11 industrial units were built at Balderton Business Park by Denmar Property Developments Limited and I am thrilled with the success we have had with only 3 units remaining to purchase.  This small industrial development has been hugely successful and has met market demand at a point where supply within the small industrial sector has been very low, especially on a freehold basis in the Newark and A1 region.

The units have been built around a central tarmac surfaced courtyard with allocated car parking and electric security gate at the entrance.  The units benefit from an eave hight of 5 metres, WC facilities, 3 phase power and are accessed by an electric roller shutter door, units ranging from 750ft² to 1,600ft².

The last units remaining are:

Unit 2 – 759ft² – £120,000
Unit 6 – 1,456ft² – £195,000
Unit 8 – 1,576ft² – £195,000

Anthony Barrowcliffe of FHP Property Consultants commented:

“I have been involved with Balderton Business Park from the beginning working closely with Denmar Property Developments Limited throughout the process and am delighted we have been able to sell most of the units.  With such limited stock on the market I feel optimistic we will sell the last remaining units quickly. The appetite within the Newark and A1 region is strong with many industrial requirements out there with limited stock to fulfil it. This is a great opportunity for an owner occupier or investor to purchase a new build unit in what is the leading property sector in performance.”

FHP Property Consultants are delighted to have completed the sale of Units D & E Kingsway Industrial Park, Derby.  Handled by Darran Severn of FHP, the sale sees just over 15,500 ft2 of space sold.

Darran Severn of FHP Property Consultants, commented:

Demand has undoubtedly reduced slightly over the last few months, but it feels very much that any parties who are in the market now are seriously determined to acquire space.  There is still a limited supply of good quality freehold opportunities across the region and, as a result, we were able to put this property under offer within a couple of weeks of initial marketing.  Capital values remain strong and this is evident in this transaction where we achieved a sale price close to £75 per sq. ft, which is high for second hand kit in this size range.  I believe we could have sold this property several times within a relatively short time frame.

The property has been sold to a locally based company who have been seeking additional space for some time.  I’m currently speaking with several parties who missed out on this opportunity and I would be pleased to discuss any opportunities that may be coming to the market soon.”

The property was sold on behalf of David Hardaker’s company, H22 Limited.

There’s no doubt that despite the horrible events of the last few months the distribution and industrial market continues to roll forwards and a lack of space rather than too much continues to be a problem throughout the East Midlands.  With this in mind, Tim Gilbertson is pleased to bring forward the availability of just over 70,000ft² of good quality space on Long Eaton Industrial Estate in Long Eaton on the edge of Nottingham and Derby.

Tim commented:-

“Set between the border of Derbyshire and Nottinghamshire, this building offers good quality cost effective storage or production space with quick access, not only to the main East Midlands cities, but also to the A50 and Junction 24A of the M1 motorway.

Very accessible for local labour as well as good access to the regional motorway network, the building offers simple straightforward space with a good sized delivery yard and extensive parking.

Hopefully this building will plug a gap in the market and provide a home to an expanding local business.”

FHP are very pleased to announce that the Former Classic Rewind Building on Park Road in Lenton has now sold. The building had been occupied for many years by Classic Rewinds for commercial purposes but was sold with planning permission to be demolished and converted into 3 town houses.  The building consisted of 3,859ft² on a 0.09 acre site situated just off Castle Boulevard, a 5 minute walk to the City Centre.

Anthony Barrowcliffe of FHP Property Consultants commented:

“I met with Trevor Norman (owner occupier) over 2 years ago to discuss the options available with his building due to his retirement.

After understanding the situation and from working through the appraisals I established that converting the building into residential would derive the highest freehold figure and would meet market demand within the area.

The unit was in a residential location and was a great opportunity for a developer, builder, or investor to convert.  Trevor took my advice and instructed an architect to get the necessary residential consent prior to marketing.  The application was granted, and I proceeded to market this opportunity, which we went on to sell to Isla Investments Limited.

I am very pleased with the outcome of this sale having advised the client from the very start right through to completion.  I was satisfied the correct advice was given and that I could advise on different strategies to achieve the highest freehold figure opposed to just marketing the site ‘for sale’ as its existing use.”

