FHP who acquired the former Beechdale Baths site for discount food retailer Lidl, have now sold on the surplus land on their behalf to Nottingham and Birmingham based HDD Ltd.

The land will be developed alongside the Lidl supermarket for a Drive Thru Costa Coffee and a parade of 6 Retail units of 1,250 sq ft each around a shared car park.

David Hargreaves of FHP said “This is a great location fronting the Outer Ring Road, one of the busiest roads in the city, but also serving the densely populated residential areas of Aspley, Beechdale and Wollaton.  With Lidl and Costa as a draw and 144 free parking spaces, schemes such as this are the future of retailing.”

FHP are delighted to confirm a trio of new additions to the retail and catering offer at Intu Derby.  Leading international premium fashion brand Hugo Boss have opened a new 2,600ft² store on the first floor fashion mall showcasing the premium Boss collections including business wear, casual wear and accessorises, joining the existing aspirational retail line up at Intu Derby, situated adjacent to Hotel Chocolat which opened late last year.

Up and coming independent coffee brand BEAR is opening in October, their second store in the city, adding to their existing store on Iron Gate which opened 2 years ago and has been a great success.  The 3,000ft² store at Intu Derby forms part of Bear’s plans to launch a number of venues nationwide.  BEAR was founded in 2014 by entrepreneurs Craig Bunting and Michael Thorley, who took inspiration from Australia’s vibrant coffee shop culture to create a new speciality coffee, casual dining and craft bear and cocktail offer for the UK market.  This will be the brand’s fifth site with further opportunities scheduled to open later this year.

Doughnotts will take a 1,600 sq ft store within the recently redeveloped Cornhill Quarter.  Lincolnshire Co-op, owners of the scheme, recently spent £70m on the redevelopment and have successfully signed an array of new tenants including énergie Fitness, Seasalt, Cosy Club, Flying Tiger, 200 Degrees, Lakeland and The Botanist.

The shop will be located on the Cornhill, as part of phase two of the redevelopment, delivering 23,000 sq ft of retail space.

Alan Pearson, Director of FHP Property Consultants, has agreed the letting of 54-56 Bridlesmith Gate on behalf of Intu Properties Plc to leading activewear retailer, The Realbuzz.

Lidl UK has confirmed its new store in Clifton, Nottingham will open its doors for the first time on Thursday 6 September.

The supermarket, which is located on the Clifton Triangle development at Green Lane, will open at 8am with MP Lilian Greenwood and local Councillors on hand to cut the ribbon.

Customers will be offered the chance to sample some of Lidl’s award winning products throughout the day, along with exclusive deals and offers on selected products for the first week of opening.

The Clifton Triangle site is being developed by well-known East Midlands-based property developers Cedar House Investments. “The development will create an exciting addition to the existing retail provision as well as 24 apartments which are being delivered in partnership with Nottingham City Homes”, said Peter Gadsby, Chairman of Cedar House Investments.

Peter said: “We are delighted with the progress of the Clifton Triangle scheme and the opening of Lidl next week is a significant milestone in the development. It will provide local residents with more choice of supermarkets as well as a number of other high-quality retailers.

“We are pleased to be working in partnership with Nottingham City Council on the scheme, as part of a wider regeneration strategy to build a better Nottingham. The support we’ve received from the council has been vital, and once the whole scheme is complete, it will have a big impact on the local community.”

Lidl UK’s Regional Head of Property, Jo Hawley, commented: “We would like to thank all those who have played a part in bringing this new Lidl store to Clifton. It is great for us to have been able to create more jobs and invest in the area. We can’t wait to start serving our multi-award winning products to the local community.”

The mixed-use scheme will bring 130 jobs and further retail opportunities to Clifton and is benefitting from a £15m investment from Cedar House Investments.

Councillor Graham Chapman, Deputy Leader of Nottingham City Council, said: “We had a plan three years ago to improve the retail offer in Clifton and to make sure that the development of 3,000 new homes to the south of Clifton did not become isolated.

“It was essential that we invested in the area and so we’re pleased to see that large companies like Morrison’s and Lidl have also chosen to invest in Clifton. This, combined with the benefits of the extended tram line, has given a real boost both to Clifton and the local housing market – which is one of the most buoyant in Nottingham.”

The new 20,000 sq. ft Lidl will join discounted retailer B&M Bargains, which successfully opened its doors on the Clifton development last month.

JLL and FHP are joint agents of the Clifton Triangle scheme. David Hargreaves, founding director of FHP said: “This is a great scheme in Clifton which offers a great deal to the local community in terms of retail, leisure and residential. We have been involved in the site for ten years and we are really pleased that Lidl has chosen the site for its 12th store in Nottingham.”

FHP Property Consultants retained clients, Cardzone Limited, have continued to pursue their expansion programme through the acquisition of an independent Hallmark Cards business located in King Street, Belper.

Cardzone purchased the business subject to a simultaneous completion of a new 5 year lease from the landlord at a rent of £13,000 per annum.  FHP Property Consultants provided rental valuation advice and a condition survey for the premises.

“Cardzone’s policy is to concentrate their expansion strategy on the acquisition of existing independent businesses where they can benefit from the established goodwill and known turnover levels.  In the last 12 months they have acquired Occasions Greetings, a 7 store business trading throughout the south and south west, a business in Bristol with two stores and an independent based in Buckley, North Wales.  They have also acquired a four shop business in Scotland.  They have not ruled out new sites if the deal is absolutely right but these are very carefully scrutinised and will definitely need to have flexibility in the lease terms.”

FHP Property Consultants have been instrumental in helping Skipton Building Society relocate to larger premises in Newark town centre.

The new branch is at 37 Stodman Street, previously occupied by Co-operative Bank which closed as part of their nationwide downsizing strategy, with Skipton taking a new 10 year lease at a net rent equating to approximately £40 Zone A.

Their former branch at 20 Market Place, which is freehold owned, was subsequently sold by FHP Property Consultants to a local mortgage broker BB Properties (Newark) Ltd who was able to benefit from the existing A2 planning consent.

Mark Bradley who acted for Skipton on the acquisition of their new branch commented:-

“My clients Skipton had been looking to relocate to larger premises in Newark for some time and once I became aware that Co-operative Bank were closing, an off market deal was brokered with the owners of 37 Stodman Street, whom I knew well and had acted for in the past, to enable Skipton to secure the property on a new lease rather than by way of an assignment of the unexpired residue of the Co-op Bank lease.  I was pleased to be able to put together this transaction to the benefit of both our client for their relocation and also for the landlord who had the certainty of a new tenant from an early date once Co-op Bank had announced their closure”.

Nottinghamshire based card and gift retailer, Cardzone Ltd, continue their expansion programme with the acquisition of the business of Occasions Retailing Limited from the Administrator.

Mark Bradley of FHP Property Consultants who acts for the retailer commented:-

Six shops have been acquired in the south west in towns including Didcot, Plymouth, Fareham, Warminster and Royal Wootton Bassett.

 In addition, two shops were acquired from the administrator representing ICandy, the chain established by the former chairman of Clinton Cards.  The two stores are in Witham and Epping.

 A further two stores were acquired from a local independent trading in Gloucester and Bristol and most recently a single shop business acquired in Buckley, North Wales.”

With the acquisition of the Hallmark UK retail business in 2016 trading from some 20 factory outlet centres throughout the UK, Cardzone now operate from some 115 branches and are currently pursing further opportunities to expand through the acquisition of independent businesses, relocations and new sites.
