FHP Acting on behalf of Melton Mowbray Town Estate have completed the sale of the former Brooksby College on King Street in Melton Mowbray.

David Hargreaves who handled the sale said: “The college relocated long ago from this site and it had sat there partly derelict for a while despite being in a really good central location in the town centre, opposite a car park and close to the bus station.”

The building totals some 16,000 sq ft with parking for 10 cars and was marketed with a guide price of “offers over £400,000.”

Hargreaves said:

“Our marketing targeted Residential Developers, Housing Associations, Office, Workshops and Medical users and we had significant interest.   This ranged from an Art Gallery, to a Dance Studio, a Church, Manufacturing and a Recording Studio, as well as interest from Developers looking to either refurbish or demolish the building for housing.”

Hargreaves went on to say:

“We started marketing in August which was not ideal due to holidays and with the property market as a whole still in shock from Base Rates rising to 5.25% from sub 1.00%.

Because of the market conditions we “guided low” in terms of price which generated strong interest and enabled us to go “Best Bids”.

Electric vehicle charging network, Be.EV, has announced plans to create thousands of new electric vehicle (EV) charge points in the UK, of which a substantial investment is being made in the Midlands.

The national, community-first, EV charging business is looking for dwell sites, such as retail parks, as well as the acquisition of freehold and leasehold sites in the region’s largest cities, including Birmingham, Derby and Nottingham.

The expansion is being backed by Octopus Energy Generation and is part of Be.EV’s ambitious plans to sustainably accelerate the UK’s EV revolution and improve communities by installing reliable chargers across the country.

Leading commercial property agent, FHP, has been appointed to source new sites in the Midlands. FHP director and head of Birmingham office, Doug Tweedie, said that the firm is considering a variety of easy-to-reach city centre and community locations, which will improve access to charging facilities for local people.

New EV charging sites will primarily be focused around retail parks, pubs and new forecourts which will range from 0.2 acres and upwards and will be powered by renewable energy from Octopus Energy.

“We know that mass EV uptake depends on the quality of the charging experience and at the moment, there simply aren’t enough reliable and accessible locations. Be.EV is well funded and has the UK’s fastest growing charging network, with an impressive operational availability rate of 99.6%. ”We are in discussions with commercial landlords and private landowners, some of whom were not previously aware that their sites could be redeveloped for EV charging purposes. There are many vacant sites in the region that people haven’t got the finance to develop or perhaps aren’t sure what to do with, such as petrol stations, supermarkets or drive thru outlets, which benefit from passing traffic.”

“Aside from granting a lease, there is very little onus on the landowner, as Be.EV will ensure that each development is fully funded, managed and has access to power.”

FHP acting on behalf of retained clients Lidl have negotiated the acquisition of a 6.6 acre site next to the Nottingham City Hospital for Lidl on a subject to planning basis.

The site was marketed jointly by Nottingham City Council and Stephen Hemming of Lambert Smith Hampton – Birmingham.

David Hargreaves said:  “This is a much larger site than the typical Lidl site of 2 acres.  FHP provided advice to Lidl about the development options for the likely surplus land of some 4 acres and because the location will fill a gap in the Lidl network in Nottingham they decided to buy the whole site subject to planning.”

FHP subsequently agreed terms on behalf of Lidl with MyPad to sell on the surplus land subject to planning which will be developed to provide new Affordable Family Housing.

A mixed use joint Planning Application has now been submitted to Nottingham City Council by Lidl and MyPad.

Hargreaves said: “This acquisition is a great example of the flexibility that Lidl bring to their site acquisition programme, whilst demonstrating FHP’s ability through our market knowledge and contacts to be able to underwrite risk for our clients.”

It is hoped Planning Consent will be secured this summer with Lidl opening Spring 2023.

FHP acting on behalf of Lidl negotiated the acquisition of a long vacant site in Derby on a subject to planning basis from the Speed Group represented by Stephen Salloway.

David Hargreaves said:

“It is great to see the new Lidl store on Uttoxeter New Road now open and trading. This was one of those “Lockdown Deals” that was put together through Covid following numerous Zoom calls between all the parties.

This prominent site had a chequered planning history, but Lidl’s Architects came up with a bespoke design to meet the planners’ requirements whilst delivering the right layout for Lidl.  The store opened back in May.”

Phil Daniels of FHP introduced the 2 acre site to Lidl, with David Hargreaves agreeing the deal with Stephen Salloway of Derby based Salloway Property Consultants.

Hargreaves went on to say: “Nottingham is now very much on many developers’ “hit list”.  This is due partly to the nervousness around the state of the London housing market and concerns of “overheating” due to the significant increases in apartment supply in cities such as Manchester, Birmingham and Leeds.

Furthermore, the positive PR about Nottingham recently including Nottingham Trent University winning “University of the Year” and the success of its Business School, the continued development of The University of Nottingham and various articles in the National Press listing Nottingham as one of the best places to invest, have helped considerably.

Furthermore, you cannot ignore the huge PR benefit to the City of Harry and Megan’s first public engagement together in Nottingham recently, when the eyes of the world were on us, which led to a major increase in enquiries across the board.

FHP acting on behalf of St John’s College have completed the sale of land in Bramcote to Willmark Limited.

The sale, which was negotiated by David Hargreaves of FHP Property Consultants, was on a subject to planning basis.

