shop frontage further into the walkway at the northern entrance of the arcade.

The interior of the store was also expanded and modernised, with the installation of backlit LED walls to further enhance the artwork on sale, and a new entertainment and bar area.

Within the changes to the northern entrance, a new digital touch screen was installed to an exterior wall on South Parade – with an aim to benefit the entire arcade and all of its retailers.

The touch screen now provides on-the-go content for passers-by and visitors, including a useful site map, store directory and individual tenant sections listing opening times, product information, offers and contact details.

2017 also saw the celebration of a number of key milestones for tenants within Flying Horse Walk, including the second anniversary of luxury fashion boutique Gigi Bottega, the third anniversaries of specialist craft beer, real ale and cider shop Brew Cavern and popular coffee shop 200 Degrees, and the sixth anniversary of gallery George Thornton Art.

Hi-fi and home cinema retailer Sevenoaks Sound and Vision is set to open a Nottingham store in the Flying Horse Walk shopping arcade.

Work has already started on the unit and is expected to take around six weeks to complete – with an opening in late September.

Sevenoaks Sound and Vision is a national, electrical retailer chain that specialises in hi-fi and home cinema systems, stocking products including 4K UHD TVs, home cinema equipment, turntables, amplifiers and speakers.

The firm supplies products from well-known major brands such as Sony, Samsung, LG and Sonos, as well as specialist names including Naim Audio, Bluesound, Bowers & Wilkins, Denon and Yamaha – with a number planned to be exclusive to the city centre shop.

The company has been trading for 45 years, with the Nottingham opening marking their 26th nationwide store.

Sevenoaks Sound and Vision has recently opened a branch in Solihull but the Flying Horse Walk store will be their first venture into the East Midlands region.

Sevenoaks Sound and Vision’s new premises is 1,647 sq ft in total, and was previously leased to specialist clothing chain High & Mighty, who sub-let it to childrenswear brand Pud. The firm closed the unit in January 2016.

Rental growth is occurring once again in Clumber Street following a number of recent transactions achieved by FHP on behalf of landlord clients.

Prior to the economic downturn, Clumber Street rents were at levels of around £250 Zone A but fell to lows of around £150 during the recession and have stagnated at those levels for a number of years.

However, two recent lettings from 2017 to Vodafone and Holland & Barrett show net Zone A levels of between £208 and £238 per sq ft and in addition the rent review on the Lush unit effective from March 2016 has been settled at £200 Zone A.

In our view, the refurbishment of the Victoria Centre together with the continuing delays on the Broadmarsh development have prompted retailers to consider Clumber Street once again and market demand is pushing rents upwards which is good news for landlords with forthcoming rent reviews where the passing rents are still below £200 Zone A.

It also provides a stimulus to the investment market where potential rental growth can be expected in the future.

The former Mackworth College site on the outskirts of Derby city centre is set to be transformed into a brand new retail park in a development led by Wheatcroft Land.

College Retail Park is located on Burton Road to the south of the city and will include a brand new ALDI store as well as seven well sized retail units, three of which are already under offer to national operators.

The scheme, which is being marketed by Derby-based FHP Property Consultants, is expected to be complete in summer next year, with ALDI expected to open its doors in Spring.

This is one of the first projects undertaken by Wheatcroft Land director, Catherine Haward, who took over the family business in 2013 after her father fell ill.

She said: “My father set up the business in 1989 and worked on some significant projects in the local area, including Meteor Retail Park here in Derby – Wheatcroft Land has traditionally focused on retail and leisure schemes. I had been working for Leicestershire Police, but decided to resign so I could manage and develop the business. This scheme will be my second retail development.

“This is a site which has been left undeveloped over the past 20 years and I am really pleased to be bringing it back to life – things are finally happening. Work commenced on site this Spring to construct a new road and access to the existing highways, and we are expecting work to start on the retail units later this year. It’s exciting.”

College Retail Park will include a 15,000 sq ft ALDI store as well as six additional units ranging in size from 1,250 sq ft to 5,500 sq ft. National operators including Card Factory, Indigo Sun and Greggs currently have units under offer.

Director at FHP, David Hargreaves is marketing the scheme. He said: “This is a well-positioned site on the outskirts of Derby, which will really benefit from this type of value-led retail scheme.

“The site has sat undeveloped for a number of years and we are very pleased to see Wheatcroft Land take this scheme forward. Nottinghamshire based Cardzone have now hit the 100 store mark following the recent acquisition of the Hallmark Retail business which trades from 14 Outlet Centres including McArthur Glen East Midlands near Mansfield and the Springfields Outlet Centre at Spalding.

In addition, other “high street” acquisitions of the core Cardzone business in the last quarter of 2016 include new branches in Ludlow, Beeston, Melton Mowbray and Ashton Under Lyne.  A number of these new stores will trade under the combined Cardzone/Home & Fragrance fascia offering greeting cards/novelty gifts and the branded candle and accessories range.

Cardzone will be looking to acquire further units in 2017 in major towns and cities within the geographical area bounded by the M62 and M4 Corridors and will also be looking to expand by the acquisition of independent card and gift businesses.

Earlier this year 34/35 Sadler Gate, home to the Brooklyn Social was sold within weeks of being on the market.  The property was purchased by a local investor for a figure of £295,000.  This reflects a yield of 7.8% after purchaser’s costs.

More recently, 36 Sadler Gate was sold for a similar value reflecting a yield of 9.75% after purchasers costs.

Maryland Securities Group is driving the transformation of a former lace factory on Alfreton Road.

Known as Avitus, it will provide 300 apartments and 10,000 sq ft of leisure and retail space if approved.

David Hargreaves, director of FHP Living, who is working with Maryland on the scheme, said:  “Maryland has brought forward plans for a high quality major regeneration project, designed by one of the leading architects in the UK.

“This extends the well-established Arboretum residential and student area of Nottingham and is to be a key asset to the local community.”

About 650 jobs are expected to be created during the construction phase of Avitus, as well as 100 permanent roles. About £124m will be invested in the Nottingham economy during the build.

Hargreaves added: “The scheme will plug the housing gap in the city centre and is perfectly placed for both universities, and the Queen’s Medical Centre.”

The former factory, known as Forest Mills was originally built in 1950. It was closed down in the 1960s.
