Acting on behalf of long-established Nottingham based business, Pedigree Wholesale, FHP has represented the company in two important transactions for the expansion of the business.

Pedigree Wholesale was first established as a family run business in 1972 and is now one of the UK’s leading suppliers of food and products to the pet industry.

FHP has advised on the off-market sale of Harrisons Mill in Radcliffe on Trent.  This mill property dating back to the early 1900’s had been producing bird foods and products for the business but was outdated and inefficient.  Production was outsourced to a respected family run supplier and the majority of production staff continued employment within the group.  The property has been sold to Synergy Healthcare for demolition and construction of a modern care home facility.

Phil Daniels of FHP commented:

“This site of just over 1 acre on the edge of the affluent village of Radcliffe on Trent was ideal for the construction of a care home.  We directly approached, off market, developers and operators in this sector and attracted very significant interest. Following a competitive best bid process, we were able to secure a sale on an unconditional basis at in excess of the guide price.”

In preparation for the sale FHP also advised Pedigree Wholesale on the relocation of the pet food and product retail outlet that also operated from Harrisons Mill.

Given the very limited availability of retail shops in Radcliffe on Trent, FHP canvassed and identified an off-market opportunity.  Liaising directly with the owners of a vacant premises on Bingham Road on the edge of the village centre, FHP were able to secure the purchase of the freehold on favourable terms.

Now open and trading under Pedigree Wholesales retail brand ‘Just for Pets’ the new store is able to offer a full range of pet products and food to a wider market.  Just for Pets now trades from 24 locations throughout the UK.

In a year where Derby was much maligned in the national press, and even by some within the city, the benefit of hindsight offers a very different narrative. At FHP we concluded some 17 lettings on the high street and ended the year ranked number 1 in number of deals across the county by EGi. These deals brought in a number of high quality operators including:

  • A relocation for well loved Greek restaurant The Souvlaki to Market Place
  • Giving Derby Uncovered a bricks and mortar store on Sadler Gate
  • An expansion of Matlock based games retailer Critical Hit which saw them open on Albion Street
  • B&M taking the former Wilkos on London Road and Park Farm Allestree
  • A letting of 48 St Peters Street to the excellent Japanese restaurant, Kokoro which will see them open in 2025

In more recent news, in December a letting of 1-5 The Strand completed. The stunning grade II listed building was best known until recently as Bar Revolution however after closing their doors during a group insolvency earlier in the year, this deal will see an experienced operator bring an exciting concept to Derby’s leisure circuit.

You can’t talk about Derby without mentioning the Derbion and the shopping centre remains a lynch pin of the city centre going from strength to strength welcoming high profile brands such as White Stuff, Castore and Pavers in 2024. New arrivals were bolstered by upsizes for Superdrug and Greggs and an extensive refit by New Look which demonstrate continued confidence in the location.

These standout deals tell a great story about the city but it’s also worth mentioning the many deals done along side these to local traders who fill spaces on the high street and play their part in ensuring the vibrance of the city centre and keeping footfall numbers solid. The easy thing is to criticize landlords and agents for these deals but in our view they play a vital role in the ever changing landscape of the high street. On top of this, we have a number of deals in the pipeline to high quality operators and expect to be able to make announcements in the first quarter of 2025.

Another highlight of 2024 was our instruction as sole agents by Devonshire Group at Peak Village Rowsley where we brought Clay Rooms and Young Ideas into the scheme as well as agreeing renewals to Regatta, Denby and Dotique. The scheme is now at full occupancy but there are exciting investments to come and we look forward to continuing the elevation of this fantastic shopping centre.

Continuing to look at Derbyshire, in August we saw a quick letting of 5a St John Street to Lichfield based restaurant chain, Poms Kitchen who are proving a popular destination. This deal was agreed within a few weeks of bringing the refurbished premises to the market. The F&B sector in the town seems revitalised since the opening of BEAR Kitchen & Coffee the previous year.

Further north, we are proud to be appointed as sole agents for Baileys Square, Clay Cross working along side North East Derbyshire District Council. This ambitious town centre regeneration scheme is funded by Levelling Up and will see the pedestrianisation of Market Street and creation of a new town square providing accommodation for high quality cafes, restaurants and leisure operators.

Derby in 2024 wasn’t just about new names and relocations. Acting for landlords, FHP agreed a renewals of Lloyds Bank’s lease on St Peters Street, H Samuel on Burlington Arcade Chesterfield and to Ashgate Hospice in Alfreton among many others.

In spite of rising inflation and a budget that was taken negatively by the vast majority of retailers, both big and small, we finished the year strongly with a number of deals sneaking in before Christmas and have kicked off 2025 with solid level of enquiries so are optimistic that momentum will continue…

Devonshire Property Group, part of the portfolio of Devonshire Group businesses, has appointed FHP Property Consultants to support with new lettings and lease renewal negotiations at its Peak Village retail centre in Rowsley.