Fiona Moore of Rotheras Solicitors represented the vendor and Vik Moothia of Elvin Moore solicitors represented the purchaser.

Empire Interior Contractors Limited have recently completed on the purchase of 7A & 7B, Portland Drive in Shirebrook as their new manufacturing and head office facility.  Empire Contractors specialise in the manufacturing and installation of bespoke joinery and associated products operating nationally and internationally across all sectors.

Units 7A & 7B, Portland Drive consisted of a 10,150ft² unit set on a large secure self contained yard with an eaves height of 4.7 metres ideal for B1, B2 and B8 uses.

Anthony Barrowcliffe of FHP Property Consultants commented:

“I was very pleased to have been instructed to sell this unit on behalf of a longstanding client of FHP.  After a good marketing campaign, we engaged with Empire Interior Contractors who were a growing local company wanting to expand and purchase their own premises.  FHP worked closely with the vendor and the purchaser throughout lockdown and through combined efforts and cooperation we managed to complete on this 10,150ft² unit.”

Dean Strouther and Luke Pella of Empire Interior Contractors Limited commented:

“Purchasing the property on Portland Drive was our first venture into commercial ownership and was a major stepping stone for our business, a process that was equally rewarding and nerve racking.  With limited knowledge of this process our minds were quickly put at ease with Anthony taking lead of the sale to ensure everything was processed in a timely, yet accurate manner.  Although the sale was during the Covid-19 lockdown, the focus remained, and we were over the moon to complete mid-September and get the transitional process underway.”

Kirsty Courtney-May of Hopkins Solicitors represented the vendor and Matthew Maiden of Banner Jones Solicitors represented the purchaser.

Barwood Capital and Caisson Asset Management have revitalised Swinstead Close, Nottingham with a high level refurbishment to bring forward an excellent small industrial space in a location just north of Nottingham City Centre with easy access to Junction 26 of the M1. The estate now has just one fully refurbished unit of 451m² (4,855ft²) at a quoting rent of £29,130 per annum available.

FHP Property Consultants working with Joint Agents, Commercial Property Partners, have now concluded a total of five lettings on the estate which most recently included the letting of Unit 4 Swinstead Close to City Fibres Limited.  The new Tenant has taken a long term lease of 20 years on the property at a new headline rent for the estate which shows further confidence in the location and the quality of the units.

Dan Maynard Partner at Caisson Investment Management commented:-

“‘Swinstead Close has been a great success story.  FHP and CPP were appointed at acquisition and have worked incredibly hard to drive the vacancy down from 55%, secure good quality tenants and realise optimal rents.  This, coupled with our extensive refurbishment programme, has repositioned the estate and considerably improved its reputation.”

Chris Proctor of FHP Property Consultants who brokered the deal commented:-

“Barwood Capital and Caisson Investment Management have delivered a high quality refurbishment to the estate which has rightfully been well received by the local market with the conclusion of five lettings over the course of 2020 and all leases achieving good quality headline rents and long term lease lengths.  We are delighted to offer one final fully refurbished unit ready for occupation which extends to 4,855ft².”

Stuart Waite of Commercial Property Partners commented:-

“It’s great to see investment into this scheme rewarded with several new lettings at a much improved headline rental tone.  We are sure there will be plenty of interest in the final remaining unit, with good quality units of this size in scarce supply across the city.”

Latest News

At any time, it’s great to let a building of nearly 80,000ft², but as Tim Gilbertson of FHP Property Consultants confirms below, perhaps it’s now more satisfying than ever – funny old world isn’t it?

There’s awful news on the television on a daily basis, and there’s no doubt that the property market is, like so much of the economy, struggling overall but it’s just as important that landlords, developers, tenants and property owners alike realise that not everything in the commercial property market is doom and gloom.  There are companies that are “winning” and deals are being done throughout the East Midlands on industrial and distribution space from a few hundred square feet up to hundreds of thousands.  Well positioned, well presented space always lets and sells well and when, as in this particular case, the deal I have completed sees a local company expanding and taking an additional 80,000ft² of space it certainly defines the term “job satisfaction”, and it’s the sort of good news story that every business owner and commercial property occupier alike should hear about as this will hopefully hearten them at a time when the mainstream media seem intent on focusing on all of the negatives rather than finding positives which in all honesty are not hard to unearth!

