Amber Business Centre is a popular, well-established distribution and manufacturing estate in Riddings, Derbyshire.  The industrial estate enjoys a prime location offering easy access and convenience to businesses and visitors.  It can be easily accessed via the A38 linking to the M1 motorway at Junction 28.

As 2024 comes to an end we look back on how the Nottinghamshire industrial/distribution market has performed specifically looking at the deals transacted between 5,000ft² and 40,000ft² throughout Nottinghamshire by FHP.

Although 2024 has been a tougher year than others with many factors out of our control such as interest rates, a new government, the budget and a new American President, this sector has remained resilient and transactional.  There was a reduction in enquiries compared to other years, however, we found that the parties out there looking tended to be very serious and active in their search.

There is still a lack of supply in the industrial/warehouse sector with very few, if any, speculative developments taking place.  Competition tends to be poor quality which in turn allows us to push capital values and rental figures on any good quality new or second hand stock.

The final quarter of 2024 has been particularly slow with the recent budget and uncertainty of how the market will react to these changes especially in relation to taxation and inheritance tax.  From our conversations with businesses, now we are approaching the end of the year, they have seen sales bounce up and down and be fairly inconsistent and volatile in 2024 and in turn, we have found that they are thinking more strategically about their business decisions.  It is also important to note technological advances and evolving consumer demands and an increased online presence is changing businesses and the way they operate, which again increases the popularity of industrial/warehouse units.  Although tougher economically, the changes stated above have led to strong demand for industrial/distribution units especially due to there simply not being enough stock out there (supply chain inefficiencies).

The majority of enquiries in the 5,000ft² – 40,000ft² size range throughout Nottinghamshire is from local and regional businesses, or businesses looking to start up/relocate in the East Midlands to benefit from the locality of Nottinghamshire to the M1 Motorway which services the whole of the UK, the labour pool and cost efficiency with rental and purchase prices for these units, making them attractive for businesses looking to optimise cost.

The story of 2024 is there has been a shortage of good quality industrial stock, especially new build developments due to high land values and build costs.  This however, has meant FHP pushing the values of good quality secondary units both to let and for sale.  The industrial schemes which have been speculatively built such as Teal Park in Netherfield, Headstocks Business Park in Watnall and Portland Drive in Shirebrook, have all seen huge success with these three estates nearly at full occupation.  Therefore, we are encouraging where viable, parties to consider schemes such as these due to the proven success.  Strategic locations are still in heavy demand and if units are located in close proximity to major roads they prove popular.

Going into 2025 we have exciting schemes coming out of the ground such as Private Road No.2 in Colwick comprising circa 20,000ft² of small to medium sized units and Access 38 in Sutton in Ashfield where units range from circa 5,000ft² – 30,000ft².  Most excitingly on the new Access 38 scheme, we can offer units on a freehold basis which is very much needed in a market where there is very little to buy.

As we approach 2025, it is a great time to reflect on the last 12 months in the sub-5,000ft² industrial/warehouse sector. Overall, the market has remained resilient despite the political and economic pressures and pleasingly we still found ourselves completing deals and taking on new instructions.

The year started off strong with enquiries showing no signs of slowing down from the previous year. We were successful at Amber Business Centre in Riddings which showcased the demand for small stock as we let over five units and we now have three further units under offer. Across Derbyshire, the sub-5,000ft² industrial/warehouse sector has been underpinned by a lack of small units and particularly those of good quality.

As we got further into the year due to the political and economical uncertainty with the election and budget the market conditions slowed down with businesses of all sizes being careful when making decisions. That being said, there is still a constant demand for sub-5,000ft² units in the heart of Derby and the surrounding areas including Alfreton, Ilkeston & Long Eaton. Most of the enquiries are local occupiers looking for additional space or large space to move to following outgrowing their old warehouse which proves that despite the tough economic climate small businesses are still growing and expanding.

We are beginning to see less stock being brought onto the market towards the end of 2024 which results in rental prices remaining strong and, in some circumstances, even rising as we saw at Amber Business Centre which saw a 1,507ft² unit recently let for £11.00ft² whereas before 2024 we achieved £10.00ft² in the same size units on the estate. Capital values have mostly remained the same as the previous year with new build stock achieving north of £150.00ft2 and secondary units achieving between £100.00ft2 and £120.00ft2.

