FHP working closely with sister company FHP Living Limited, have completed the sale of a development site on Melton Road in Edwalton, for housing on behalf of a private client.

David Hargreaves of FHP said: “The site was 1.5 acres and had the significant benefit of planning consent being in place for 9 detached executive homes, each of 4,500-5,500 sq ft each.”

Jules Hunt of FHP Living, who has sold a number of similar houses in the area over the past couple of years said: “This is one of the best small development sites to hit the market for a long time and unsurprisingly attracted a lot of developer interest.”

Hargreaves said:  “Despite the undoubted strength of the site in terms of its location and planning permission being in place, our clients had a pretty rough ride with this sale, as indeed did many vendors selling development sites this past 18 months, with 2 sales collapsing.

This was due firstly to the Russian invasion of Ukraine and the subsequent levels of inflation which fed into much higher build costs.

Thereafter we had the Liz Truss budget and the resulting record increases in base rates from 1.00% to 5.25% which undermined confidence and made developers and their funders pretty nervous about any form of property development.

However, despite these “head winds” the many hours we put in to selling this site, the hundreds of phone calls and our dedication to the job  we were eventually rewarded with a sale to a local family development company who, once terms had been agreed, exchanged contracts and completed the acquisition quickly with the sale completing just before Christmas last year.”

Hargreaves concluded by saying:

“The buyers and their solicitors were great, they were quick and they did exactly what they said they would do, which was a nice change after the previous sales had collapsed – I guess we got our due reward in the end as did our clients.”

The price achieved equated to circa £285,000/plot or £1,700,000/acre.

Acting on behalf of Gilbert & Hall, the long established luxury family house builders, David Hargreaves of FHP Property Consultants has completed the sale of a prime site at Riverside Way next to the Wilford Toll Bridge overlooking the River Trent.

As Paul Tewson said: “We work really well with FHP Living and FHP and had instructed them back in February last year, but when the magnitude of the Pandemic started to be realised David advised us to put the launch on hold  until market sentiment improved which we did.

However, in November David had an enquiry from Unitech Plus, to whom he had sold 3 other sites, looking for a further site to buy and within 2 weeks he had agreed terms for the sale of the site at circa £40,000 per unit in an off market transaction at our target price.”

FHP Property Consultants acting on behalf of Cassidy Group have advised on the letting of 229 student bedrooms at DAGFA House in Beeston, next to Broadgate Park, to The University of Nottingham.

David Hargreaves, who structured the deal on behalf of Cassidy said:  “FHP originally acquired this former school site in Beeston for clients 4 years ago and subsequently sold the site on with the benefit of planning permission to Cassidy Group.

Construction was by J Tomlinson which included the refurbishment of the Grade 2 listed old school house in to Studios and communal facilities overlooking a mature garden with the rest new build.

In year 2019/20 the 229 beds were fully let on a direct let basis, but from September this year FHP were able to put in place a straight 10 year lease with annual rent increases to RPI to The University of Nottingham off a rent of £1,327,000 per annum.

Hargreaves said that by putting in place a 10 year unbroken lease to Russell Group University with annual rent increases the yield profile improved significantly with the created Investment being sold for a little over £27million showing the purchaser a net initial yield of circa 4.75%.

FHP Property Consultants acted for Cassidy Group throughout, with Savills’ London office representing the University. Legal advisers were Felton Dunsmore and Freeths.

FHP acting on behalf of private land owners have sold a prominent road side site totalling 0.45 acres on London Road, Nottingham, between Hooters and the Fire Station.

David Hargreaves of FHP said “the sale of the former “Recliner Shop” and “Car Wash” site is another step forward in the regeneration of the southern part of the City.”

The site is in a very prominent position on the approach road into the City from the South, but has sat derelict for many years.

Following the development of the 350 Apartment Saffron Court PRS scheme to the rear by Cassidy Group, which has been sold as a completed scheme to Cording Group, this sale was a logical next step.

Cassidy bought the site Subject to Planning and with Maber Architects secured a Planning Consent for 150 Studios 1, 2 and 3 Bed Apartments.

“The challenge was incorporating the derelict building in to the new build scheme, and both Cassidy and Mabers deserve huge credit for achieving this” said Hargreaves.

Completion of Chainey Place, as the development is to be known, is expected early 2021.

FHP and FHP Living, acting on behalf of Cassidy Group, have helped conclude the forward funding of a major PRS (Private Rented Sector) development in Nottingham.

The development, which has been forward sold to Cording Real Estate Group, is the first PRS scheme to be funded in Nottingham and follows a national trend of institutions looking to invest in major residential schemes in the core cities.

David Hargreaves, who fronted the deal on behalf of FHP and FHP Living, said:  “We worked closely with Patric Cassidy and the Cassidy Group to convince Cording Real Estate Group and their investors, which include European Funds, that Nottingham was the place to invest.”

The forward sale, which was for approximately £45 million, will see 350 studio 1 and 2 bedroom apartments built on a cleared site next to the Hicking Building.  Saffron Court will have 130 car parking spaces when completed and is now under construction.  Winvic are the contractors.