The deal completed sees fantastically located space just off Junction 28 of the M1 and the A38 of just under 80,000ft² let to Whitemeadow Furniture to enable them to consolidate and expand their operations as they take advantage of improving market conditions.  A clear case of a market-leading company investing and expanding which is great to report.

Operations Director at Whitemeadow Furniture, Peter Garnett, commented:-

We currently find ourselves in the enviable position of a very healthy order book, which has led us to look for additional manufacturing space in the local area. We were delighted to discover additional space so close to our existing manufacturing units, which will not only enable us to fulfil our pre-Christmas order book on time for our customers, but it will also allow us to review our current sites and if necessary, consolidate existing sites in 2021.”

Tim Gilbertson concluded the deal on behalf of long term clients and Mike Wrigley and Fin Mitchell of Langham Park Developments commented:-

“We are absolutely delighted that not only have we very quickly secured a new long term tenant for this space, but at a time when some investors and developers are talking about “doom and gloom” in the market we are still finding a good level of interest in the opportunities we have, particularly in the industrial and distribution sectors.

Even more pleasing is the fact that we have helped a locally based company expand and relocate and we are sure in their new base that Whitemeadow Furniture will thrive.

Thanks again to FHP and Tim Gilbertson for their efforts here, we are sure we will have further deals to announce in the region in the very near future.”

Tim Gilbertson concluded by adding:-

“Not only did this deal see a major disposal of space in the region, but it was also completed very quickly with the new tenants moving in the day after the old tenants moved out and that in itself is cause for celebration, but does show the lack of good quality space in all sectors of the industrial and distribution market.”

Acting on behalf of Nyland Graphics, Tim Gilbertson of FHP Property Consultants has completed the letting of Delves Road, Heanor Gate Industrial Estate following their recent relocation in a swift deal which has delighted Landlord and Tenant alike.

Having previously purchased the premises on Nyland Graphics’ behalf some years ago and having sold their original building nearly 12 years ago, it’s been a pleasure to act on behalf of Nyland Graphics again as Tim Gilbertson commented:-

“In this industry nothing makes you feel quite as old, but equally quite as satisfied, as selling or letting a building that you originally acquired for a client many years ago.  It was a pleasure to act on behalf of Nyland Graphics again here as I advised them on the sale of their previous building some 12 years ago, and the acquisition of this property on Delves Road in Heanor Gate which has subsequently served them well.  When they contacted me again to ask if I could assist with the disposal of the new premises as they were intending to relocate once more, I was delighted to assist and even more pleased to generate strong interest in the building from the start of our marketing campaign and agree a deal with the eventual tenants, Four D Rubber Company Limited, very shortly after marketing began.

An ideal result for all parties concerned, Nyland Graphics retained the premises and have a long term income on the building, Four D Rubber Company are able to expand and relocate into more modern, cost effective and superbly presented space, whilst I have been able to deal with a very valued and longstanding client once again even if doing so has made me feel even older than normal!

Being serious though, it shows again how well-presented space continues to let and sell well throughout the East Midlands and with this building having a large yard and car park that’s always an added benefit which almost automatically increases levels of demand.

I hope that in another 10 years’ time I’ll have the opportunity to relocate Nyland Graphics once again and wish their new Tenant great success in what has been a fabulous building over the years for my clients.”

Managing Director of Four D Rubber Company Limited, Richard Gogerty, commented upon his expansion:-

“Four D Rubber continues to grow rapidly and this high-quality building will become the cornerstone of our expanding medical device operations in the UK. It was great to secure such a premium site so close to our existing operations in Heanor, continuing our long-standing commitment to the area and to our workforce. Four D Rubber works with some of the largest medical and industrial companies around the world providing unique and market leading polymer products and materials. As a result, the business has grown rapidly in recent years and is set to continue on this exciting path into the future.”