Further to this, there is a shortage of new build industrial units of this size due to it being hard to source land of 1-2 acres to build schemes of this nature and secondly the economies of scale of building a smaller scheme. The schemes that have been developed have seen strong success however, as FHP have let all of the sub-5,000ft2 units at Headstocks Industrial Estate which offered brand new small units and Wingfield View in Clay Cross where FHP let or sold 19 industrial warehouse units ranging from 2,091ft² to 12,062ft².

Thankfully in 2025 we will see the shortage of new build small industrial units hopefully be further satisfied as our clients are delivering good quality new build industrial/warehouse units in Pinxton and Grassmoor. Pinxton, situated just off J28 of the M1 motorway is offering freehold units that are being built now and in 2025, we will start seeing the steels coming out the ground at The Old Coal Yard in Grassmoor, Chesterfield which will deliver more high quality small industrial units to let.

‘Variety is the spice of life’ and certainly in the commercial property market, particularly for the industrial and distribution sector in which I deal, every year for the last few years has been varied!

Covid, the Liz Truss budget, wars in Ukraine and elsewhere around the globe, all contribute to the supply and demand of manufacturing and distribution space in the East Midlands, 2024’s ‘variety’ has been provided by some of the above but also the longest run into a budget I can ever remember, particularly when fuelled with negativity and the most contentious American election ever, plus of course a UK election too.  All these elements dominated the second half of 2024 and in turn, each seems to have had a negative impact upon demand for space throughout our region.

After a flying start to 2024 with demand seemingly picking up again at the top end of the industrial and distribution market, these events saw our market slow in the second half of the year, albeit with many notable deals still undertaken and somehow pushed over the line resulting in 2024 being particularly successful in terms of number of deals done and certainly scale of space let or sold.

On a personal level, highlights have included a design and build disposal at Fairham Business Park, Nottingham to a local packaging company who took over 100,000ft² and on the same site a further design and build manufacturing unit for global entity ABB, with the building currently under construction and another 100,000ft² unit flying up.

Sales and lettings of second-hand space have proved strong, meaning that as we come to the end of the year, supply is poor and with very little speculative space being constructed of any size currently, I suspect 2025’s ‘variety’ might be provided by the lack of supply, particularly if the impact of the budget and the US election is not as hard felt as might be anticipated.

There is no doubt that freehold values have continued to rise on second-hand space throughout the last 12 months and with the tipping point probably now reached also in terms of newly built speculative space, it could be claimed that we have less space available than the market requires.  As a result, I can see big shed rents rising again in 2025 as well, particularly as it’s predicted that more third-party logistics operators will return to the market seeking space after a very quiet 2024.

Overall though 2024 has been a successful year but I will certainly remember it as ‘the year of delays’ caused by long summer holidays, the longest run into a budget ever known, a drawn-out and quite frightening US election and now probably the longest run up to Christmas we have known, but roll on 2025 and hopefully quicker and more transactions throughout the market to look forward to.

38 Brookhill Road, Pinxton is a detached fully refurbished industrial unit on the established Brookhill Industrial Estate within close proximity to Junction 28 of the M1.

I am delighted to have worked with my client after they acquired this site from Savills working with them throughout the full refurbishment programme to then finding them a tenant.  It is excellent to work with clients once they have acquired something to discuss a refurbishment programme viable enough to achieve a good rent and ultimately the desired investment return/yield.  I particularly enjoyed working with my client on every aspect of the refurbishment and then strategically finding them a tenant on strong terms which provided my client with the desired outcome.

It’s an interesting trend and whilst distribution occupiers still dominate the bespoke built sector, there’s no doubt that manufacturers seem to be seeking more space currently which is good news to my ears.

Dove Valley Park is one of the few sites in the East Midlands where a bespoke built factory or warehouse can be constructed and then sold on a freehold basis as many developers are only interested in letting rather than selling the end product but our clients here, Clowes Developments, are happy to construct manufacturing or distribution space and equally just as happy to let or sell the finished product.

