The former BAS Castings site on Brookhill Road, Pinxton has recently been acquired by George Dutton Trading Limited.  The 2.84 acre site comprises a former foundry works with some 45,000 sq ft of dilapidated buildings suitable for redevelopment.

The development sits just 5 minutes from Junction 28 of the M1 motorway with excellent access to major arterial road links including the A38.

George Dutton have recently started the demolition works and within a couple of months the site will be cleared.  The initial plans are to develop the site to provide a new industrial/warehouse scheme under the name of Foundry Business Park.  The units will be available on a build to suit basis ranging in size from 3,500 sq ft to 40,000 sq ft.

Acting on behalf of long term investor clients, Tim Gilbertson of FHP has completed the letting of further good quality modern warehouse/production space on Sherwood Business Park.

Following on from the sale earlier this month of 60,000ft² of space also on Sherwood Park at Junction 27, a further 10,000ft² has now been let on behalf of different long term clients to an unnamed PLC occupier who were represented by Sam Pearson of Gerald Eve in the transaction.

“The deal concluded was great for both parties, we have secured a Plc occupier who had been searching for some time for the ideal unit with craneage and their agent did a great job of agreeing terms on this deal.

Whilst for my client this was a perfect transaction as the former occupier of the building left one day before completion of the new lease and took a larger 15,000ft² unit adjoining.  Therefore, we had no void period creating continued income for our clients.

This is the second deal on Sherwood Park that we have completed for this particular client this year and coupled with the sale I completed on Sherwood Park a few weeks ago, we have transacted in three deals just under 100,000ft² on this excellent location just off Junction 27 of the M1 motorway.

Marc Freeman, Development Director at Clowes Developments (UK) Ltd has appointed FHP Property Consultants as joint agents with Carter Jonas at Dove Valley Park in Foston, South Derbyshire.

Terninex Flexibles, part of OGM Holdings, have secured a purpose built 46,000sq ft, state of the art premises featuring production, warehousing and research and development facilities. The building, which is nearing practical completion, will include advanced sustainable energy systems to recover heat for re-use, and solar panels for generating power to operate the factory. OGM Holdings is aiming to create the most sustainable, low carbon footprint, flexible packaging factory in the UK.

Despite such heavy investments, there remains a limited number of design and build plots available on an all enquires basis. Planning consent has been granted by South Derbyshire District Council for buildings ranging in size from 24,000sq ft to 132,000sq ft.

Scientific Laboratory Supplies (SLS) has agreed a long-term lease with Clowes Developments for a purpose-built 56,000 sq ft property at the brand-new Fairham Business Park. The unit has recently achieved practical completion by lead contractor, TanRo, and the keys have been handed over to the client. SLS’s fit-out contractors are currently on site, completing the necessary works with the aim of being fully operational at the start of 2024.

SLS first began trading in 1991 and has since grown to become the UK’s largest independent supplier of laboratory equipment, chemicals and consumables. Having outgrown their headquarters in neighbouring town, Wilford, SLS wanted to remain local but make the move to a purpose-built facility.

Despite the ongoing economic uncertainty, the FHP Industrial and Logistics Team have, in the first two quarters of 2023, handled the sale/letting/acquisition of 991,084ft2 in 54 transactions.

The pandemic led to an exponential surge in demand across all size sectors with record levels of take up having been recorded across the UK during 2020 and 2021.

The events which unfolded during 2022 with both Russia’s invasion of Ukraine and the onshore volatility within the financial markets with a series of interest rates and the cost-of-living crisis has led to all companies being prudent in their business making decisions.

Nevertheless, we are still seeing an imbalance between supply and demand and we are, in the majority of locations, still finding that we have more enquiries than available stock within the smaller size ranges in particular.

The speculative development supply pipeline has slowed down – developers are finding it difficult to reconcile the uncertainty within the market with increased build costs and investor’s nervousness, but we have been very fortunate at FHP in handling a speculative development pipeline of nearly 2 million square feet where practical completion on those units was taken from the summer of last year.

We have seen a good take up and demand within the smaller to mid-sized speculative schemes undertaken by Chancerygate at Trent Gateway in Nottingham, by Roe Developments at Clay Cross and by Urban Logistics Reit who funded Wilson Bowden Developments units in Nottingham, Castle Donington, and Leicester.