Tim Gilbertson concluded by adding:-

“Whenever I have had opportunities to sell or rent space on Heanor Gate Industrial Estate it’s always gone well, it’s a well-positioned estate with ready access to numerous Derbyshire towns and accessibility for staff is always a key criteria for any expanding and relocating company.  I had to turn down four or five other parties for this building which is always disappointing so if any owners are looking to sell or let space in the region then I would be delighted to advise accordingly as certainly there is demand here for both sale and rental properties.”

Latest News

Over the last few months, one thing that has been clear is that whilst deals are still being agreed throughout the East Midlands in the industrial and distribution sector from the smallest to the largest of buildings, most of these deals are taking longer than should be the case.

It’s always good to have transactions completed as swiftly as possible for the occupiers, landlords or freehold owners’ benefit, but understandably an air of caution has prevailed in many transactions which have seen standard lettings or sales be dragged out for longer than would normally be the case.

As with all rules though there is always an exception and pleasingly the latest deal completed by Tim Gilbertson of FHP Property Consultants at Hamilton Road in Sutton in Ashfield is the exception this time around.

From agreeing Heads of Terms to occupation took just over 14 days and this shows that where there is willingness on both sides rapid deals can be done!

Tim Gilbertson commented:-

Not only was the speed of this deal great news for our client and the tenant alike, but also the tone of the deal which provided the occupier with an attractive simple building at an appropriate rent, but also secured for our client a long term occupant and therefore income as well.

The building has been Let to Silver X Group Limited, a Derbyshire based distribution company, and we are delighted to assist their expansion which is a really good news story for the region.

This letting is also a good news story for our client as it provides a five year lease and long term certainty of income, and on both parties behalf, I am delighted with the outcome.

It also shows that there is still a lack of stock in the market in terms of good quality space almost of any size throughout the East Midlands and whilst no one can think that the market is as strong as it was pre-COVID-19, there is certainly demand out there for well marketed, well presented storage or production space both to buy and rent.

I would be delighted to hear from clients new and old as whilst our stock levels are good, there is certainly more demand than we can satisfy at present for most buildings.”

Gavin Burgess of Silver X Group, the new tenant, commented:-

“I am delighted to have signed the new space on a long term deal, increasing the Group’s overall storage capacity to over 130,000ft².  This space allows us to create new employment in the NG17 area and allows us to continue our planned expansion of our storage and fulfilment services.  Once we have renovated and racked the site it will provide our clients with over 5000 more pallet spaces over Brexit and beyond.  Tim and the team at FHP have been fantastic at making sure a fair deal was done quickly, ensuring both parties were happy from the initial stages to completion.  If you would like a quote on any storage or fulfilment requirements, please contact me on 0115 8800025.”

Latest News

There’s no doubt that the world is a difficult place at the moment on all sorts of different levels and the economy and commercial property market throughout the whole country are having to reassess how they function in so many different ways.

However, as we encounter on a daily basis, there are still companies who are successful and growing and this is driving the industrial and distribution market throughout the East Midlands strongly.  Indeed, whilst predicting the future in our industry is never easy, almost impossible at present, there is still an underlying lack of supply and decent demand for well-presented space throughout Nottinghamshire, Derbyshire and beyond.

The imbalance between supply and demand still exists and therefore well-positioned and well-presented space is moving quickly as exemplified by a deal completed by Tim Gilbertson of FHP Property Consultants on Keys Road in Alfreton.  24,000ft² let without even needing to erect a to let sign for the building, simply market knowledge and speaking to the people likely to take this building has seen the deal rapidly complete to the satisfaction of both tenant and landlord alike.

Tim Gilbertson commented:-

“In such an unusual world at present, it’s great that some things do seem to remain stable and from my own personal experience, that seems to be the ongoing demand for good quality warehouse or production space throughout the East Midlands and the lack of supply.

This deal completed in Alfreton confirms this point to me and whilst no one knows where the market is heading in the future, we still have plenty of parties on our books looking for space and a lack of good quality options to put to them.