Dove Valley Park does have fantastic transport links and a very willing and knowledgeable developer so we can meet this latest trend of manufacturing demand for owner occupier space and offer on a bespoke built basis factories from as little as circa 25,000ft² upwards.

The industrial/warehouse market across Derby, Derbyshire and the wider Midlands continues to be underpinned by a lack of good quality units, available on either a leasehold or freehold basis.  Whilst there is no doubt that market conditions this year have been more challenging, the last 4-6 weeks have felt more positive despite uncertainty from the Autumn Budget. With Christmas on the horizon, we very much hope market sentiment continues to improve as we move into 2025.

We have seen strong enquiry levels across the year on existing modern units up to 100,000ft2 not only at key motorway junctions but across industrial/manufacturing areas, such as, Alfreton, Ilkeston, Heanor, Castle Donington, Derby and Clay Cross.  Whilst there is a mix of freehold and leasehold enquiries, freehold units are in very low supply driving strong interest in this sector.

Whilst the larger end of the market has been quieter this year, there has pleasingly been a recent spike in enquiries on units over 100,000ft2 situated along the M1, A50 and A38 corridors. In addition, there has been a sharp reduction in the delivery of speculative warehouses this year, and prime availability is forecasted to reduce over the next 12 to 15 months.

Pleasingly our in-house statistics show higher enquiry levels overall across September and October than in previous years. We hope in turn, this leads to more viewings, with units being placed under offer and deals completing. Rental and capital values remain strong and have marginally increased over the past 12 months. Deals are continuing to complete, albeit they are taking longer to push over the line and document.

There are high quality new industrial/warehouse units available in key locations along the A50 and M1 corridors bolstered by a number of excellent build to suit opportunities offering units up to 690,000ft2. Key locations include Castle Donington, Derby, Dove Valley Park and Uttoxeter.

Following the sale of 1 & 2 St Andrews Court, Manners Industrial Estate, Ilkeston, DE7 8EF which comprises 12,718ft² of industrial warehouse space this month, FHP have seen firsthand the strong demand for freehold premises in Ilkeston and its surrounds.

This property was originally placed on the market to rent for which we had strong interest including three offers, we were then instructed to sell the premises which resulted in even greater interest, and we placed it under offer within the first week of marketing to a local business occupier and were pleased to announce its completion last week. We achieved an excellent price for our client with the property selling for £980,000.

Manners Industrial Estate is a very well-established industrial estate in Ilkeston with few units coming available and such strong demand from local occupiers. This was further shown last year when FHP sold Units 1&2 Midland Court which comprised 13,273 ft² and achieved a sale price of £1,050,000 which was sold to another local occupier from the region.

Early in the year, FHP sold a 2,257 sq. ft hybrid industrial unit on the other well established industrial estate in Ilkeston, Quarry Hill Industrial Estate. It was a similar story with regards to demand of this property having placed the property under offer within a two-week period of marketing further showing the demand for freehold industrial units in the region. The price achieved for this property was £235,000.

At West Hallam Industrial Estate we have had great success letting the ‘Romney’ style World War 2 Ordnance Depot units offering flexible terms seeing six units let within 2024.  The new build units on the scheme also became fully let this year proving the location is popular for start up occupiers all the way to established large businesses.

The current market conditions in Ilkeston are strong despite the current economic and political climate of the wider country due to the lack of supply of warehouse premises available in the area and the high demand from local occupiers looking to remain in the region. The area has proven to be somewhat market proof with enquiries remaining constant and deals being done throughout a turbulent economic period within the UK.

The UK wider economy has struggled in recent years following the pandemic leading into the war in Ukraine, the conflict in the Middle East, high interest rates and the general election and most recently the budget.  All of this has a large effect on the commercial property market as occupiers are more cautious on moving or purchasing premises with such large uncertainty.

That being said, in Ilkeston demand has remained strong throughout this period largely in part due to the lack of available premises especially those of good quality.  There remain few new build schemes in the area, a key scheme currently under construction is at New Stanton Park but the smallest units available are 11,015ft2, further afield is the best option at Headstock Industrial Estate in Watnall, where they have satisfied the much needed demand for small-mid range new build units.