Acting on behalf of Rotherhill Developments, we have also seen a 125,000ft² scheme at Rothley in Leicester reach practical completion – the two units were pre let to EM Pharma and FHP successfully introduced funding from London Metric to enable this scheme to be delivered.

In the larger size range, Panattoni have recently practically completed on two units of 230,000ft² and 345,000ft² at J28.  NFU completed on units at J24 and J28 totalling 775,000ft² in units of 134,000ft² up to 343,000ft² in size with NFU selling the two units at Castlewood, J28 to GLP – a 134,000ft² unit being let and discussions ongoing on the remaining space.  We have also let a 101,000ft² industrial unit at Fairham Business Park in Clifton.

Our message in the market is quite simple – from a property perspective we are still seeing continued demand in most sectors and we would welcome the opportunity of speaking to any businesses/developers about your property thoughts.  As a business, if you are thinking of a move then in most cases whilst the market is a little bit more pragmatic than previous there is still adequate demand to support a business case relocation within the short to medium term.

The final deals at Rotherhill Developments’ Crosslink 646 scheme just south of Loughborough and north of the A46 at Junction 21a of the M1 motorway have been completed which sees EM Pharma Limited take two further buildings totalling well over 100,000ft².

This brings to an end this very successful development and EM Pharma will join BPX and Selective Marketplace as occupiers on the site.

Occupying a prime position just off the A6 at Rothley, south of Loughborough and just north of the A46 and Junction 21a of the M1, the scheme has been a resounding success for Rotherhill Developments with these final two deals taking the floor area developed to circa 250,000ft².

Corbin Archer – one of our graduate surveyors – wrote this article sharing his varied week in the life as surveyor ranging from a trip to London for an all-day event to onsite inspections and assisting with professional work.

What I most enjoy about working here at FHP is the wide range of experience I am getting, in any given week. I predominately focus on office and industrial agency however I also assist on retail agency and professional work from valuation reports to lease renewals. When I first started I had assumed that I would only focus on one department however I have been able to help out in different departments which has helped me gain a lot more experience than I had originally expected.

Monday

A usual Monday morning at FHP consists of getting to the office early opening up and setting up our 8:30am Office and Industrial Meeting in the Nottingham office. Within the meeting we run through the enquiries we had for the week, any deals that have completed or any property that we have put under offer. We then usually discuss the current market conditions and how we can push the FHP brand further.

Following this, it’s a quick trip across the A52 to the Derby Office, where I am based. On this particular Monday I was immediately out on an inspection of an office on Pride Park. A usual inspection of an office includes measuring the property using NIA, noting the external and internal conditions of the property and taking lots of photos. Then it is immediately back to the office to write a market appraisal, calculating the values of the office if we were to bring it to market and what our fees would be to do so. Usually, lunch consists of eating a sandwich while still working especially during busy periods. In the afternoon I walked into Derby City Centre to do a couple of retail viewings and then back to the office to catch up on emails.

Tuesday

Today was a trip down to London for an all-day retail event, Completely Retail. We caught the early train down and arrived at Old Billingsgate Market, where the event was being held. FHP had a stand so I would often go and speak to various individuals and network and then ‘return to base’ for a coffee break when my social battery was running low. It was a great experience, getting to speak to national occupiers and surveyors from all over the UK. I particularly enjoyed when the bar opened at 4pm!

Wednesday

The morning consisted of drafting a valuation report on an Office in Derby. I gathered comparable evidence, assessed all the due diligence and placed market values on the freehold with vacant possession and market rent of the subject property. The afternoon I also assisted on a rent review for a retail unit in Derby by going to inspect the unit and measure and zone the property which I then reported back and began looking for rental values on the same street.

Thursday

On this particular Thursday we had two meetings scheduled, the first being the APC meeting which helps prepare us for the trials and tribulations of becoming chartered. I was to answer/ present 5 typical questions that the interviewers might ask about ethical standards and how to identify the difference between a bribe and a gift. Then two hours later we had our monthly Derby office meeting where we discuss all things Derby and review what we have done in the past month. The afternoon consisted of more viewings and a whole lot of emails. In the evening it was the RICS Matrics Nottingham event which starts at the Castle Pub straight after work and ends eating great curry.