In this particular case, as soon as my clients let me know that this building was available, there were four or five parties that I contacted immediately who I thought would be interested in the building and without even erecting signage on the building one of those parties was delighted to engage and we agreed terms within a matter of hours, the deal was completed within five weeks of solicitors being instructed.

A healthy rent was achieved, and more importantly from our client’s perspective, the property remained empty for a mere few days and therefore virtually no income was lost on the building.  It’s success stories like this that we need to shout about as an economy and certainly as a property market as whilst it would be idiotic to think that everything in the world is right, there are success stories in all property sectors, but certainly the industrial and distribution market in the East Midlands is leading the way.

Our quest now is to find other similar property to market as we know there are tenants out there waiting to take space.”

The Landlords for the unit were a private Pension Fund and their spokesman, Kevin McFarlane, Senior Management Surveyor at Clowes Developments commented:-

“We are delighted to secure a tenant at our industrial/warehouse unit, Joseph House, especially as this is so soon after the previous occupier vacated the building.  The letting gives us encouragement that deals can still be done in spite of the challenging market conditions that all businesses currently face.”

For further information on this deal or if you need help to market your industrial or distribution space, please contact Tim Gilbertson at FHP on 07887 787 893 or email tim@fhp.co.uk.

Following completion of the new-build industrial development at Crown Park, we are pleased to announce the first two units have been sold.  The first unit has been purchased for occupation by Sunset VW as part of their expansion.  The second unit has been let to Screwfix and simultaneously sold to a local investor.

Darran Severn, of FHP Property Consultants, commented:

Built to suit a variety of potential industrial/warehouse occupiers, these are great buildings and the appearance of the buildings tells their own story.  The units are easily accessible off the A38 and provide high calibre warehouse space.  There are four remaining units, which could be taken individually or combined, providing accommodation from 4,465 ft2 to 17,992 ft2.  The units are available to either purchase or lease.

The industrial market remains resilient and we are already in discussions with another business looking to acquire a unit at Crown Park.  Further details to be announced shortly.

I look forward to speaking with interested parties to build on the success already achieved.

It’s not often we have the chance to sell small industrial or distribution units with their own yard in Kirkby or indeed anywhere around Junction 28 of the M1 Motorway, so it’s a pleasure for Chris Proctor and Tim Gilbertson of FHP Property Consultants to bring to the market a small unit on Summit Close, just off the A38 at Kirkby in Ashfield.

With car parking to the front elevation, this building also benefits from a good sized secure fenced and gated yard, whilst the unit itself offers well proportioned storage or production space with some really nice offices within.

Chris and Tim commented:-

“Freehold opportunities to purchase in the region still remain rare, and our clients intended relocation enables us here to offer a good quality building on a good sized site which should hopefully not hang around for long.

With the building being well looked after by our clients and sitting as it does close to the A38 and Junction 28 of the M1, we are hopeful that a speedy deal can be agreed.”

The building extends to just over 5,000ft², and if this might be of interest then please contact either Chris Proctor (07747 464 770 / chris@fhp.co.uk) or Tim Gilbertson (07887 787 893 / tim@fhp.co.uk).

With the benefit of its own securely fenced and gated large yard and car park, Unit B1 Concorde Way, Millennium Business Park offers good quality storage or potential production space which is immediately available on a new lease.

The current occupier is leaving due to outgrowing the space, which is great news to hear as the industrial and distribution market continues to perform well with stock levels still lower than would be ideal.

This building offers an excellent opportunity for any expanding distribution or potential manufacturing company to take self-contained space which provides an excellent working environment.

To be marketed by Tim Gilbertson and Chris Proctor of FHP, early interest is sought with the building available immediately on a new lease.

There are not many opportunities to acquire a trade counter unit with frontage to Ascot Drive in Derby, so it is a pleasure to put on the market Unit 8, Newmarket Court, Ascot Drive, Derby.

Ascot Drive is a busy arterial road and is home to numerous trade counter operators in Derby.  The premises have recently been refurbished and present in excellent condition.  The warehouse is finished to a shell specification ready to receive the tenant’s fit-out.

The accommodation extends to approximately 2,873 ft2 and is available to lease for a term to be agreed.