Hargreaves said: “Much of Nottingham’s city centre residential stock dates back 10 years and therefore the rents achieved are relatively low due to the condition of the properties.  We have been able to show investors, however, that for newly refurbished properties or small new developments, significantly increased rents can be achieved which in turn has given Cording Real Estate Group the confidence to invest in this project.”

Elevate Property Group has announced it is to start building 95 houses and apartments on the banks of the River Trent, midway between the city centre and West Bridgford, Nottingham.

The development, to be known as Trent Bridge Quays, is Elevate’s first project in the East Midlands and its second joint venture with Investin.

The project has been hailed by David Hargreaves, Managing Director of agents FHP Waterside Living as one of the best located developments in the area.

He said: “Trent Bridge Quays provides purchasers with easy access to the city for work and West Bridgford’s bars, restaurants and retail offering for leisure. It’s a very clever location for all sorts of reasons.

Mayor of Mansfield Kate Allsop has visited one of the area’s key development schemes following the start of infrastructure works on site.

 

The first phase of the Berry Hill Mansfield development, a mixed-use scheme on the boundary of Nottingham and Mansfield, will see the delivery of approximately 500 new homes as part of an urban extension to the south of the town.

 

The scheme, which received £8.5m in in funding from the Homes and Communities Agency (HCA) earlier this year, will provide much-needed homes for west Nottinghamshire as well as creating jobs and business opportunities through a new innovation park, varied employment land opportunities as well as a retail and leisure offering.

 

Kate Allsop, executive elected mayor of Mansfield, said: “There is a real need for new housing within Mansfield and the large development at Berry Hill, currently underway will be a fantastic site. There will also be community facilities, such as shops, a school and a medical centre to facilitate a new community within the district.

 

“We are starting to see the detailed plans for a phased development, which will see a good mix of housing and employment land. It will be advantageous to see plenty of open spaces and play areas for the new families to enjoy. This has been a long time in the planning and I am excited to finally start to see the detailed plans, followed by new homes coming forward.

 

“With works now beginning on site we are keen to keep residents informed, we know there will be disruption and we are working with the developers to keep that to a minimum.   The HCA funding received will make a huge difference to our district, as with it will bring new homes, jobs and opportunities for local people. The boost to the local economy will be significant and we are looking forward to seeing new homes available in Berry Hill very soon.”

 

Not only has work started on site, but housebuilder Avant Homes has recently received approval on its reserved matters application for up to 99 new homes.

The Lindhurst Group is to develop some 480 acres of land, delivering up to 1,700 new homes, a brand new primary school, children’s nursery, health centre and care facilities; the scheme will also include serviced land for hi-tech research and development facilities, offices and industrial accommodation and leisure and retail uses.

 

Jas Hundal, service director for environment, transport & property at Nottinghamshire County Council said: “We’re delighted to see work starting on the Berry Hill development, which will provide a massive boost to the economic prospects of the whole area and a significant extension to Mansfield’s southern boundary. This is exactly the type of development and regeneration we envisaged when we built the Mansfield & Ashfield Regeneration Route (MARR) in 2004.

 

“This development will provide significant economic boost to the area, bringing over £100 million of investment, creating new jobs, 1,700 much needed new homes, over 40 acres of high-tech offices and commercial/industrial premises, a new school and many other community facilities.”

 

Mike Robinson, director of economic growth at Mansfield District Council, added: “We are extremely pleased that work has started on site. The much-needed high quality family homes, employment and leisure opportunities this development will bring are vital for the regeneration and growth of the entire district.”

 

This long-term collaboration between Nottinghamshire County Council, Lindhurst Jersey Ltd and W Westerman Ltd will bring more than £100m of investment into the area and will provide much-needed homes as well as high-tech office space and commercial land opportunities.

Maryland Securities Group is driving the transformation of a former lace factory on Alfreton Road.

Known as Avitus, it will provide 300 apartments and 10,000 sq ft of leisure and retail space if approved.

David Hargreaves, director of FHP Living, who is working with Maryland on the scheme, said:  “Maryland has brought forward plans for a high quality major regeneration project, designed by one of the leading architects in the UK.

“This extends the well-established Arboretum residential and student area of Nottingham and is to be a key asset to the local community.”

About 650 jobs are expected to be created during the construction phase of Avitus, as well as 100 permanent roles. About £124m will be invested in the Nottingham economy during the build.

Hargreaves added: “The scheme will plug the housing gap in the city centre and is perfectly placed for both universities, and the Queen’s Medical Centre.”

The former factory, known as Forest Mills was originally built in 1950. It was closed down in the 1960s.

FHP acting on behalf of Cawbourn Limited have completed the sale of an 8 acre site off Smithurst Road at Giltbrook to Peter James Homes.

The site, which is situated close to the Ikea Retail Park, provides 5.7 acres of developable residential land and has Planning Consent for the development of 91 houses.

