I am pleased to announce the completion of this leasehold transaction.  P&S Healthcare had been looking to relocate for years and I had personally shown and discussed several options with them over the months/years, with none of these options fulfilling their needs, prior to being instructed on 2 Robey Close.  P&S Healthcare were previously based in Hucknall so Linby suited in terms of location and the building specification worked perfectly.

In this transaction I represented the tenant who had several years remaining on their lease but no longer had a need for this 4,035ft² unit.  I was instructed to assist them and to mitigate their position the best I could.  After a short period of marketing and reviewing live requirements we engaged with P&S Healthcare and managed to agree a surrender and re-grant which suited all parties involved.  Agreeing a surrender with the landlord on behalf of the existing tenant Oshino Lamps (UK) Limited and a new lease on excellent lease terms with P&S Healthcare.

Property development and investment company, CEG, has appointed Harris CM to deliver the next phase of the multi-million pound redevelopment of the Vesuvius site in Worksop.

The Yorkshire-based construction company will move onto site this week to deliver the first phase of 46,000 sq ft of industrial and retail space adjacent to the recently opened Asda superstore.

Providing three flexible food and beverage units and 16 light industrial units ranging from 1,200 to 5,000 sq ft, subsequent phases will offer larger employment units including speculative as well as pre-let, design and build development.

The first pre-let has already been secured to Burger King with a number of other deals well progressed with a variety of occupiers. This first phase will be ready for occupation in summer 2021.

Antonia Martin Wright, head of investment at CEG, said: “This first phase of employment units will establish Vesuvius as the prime industrial and business location in Worksop. It will be the largest speculative scheme of this scale and quality in Worksop for many years and demonstrates CEG’s commitment to the town.

“We are encouraged by the interest in the site and with such a shortage of supply of well located, flexible accommodation we expect it to swiftly let, particularly as improved road networks and new homes are bringing more inward investing businesses into the area.”

In 2018, supported by D2N2, CEG delivered a £5.5million package of works to create a new roundabout and access road opening up the site and remediating it for redevelopment. Asda completed its 70,000 sq ft foodstore and petrol filling station last year creating 200 new retail jobs. CEG has planning permission for more than 200,000 sq ft of employment space on the 47.5 acre site.

D2N2 LEP CEO, Sajeeda Rose said: “The Vesuvius site represents a landmark development for Worksop and the wider area. The major investment provided by D2N2 will have a transformative effect by attracting investors and businesses and unlocking opportunities for new jobs, supporting our collective ambitions to rebuild and grow our economy.”

Our strategic involvement in the site also means that there are good transport connections with a bus route that ensures the site is accessible to more people.

Clowes Developments is set to bring forward the first phase of a new industrial park in the Derbyshire town of Long Eaton after planning permission was granted for almost 30,000 sq ft of space.

The scheme will consist of seven new trade counter and warehouse units totalling in 28,095 sq ft of speculative development.

Phase 1 will offer units available to buy or rent from 2,734sq ft up to 5,511sq ft with the ability to combine units if required. The units will be jointly marketed by FHP Property Consultants and  NG Chartered Surveyors.

Planning was granted by Erewash District Council in December 2020 and contractor Roe Developments will start on-site this month with a proposed completion date of third quarter of this year.

Clowes Developments says it will be offering further phases of the development on the 5-acre site with the ability to offer units up to 30,000 sq ft in size to buy or rent.

Tim Gilbertson, Director of FHP Property Consultants, concluded 2020 with the sale of substantial premises on Belton Road West in Loughborough to expanding Leicester based company, Fashion UK Limited.

The deal completed sees over 30,000ft² of well-specified space occupying a prime position in Loughborough sold to this expanding Leicester company following the initial expansion and relocation of FHP’s client, Selective Marketplace Limited, to new facilities at a purpose-built site in Loughborough.

The deal was agreed and handled by Tim Gilbertson of FHP who commented:-

“This was a real race against time as both parties wanted the deal done before Christmas with simultaneous exchange and completion being achieved at 3:30pm on Christmas Eve!  A great effort all round and I’m delighted to have achieved a sale of our client’s former premises following their expansion and relocation to new purpose-built facilities in Loughborough.  The sale also helps the expansion of the new occupiers, Fashion UK Limited, who are based in Leicester and we wish them well in their new facility.

FHP Property Consultants acting on behalf of a private pension fund have completed the letting of premises at 195 Glaisdale Drive East in Nottingham to UK Plumbing Supplies Ltd who trade as Willbond,  whose roots go all the way back to 1896.

The building, which sits on a site of 1.72 acres, provides 20,000 sq ft of warehousing with 6,000 sq ft of showroom and offices, has been let on a new 10 year lease, with Willbond now open and trading.