The new appointment follows strong 2023-24 performance at Peak Village with continued investment and proactive asset management from Devonshire Property Group delivering £8m in turnover for the financial year, up over £4m in the space of three years. Amidst difficult trading conditions in the post-pandemic period, diversifying the centre’s offering, as well as delivering a mix of independent and high street brands, has also had a noted impact on footfall at the site, with over half a million people coming to sample what Peak Village has to offer.

In the last eight months alone, Peak Village has welcomed three new retailers to the centre, with Ashbourne-based premium lifestyle and country clothing and footwear retailer Henmores, local independent business Baxter & Co and artists and makers collective, The Derbyshire Makers all opening stores.

FHP will work with Devonshire Property Group to support the centre as it aims to continue evolving its retail and leisure mix to drive further footfall and attract local independent, luxury and national brands. FHP’s Retail and Leisure team are delighted to announce the letting of 43 High Street in Oakham to the Banking Hub.  The circa 2,150 sq ft unit was snapped up by the Banking Hub in their Nationwide roll-out.

“Whilst this was a drawn-out process, and demand for the unit in the affluent market town of Oakham was strong, the Banking Hub makes a fantastic addition to the High Street, particularly as the unit was a former Lloyd’s bank.  There has been great anticipation for a hub to be established so I am pleased to have been involved in the letting.”

Derby City Centre saw a fast start to 2024, with a number of High Street lettings completing including 30 St Peters Street and 11 Sadler Gate, as well as a lease renewal to Lloyds Bank.  Generally we have seen increased activity in the market place, with a good number of enquiries for retail and leisure properties throughout the City Centre.  We have also seen interest from a host of national fast food operators looking at space on the High Street, which further supports our view that St Peters Street and the surrounding areas will continue their pivot towards the F&B market and away from retail in the long term.  Underpinning this, are recent lettings by FHP to Pieminister and Boo Burger on Victoria Street.  In fact, currently the issue faced in attracting national fast food operators to the City, is a lack of available units of a sufficient size.

Demand from national retailers within the Derbion Centre continues with a string of exciting new additions due to be announced in the near future.  This follows successful openings in 2023 and early 2024 of Cards Direct, Tag Heuer, Rituals, TUI, Yankie Candle and the additions of Popeyes, KFC and Burgers and Sauce to the food court.

Moving our focus into Derbyshire, we have seen improved demand of late for units within Ashbourne and the Town seems revitalised since the opening of Bear Café on St Johns Street.  The renewed appetite for Ashbourne was clearly demonstrated when FHP brought 5a St Johns Street to the market and the property was placed under offer within one week of being listed in a deal which will bring an exciting restaurant into the town centre.

Continuing to look north, FHP have been appointed as sole agents at Peak Village, Rowsley.  Peak Village is a premium retail and leisure destination, boasting national brands such as Regatta, Cotton Traders, Henmores, Denby and more alongside a vibrant collection of boutique independent traders.  The scheme has also been bolstered by the revitalised and rebranded Chatsworth Kitchen, which offers a high quality dining experience and has opened to great success.  Located just off the A6 near Matlock, Peak Village is an excellent retail destination for the local population and those visiting the Peak District.  Since purchasing the scheme in 2021, the new owners have made significant investments as well as massive strides to improving the tenant profile, an ongoing project which FHP have been engaged to drive forward.

Despite ongoing financial pressures, the mood in Derby and Derbyshire is optimistic, a sentiment which is being backed up by good levels of activity in the occupier market and improved interest from investors with cash reserves in properties below £300,000 and we are looking forward to a strong 2024.

FHP have completed the sale of a double fronted shop with upper floor accommodation on Chilwell Road in Beeston on behalf of Executors.

The property was let to a tenant at a low rent which would have impacted significantly on the ultimate price that could be achieved.

David Hargreaves of FHP recommended to the Executors that FHP should negotiate to buy in the lease from the current tenants which would then enable FHP to sell the Freehold with vacant possession at a significantly higher price.  Terms were ultimately agreed with the tenants for them to surrender their lease for a premium, conditional upon a sale completing.

FHP then marketed the property with vacant possession with 9 offers ultimately received via a Best Bids process.  The sale was subsequently finalised at £300,000 with completion in January.

Hargreaves said: “Although the lot size was only small, our strategic advice to look at “the bigger picture” undoubtedly secured our clients £125,000+ more than they would have got on a straight forward investment sale.  This is agency at its best adding value to a client’s asset through the quality of the property advice and executing that strategy.”

FHP have acquired a duo of properties for separate clients in West Bridgford adding to the already thriving mix of independent and national operators in the affluent suburb of Nottingham.

Bombay Sweet Centre, the purveyor of authentic Indian cuisine, has opened its second venue on the ground floor of 16 Gordon Road.  The company has been specialising in samosas street food, classic curries and Indian Sweets since 1995 from its original outlet on Radford Road in Nottingham.

Now, Bombay Sweet Centre is branching out to West Bridgford, its home suburb with the help of FHP Property Consultants with NG Chartered Surveyors acting on behalf of the landlord.

Alicia Lewis of NG acted for the landlord on the deal.  She said: “It’s fantastic to have successfully completed this deal for our landlord client.