The Purchasers, Peter James Homes, are part of the McCann Group owned by John McCann.  Simon Gardiner the Managing Director of Peter James Homes said:

FHP acting on behalf of private land owners have completed the sale of a 10 acre site on Cockett Lane at Farnsfield, Nottinghamshire to Barratt Homes.

FHP were brought in to advise the land owners some 5 years ago when the site was outside of the village boundary.

The Vendor said: “David Hargreaves outlined the various routes we could go down including entering into an Option Agreement with a developer, or a Subject to Planning sale.  We knew the sale would not be quick, but through the constant support of FHP and Freeths, and the professionalism of Barratt Homes and in particular their Planning Team, we were able to manoeuvre our way through the planning process to finally secure a Planning Consent for the development of 88 no. 4 and 5 bedroomed houses.

David Hargreaves confirmed:  “We had a lot of interest in this site by virtue of its location and there were various routes we could progress.  However, the strength of Barratt’s Planning Team and their relationship with Newark & Sherwood District Council ultimately persuaded us to proceed with a conditional contract with Barratt Homes.  I am pleased to say that they are now on site, building houses, whilst FHP have been retained to market a small industrial site which is part of the Planning Consent.”

FHP advised the vendors with Barratt Homes representing themselves.

Acting on behalf of the vendors, FHP and FHP Living have disposed of a 0.8 acre Greenfield development site fronting the busy Nottingham Road in Hucknall.

The site which has historically benefitted from outline planning permission for 15 units has been purchased by McCarthy & Stone who are already on site constructing the 37 apartments which are to be built.

New opportunities to develop land for housebuilding will come to the fore under a new government which has pledged to increase the number of new homes being built.

And a Nottingham property consultancy is well-placed to help landowners and house builders make progress with the appointment of a specialist surveyor whose knowledge of the industry goes all the way from the building site to the planning committee.

Theo Till comes to FHP as a development surveyor with a knowledge of the industry which stems from his own family’s involvement in property.

FHP acting on behalf of Regent Street Developments Limited have completed the sale of a site of 0.47 acres at Orchard Street in Mansfield which had the benefit of Planning Consent for 10 houses, to Dan Developments Limited.

The site, which is adjacent to the new retail scheme that includes a One Stop Convenience Store, was sold for £165,000 which breaks back to a price per plot of £16,500 or £350,000/acre.

David Hargreaves of FHP confirmed the site had been on the market for approximately 2 years and that the sale of this site was indicative of the significant improvement in the “residential land market” in the past 3 to 4 months.

The improvement in the availability of funding from Banks and the Government’s Help To Buy scheme have encouraged many small builders to re-enter the property development market with support from their Bank.

FHP acting on behalf of clients, CJS Properties, have completed the sale of the former Lion & Dragon Public House on Wilmot Street in Long Eaton to Rippon Homes.

The site, which totals 0.48 acres, had detailed Planning Consent for the development of 8 semi-detached houses and 1 detached house.

The price achieved equated to almost £700,000 per acre, or £41,500 per plot.

David Hargreaves of FHP confirmed that small sites with Planning Permission that are ready to be developed continue to find a market, with there having been a significant increase in developer interest over the past 6 – 12 months.

The Government’s Help to Buy policy has also helped considerably and we have seen a large increase in the number of first time buyer mortgages over the past few months as well. Indeed Government figures show that mortgages to first time buyers in July were up 40% on the previous year to 26,100.

FHP acting on behalf of private clients have completed the sale of a site on Castle Boulevard, adjacent to the Canal and opposite the Baltimore Exchange and Castle Rock.

The site, which was sold to clients of Andy Roberts at Church Lukas, is to be developed in the longer term for residential overlooking the Canal.

David Hargreaves confirmed that a 12 month option was agreed to provide sufficient clarity for the purchaser to carry out their due diligence in terms of the costs of cleaning up the site, but that the option to purchase at £300,000 has now been exercised.

FHP and FHP Living Land & New Homes have been instructed to sell a site of 7 acres in Mansfield.

The site, which is on the edge of Mansfield Town Centre, is the former Crown Packaging site and includes the famous Clock Tower which has recently been refurbished.

FHP and FHP Living Land & New Homes have been instructed to sell 4 relatively small residential sites throughout the county at Worksop, Long Eaton, Lambley and Bestwood. 

The Worksop site has the benefit of Planning Permission for 19 starter homes, whilst the Long Eaton site has the benefit of Planning Permission for 12 houses and is for sale at £300,000. 

The site in Lambley is “Greenfield” but next to the Lambley Public House and is likely to be sold on an unconditional basis for the development of 1 residential property – the guide price is £100,000. 

FHP have also been instructed by Metier Limited to sell a site of 1.62 acres at Bestwood Drive.  The site could accommodate up to 21 houses and has a guide price of £750,000.

FHP recently exchanged contracts on a “Subject to Planning” basis for the sale of a site of 1.1 acres in Swadlincote for the same client where Planning Consent has just been secured at a price of £525,000.