With Christmas looming and thoughts turning to the end of the year, a few days of relaxation and hopefully even the chance to see family, this year’s retrospective review is certainly different to the previous ones I’ve written in a world none of us could have foreseen at this stage last year.

Looking back the year has flown, a standard first couple of months of the year with good trading conditions when we let and sold substantial amounts of new build, second-hand and older office, industrial and distribution space in a market that had continued in the vein of previous years where the underlying sentiment remained good demand and not enough supply.  Rents and capital values continued to nudge up during the first quarter and no one really expected anything other than a fairly standard year to unfold.

However, the world then changed and we were all thrown into a “new normal” (don’t you hate that phrase!) which nobody could have planned for and which no business could have foreseen.

At the time, as a board we sat around a virtual meeting table and discussed the way forward, planning accordingly but how do you plan for unprecedented circumstances with an open-end date?  With difficulty was certainly the answer and all we could do was look after our staff and clients as best as we possibly could, have everyone working from home as soon as possible and try our best to provide the premier service that we always aim for.

Normally when I’m looking back over the year I think about the deals done and the success had, and there is certainly plenty of deals and plenty of success which continues to please and amaze me in equal amounts, but the second quarter of the year will only ever undoubtedly be remembered as one where every business transformed itself as best it could and hopefully we managed ours well.

Deal activity during the second and third quarters of the year did fall, but again it’s staggering how resilient the distribution and manufacturing sector remained as we still agreed and completed on numerous sales, lettings and acquisitions, never once failing in our aim to put our clients first and go that extra mile.

What is clear looking back is that the last few months have actually removed many time-wasters from the market and whilst enquiries and viewings undoubtedly fell, often as we simply weren’t allowed to undertake viewings or go to meetings, the resilience and determination of the sector and indeed businesses throughout the East Midlands shone and with the pandemic conditions eased slightly the world looked a much better place.

The remainder of the year then saw a continuation of those conditions and whilst the second lockdown in November undoubtedly hampered the economy hugely and indeed our market, we continued as before to rent, sell and acquire property for clients throughout the East Midlands and beyond with startling regularity.

As I write this at the end of the year it makes me truly proud of the team that I am part of at FHP and the way in which we have somehow navigated what could have been the worst year on record and managed to make it instead one of the best certainly financially, but even more so by the way we have looked after our clients and also our staff, and we can look to re-energise over the Christmas period and hopefully come back fighting fit for 2021 when again we are in a position of not knowing what the twelve months ahead of us will throw up.

Bizarrely though as we turn into the New Year the market sentiment remains the same as it was before the pandemic, there isn’t enough space, there is good demand and in simple terms we need more stock across all industrial and distribution sizes and in all parts of the region.  Predicting the year ahead will be even more impossible than normal, but I would love to think that when I look back on 2021 overall from a business perspective it will have been as positive as 2020, but from a personal and human perspective let us all hope that we can really look forward to celebrating Christmas 2021 in style to make up for the lack of celebrations in 2020.

FHP and JLL are delighted to announce that we have completed on the leasehold transactions for Unit 3B, Unit 11 and Unit 28 at Roseland Business Park, Newark.  This flurry of lettings demonstrates that the A1 region remains a strong market, proven by the fact that these recent lettings mean we only have one unit remaining at the estate up for grabs before full occupancy is achieved.

I am pleased to announce that I have now completed on an off market industrial investment property on Pintail Close in Netherfield, located behind the Victoria Retail park.  The units totalled 8,103ft² and had a 5-year lease in place to an excellent tenant on attractive terms.  The investment included two steel portal frame mid-terrace industrial units with 5.5 metre eaves on an excellent service yard benefiting from quick access to Nottingham City Centre via the Colwick Loop Road.

At FHP we are proud to have worked with Panattoni in the evolution and implementation of their three unit 714,000ft² 55 acre speculative development at Panattoni Park, J26, Nottingham.

The letting of the final 89,000ft² unit to Food Innovations sees all three units now let and occupied, with 75,000ft² being occupied by Hermes and the largest showpiece unit of 551,000ft² being let to a global e-commerce retailer.

The completion of the lettings brings to an end FHP’s 20 year involvement in the scheme.  Our original instruction was on behalf of BGL Landfill who were remediating the former British Coal Colliery Lagoons which served the decommissioned Moorgreen Colliery.

Working with BGL the site was promoted through the Local Plan process, planning consent was obtained and ultimately the site sold to Panattoni.

Panattoni Park, Nottingham is one of Panattoni’s first phase of developments within the UK and as one of Europe’s largest Industrial Developers they are now one of the most dominant and active operators within the UK.

We are delighted and proud to continue to work closely with Panattoni and we are currently offering their 523,400ft² unit at EMDC 525, Junction 24, M1 and are working on a number of strategic projects with them throughout the region.