Planning Consent has now been secured via Leonard Design Architects for the development of 16 detached houses with a total gross internal area of approximately 43,000 sq ft.

The price achieved equates to approximately £146,000 per plot.

David Hargreaves of FHP said:  “We were commissioned by St John’s College on Chilwell Lane to seek to effect a sale of surplus land and buildings.  We needed to handle the sale in a confidential manner and so approached 5 or 6 developers who had experience of developing sensitive sites in Conservation Areas and were ultimately able to agree terms with Willmark Limited.

We introduced Leonard Design Architects who, together with the ultimate purchaser, were able to secure Planning Consent for the development of 16 substantial modern detached houses.

The whole process took more than 2 years, with the development now having started on site.”

FHP also sold The Grove and Northwood on the same site to Willmark Limited.

FHP acted on behalf of St John’s College Nottingham Limited, with legal advice being provided by Browne Jacobson.

FHP have been appointed by the landlords of the Sandicliffe Motors site on Loughborough Road in West Bridgford to advise of the future development opportunities available to them.

The property, which was originally the B&K Thomas Mercedes Dealership, was originally let by FHP to Sandicliffe Motors some 10 years ago.  Sandicliffe will relocate at the end of 2017 to 2 new sites that they have acquired close to the Showcase Cinema site off Clifton Boulevard at Lenton.

FHP Property Consultants and Savills have been instructed by McCann Homes from Milton Keynes to sell a site fronting the River Trent at Colwick.

David Hargreaves, Founding Director of FHP and FHP Living, said:

A historic industrial site only a short distance from Derbyshire’s Peak District and the M1 motorway is being sold by property consultants FHP.

The former Butterley Engineering works between Ripley and Alfreton has been given a price tag of £1.65 million and could be suitable for either further industrial use or residential development.

It has a history stretching back more than 200 years, when Benjamin Outram founded a company which went on to supply the iron works for projects which ranged from St Pancras Station to the D-Day Mulberry Harbours.

Butterley Engineering closed in 2009, leaving behind two listed buildings and scheduled ancient monuments in the form of a blast furnace and an underground canal tunnel which was originally used to take the iron works off site.

The rest of the 13 acre site has been cleared, and David Hargreaves, one of the founding directors of FHP, says its size and location means it is probably best suited to residential development.  He commented:

“This is a site with a fascinating history stretching back to the industrial revolution and its scale means that it could still be returned to business use.  However, expert planning advice suggests it will be a prime location for residential development, and there is a clear need for more housing in the area.”

Though the site is not in a conservation area or green belt land, it is close to a nature reserve, the Butterley Reservoir and is less than two miles from the A38.

FHP Director Tim Gilbertson, who is also working on the disposal of the site, says its good connections make it an attractive location for housing:

“The A38 connection means that it is within easy reach of both Derby and the M1 motorway, so it would work well for people who commute.  Its proximity to the Derbyshire Dales and the Peak District is another strong selling point, and from a practical perspective it’s also within a mile of a Sainsbury supermarket.”

The site is covered by a 999 year lease and planning advice suggests it may have the capacity to accommodate more than 130 homes, subject to detailed planning consent, while the listed buildings could be converted for use as apartments or business space.

Theo Till, a development surveyor at FHP, says the site could help the Amber Valley area meet local housing need.

“The expert advice we have been given suggests there is very good potential for residential development on this site, particular when housing has been built on adjoining land.  Everyone knows that new homes are badly needed and the connections and lifestyle the Butterley site offers make it an attractive option.”

Work on a multi-million pound mixed-use development scheme that is expected to create up to 4,000 jobs in Mansfield got underway this month (March).

Located to the south of the town, Berry Hill Mansfield will not only provide much-needed homes for north Nottinghamshire – but will create jobs and business opportunities through a new innovation park, varied employment land opportunities as well as a retail and a hotel and leisure offering.

The Lindhurst Group is set to develop approximately 480 acres of land on the boundary of Nottingham and Mansfield, delivering an urban extension to Southern Mansfield.

The scheme will comprise serviced land for hi-tech research and development facilities, offices and industrial accommodation as well as leisure and retail, up to 1,700 new homes, a brand new primary school, children’s nursery, health centre and care facilities.

Work officially commenced with a ground breaking ceremony on 16 March, where Mayor Egginton turned the first sod.

Richard Bowden, project representative for The Lindhurst Group, developers of Berry Hill Mansfield, said: “This is a hugely important scheme for Mansfield and we are delighted that work will commence this month. Berry Hill will provide a significant boost to the economy in the area, creating an estimated 4,000 jobs.

“Our plans will see a brand new innovation park, a 26 acre commercial park, retail and leisure facilities as part of an urban extension to Berry Hill, as well as a new school, health centre and residential development.

The scheme is divided into four separate sites – Vision Innovation Park, George V Commercial Park, Adams Park and Regent Park – which are currently being offered to market.

Vision Innovation Park, situated in a prominent location close to the Vision West Nottinghamshire College campus, will offer fully serviced plots from one acre without builder ties to owner-occupiers or developers, while the Commercial Park will provide industrial and office accommodation.

The 40-acre Adams Park will see retail and leisure uses including a food store and other shop units as well as a bar and restaurants, a family pub and a hotel with health club providing a focus for the new Berry Hill Mansfield community. The new school, nursery and healthcare facilities will also be located here, while Regent Park will provide up to 60 acres of residential development land.