I am delighted to make available one of the best buildings in the Junction 28 industrial and distribution market at Station Park in Kirkby in Ashfield.  Originally developed by Sladen Estates, the building is due to be refurbished shortly by our clients and a new lease will be made available.

The building is approximately 15 years old and sits in an excellent position just off the A38 opposite Sutton Parkway Station and is within moments access of Junction 28 of the M1 Motorway.

To be marketed by Tim Gilbertson and Chris Proctor of FHP they commented:-

“We are delighted to put this building on the market, it is one of the best second hand buildings available around the Junction 28 area, and with the planned refurbishment starting on site soon this will be an excellent opportunity for any expanding company.

We originally let this building over 15 years ago and since then it has had just one occupier, so we are hopeful of quickly finding another new tenant for the building in the near future.

With the benefit of a big car park to the front elevation and an ever bigger rear yard, the unit suits production or distribution on a large scale and with a new lease available on the space which is to be refurbished we hope that we can quickly find a new tenant to benefit from this smashing building.”

For further information on this unit which extends to 2,538.9m² (27,328ft²) plus mezzanine of 137.9m² (1,484ft²) please contact Chris Proctor (07747 464 770 / chris@fhp.co.uk) or Tim Gilbertson (07887 787 893 / tim@fhp.co.uk).

Castle Donington is a popular Industrial location with excellent connectivity to the M1 motorway, A50 and East Midlands Airport.  B3 Langham Park is situated off Trent Lane and provides high calibre warehouse/production space.  The property extends to approximately 5,101 ft2.

Darran Severn of FHP Property Consultants comments:

“Following an abortive sale, we placed the property back on the market in June and were able to agree a new sale within one week.  The property has been sold to an owner occupier at a price breaking back to approximately £93 per ft2.

There is currently good demand for freehold industrial/warehouse units between 1,000 ft2 and 5,000 ft2 in Castle Donington,  partly due to a lack of supply, but also due to strong demand from businesses who are currently renting and looking to benefit from owing their own premises.  As a result, I believe we could have sold this property three or four times.  If you are considering selling your warehouse property and would like some initial advice, then please do not hesitate to contact me”.

Matthew Wade of Musson Liggins, acting on behalf of private clients, commented:

“We were instructed to acquire a modern industrial freehold with good transport links for a new business venture.  The industrial market remains resilient in an ever-changing market and we were delighted to be able to secure the building in the face of stiff competition”.

Nottinghamshire’s distribution and industrial market tends to be dominated with stock around Junction 26 of the M1 which serves Nottingham and Junction 28 which links to the A38 serving Mansfield, Sutton in Ashfield and Kirkby in Ashfield to the east and Alfreton and Somercotes to the west.

The junction in between though, Junction 27 which is dominated by Sherwood Park, has some of the best quality stock in the East Midlands, as a result of this whole area being developed out from Enterprise Zone status some 20 years ago now.

Accordingly, all of the buildings on that park are good quality and modern and it is no surprise therefore that Tim Gilbertson of FHP Property Consultants has just completed a further letting of well-presented warehouse space extending to just over 15,000ft² on the park.

Tim commented:-

This letting is one of a string that I have completed on Willow Drive on Sherwood Park over the last few years, all for the same client.  Our client here wisely invested in a number of properties on the estate many years ago, and subsequently, we have let all of his stock a number of times and also complete his rent reviews and lease renewals.

The latest deal reflects again the good quality space that is available on Sherwood Park and it is equally pleasing that we have attracted a quality tenant in Vink UK Limited, a strong covenant who we know are taking on a high calibre building.

We wish them well to the future in this excellent space.”

Dominic Bowen of Vink the new Tenants of the unit commented:-

“After months of searching for a suitable unit, we are delighted to be moving into our new East Midlands distribution centre on Sherwood Park. The unit is perfect to support our future growth plans.”

With demand still being encountered throughout the East Midlands for industrial and warehouse space both to rent and purchase and deals being done across the board, the market is alive even in these testing times.

If we can help you dispose of your commercial property, then please do contact Tim Gilbertson on 0115 950 7577 / tim@fhp.co.uk.