Friday

I make it my first priority on a Friday to contact all the clients giving them a weekly update of any interest we might have had or offers that have come in – if I haven’t already. I also usually leave all my ‘admin’ jobs for a Friday. I spend a lot of the day on Excel making note of occupiers on various estates so we can direct mail to the correct address. It is also the day that I do press releases such as this one and create the word document for any updates from the surveyors for our Monday morning meetings.

Following the relocation of their Birmingham distribution centre last year to a new facility of just under 40,000ft², Tim Gilbertson Director at FHP Property Consultants is pleased to confirm the acquisition of a further 30,000ft² of prime new build warehouse space in Bristol to aid Falcon Timber’s expansion and business growth throughout the country.

Aided throughout the acquisition by Graham Collier of Mills & Reeve and Simon Molsom of Gaskell Associates, the trio of trusted advisers have completed this further acquisition for Falcon dealing respectively with commercial terms, legal terms and building specification and compliance between them.

This is the latest in a string of acquisitions on behalf of Falcon over the last five or six years which sees their expansion countrywide as Managing Director – Distribution and Product Group Steve Whysall explained:

“Falcon Timber has been servicing customers in the South West for many years, mainly through our depots in High Wycombe and Birmingham. To truly offer existing and prospective customers the service levels and range of product expected from a Falcon Timber customer, a permanent presence in this part of the country was required.

The site that Tim found was perfect and as an out of the ground project, it has allowed some bespoke modification that will aid our nationwide distribution model. The support and management from the whole acquisition team has been first rate and highly welcomed during this exciting step of Falcon Timber’s growth”.

FHP Property Consultants are pleased to report that so far this year we have seen a good level of activity within the industrial/warehouse sector.  Despite the economic uncertainty we faced towards the end of last year, enquiries have remained constant and offers are still being presented.  As a result, capital and rental values remain strong.  Stock levels under 10,000ft² in Derby are currently very low and the properties we do have on the market are quickly being placed under offer.

We are regularly receiving good quality enquiries from local businesses who are looking to move into their first warehouse or expand into a larger premises as a result of growth.  The problem being, we have few industrial/warehouse units available to match these enquiries.  This is evident in both Derby and across Derbyshire.  We are therefore seeking more stock to satisfy this demand.

Despite economic uncertainty at the end of last year and a reduced appetite from investors, the FHP industrial team has managed to deal 625,664ft2 in the first quarter of 2023 with 24 properties either completed or under offer, showing that the East Midlands industrial market remains resilient to the economic changes the country has faced recently as deals are still being done and activity remains high.

This trend is in line with current market conditions. The industrial/logistics market at present has returned to pre-pandemic levels as the warehouse ‘space race’ has ended and a more settled and balanced market has risen.  Activity in Q1 has been down on the first quarters of the last two or three years, reflecting economic uncertainty and the general cost of living issue, with Q1 of 2023 also seeing lower investment volumes than in recent times.  However we are now seeing an upturn in activity and as the year progresses, hopefully as economic conditions improve, we will see this trend accelerate as investors are starting to come back into the market.

There still remains an imbalance between supply and demand and whilst some speculatively built space is still in situ and not occupied, there are numerous conversations going on in the background and there is a real lack of good quality or even mid-range second-hand space available across all areas of our East Midlands patch.  Freeholds are virtually impossible to find still and we regularly see occurrences where when they do become available, we generate interest quickly leading to best bids scenarios.

We are seeing a reduction in speculative development of warehouse and manufacturing space primarily due to the lack of opportunities as land and development possibilities remain in short supply.  Whilst demand has dropped, the supply of the next phase of speculative industrial and distribution space throughout the region is a concern.  We are already turning our sights towards trying to unearth new development opportunities for clients given the confidence we have that the market will return shortly.  From proposals that we have submitted to potential occupiers on speculatively built units, we have to have regard to where the next phase of development will come from and more sites throughout the East Midlands need opening up to meet what we know is strong latent demand.
