Hot on the heels of the letting of 81,000ft² to Cotton On Group at Blenheim Park just off Junction 26 of the M1 by FHP and joint agents M1 Agency on behalf of Urban Logistics REIT comes a further deal with the disposal of prime new build space of 24,000ft² to an undisclosed, pet food manufacturer.

Clowes Developments has instructed groundwork contractor, J.C Ball s & Sons to commence the earthworks and implementation of first phase infrastructure ahead of the construction of a primarily industrial use scheme at Stud Brook Business Park, Castle Donington.

The brand-new business park located off the Castle Donington bypass, which connects Clowes developed and managed East Midlands Distribution Centre (EMDC) to East Midlands Airport, is now under construction. The reserved matters planning application for the infrastructure works was granted consent on the 26th May 2022 and works commenced on site shortly after.

Groundwork specialists, J.C Balls & Sons, have started work on levelling the ground, creating plateaus and delivering essential infrastructure such as roads and services which will facilitate the construction of the commercial units over the next two years.

Demand for logistics real estate in the East Midlands is showing no signs of slowing, according to the leasing agents of Trent Gateway which is now fully let.

Due to the especially high demand for industrial properties, particularly those that possess green credentials, the property’s landlord Northwood Urban Logistics has seen five units let in five months.

The final deals, brokered by JLL and FHP, have included MMC Materials UK Ltd which manufactures sustainable and compositable packaging and has taken 10,488 sq ft, and Upperton Pharma Solutions (Upperton), a UK-based specialist contract development and manufacturing organisation. Confident in the location, Upperton is investing circa. £15m in the design and bespoke build of its new 50,000 sq ft facility on the estate.

MMC Materials UK and Upperton join a range of other established businesses based on the 18-unit industrial site, including BW Flexible Systems, RSK Group and SRL Traffic Systems Ltd.

Northwood’s success is reflective of the high demand for space in the region. JLL’s own research has revealed that prime headline rents have risen by an average of 25.5% across the Midlands. The multi-let and mid box industrial market Spring 2022 report revealed that, in the East Midlands specifically, there remains eight months’ supply of space available, but is seeing comparatively little new speculative development. Regional demand for small units is particularly strong in the 3,000 sq to 5,000 sq ft and 10,000 sq ft to 20,000 sq ft range, with local and regional occupiers driving the majority of demand.

Trent Gateway’s sought-after green credentials include the likes of electric vehicle charging points; low air permeability design; warehouse skylights making up 15% of roof surface area increasing natural lighting; high performance insulated cladding and roof materials; and secure cycle parking all provided as standard.

Clearbell UK Strategic Trust (CST or Clearbell), a Trust advised by Clearbell Capital, today announces that it has fully let its Flintstone Portfolio, with two news leases agreed at Orchard Court industrial park in Nottinghamshire.

The Trust has agreed leases totalling nearly 18,000 sq ft at Orchard Court. This includes a 12,900 sq ft warehouse, which has been let to Dawson Group, and a 5,000 sq ft unit, now let to AF Switchgear Limited. Orchard Court is well-located close to the M1, with connections to London and the North of England. The lettings follow asset management work to improve the EPC ratings of the assets, to an A and B rating respectively.

As a result of these agreements, the Flintstone Portfolio, purchased in February 2022 is now fully let. The portfolio of eight properties comprise distribution, industrial and an office.

Tile Mountain, one of the UK’s largest and expanding tile merchants, has taken on a new showroom and trade counter unit in Nottingham. The new showroom is prominently located along Lenton Lane surrounded by a number of occupiers including BMW Sytner, Ferrari, Aston Martin, Audi, B&Q, Screwfix and more. As agents for Clowes Developments on their fantastically successful Castlewood Business Park at Junction 28 of the M1 Motorway, FHP Property Consultants are pleased to confirm the further disposal of five trade counter units fronting the A38 and adjoining the access road to the business park.

Clowes Developments update the market on their progress at brand new industrial hub, Forbes Park located off Fields Farm Road in Long Eaton.

Forbes Park construction works began in Spring 2021. Despite nationwide challenges within the construction industry, main contractor Roe Developments and the wider team including IMA Architects, Millward Consulting Engineers and Postins Project Services have delivered the first phase of the development.

Clowes together with their agents, NG Chartered Surveyors and FHP Property Consultants, are pleased to announce that occupiers of Block F including Toolstation and City Plumbing are open and trading. The final occupier, yet to be named, are completing their fitout and are aiming to begin trading by the summer.

Block D comprising of four individual units totalling circa 13,700sq ft has been sold in its entirety to a private investor. Occupiers are expected to move into their new premises later this year.

The construction of Unit A, comprising a standalone 19,500sq ft unit with a secure goods yard and private car park, completed in April 2022, this unit will soon be occupied by its new owners.

2022 has been a busy start for FHP’s Industrial and Logistics Team with 89 deals agreed that are either under offer, acquired, let or sold. This equates to a total square footage agreed in 2022 of 1,173,505ft², which includes both existing and new build properties all due to complete within 2022.

We understand from wider market data that the total take up of logistics space in the UK in terms of completed deals in Q1 2022 was 12,700,000ft², which is 79% above the long-term Q1 average.  Supply has fallen to 16,800,000ft², the lowest level ever recorded reflecting a vacancy rate of 2.8% across the UK.

Most notably from the statistics, given the low level of supply in the marketplace, in Q1, 53% of total take up was either build-to-suit units or speculatively built new units, which is the highest level ever on record.
