Since starting my new role with FHP in September 2020, the increasing demand of industrial/warehouse units paired with the consistent lack of supply, has been an ongoing topic of conversation amongst the FHP industrial team. Despite the uncertainty of the past 12 months, demand for UK industrial/warehouse space continued to grow and fared better than any other commercial property sector.

Indeed, the pandemic and ensuing lockdowns has accelerated the shift to online, leading to a surge in demand from Ecommerce and Post & Parcel operators, however, encouragingly we have found the demand is no higher from distribution companies than it is from manufacturers, with enquiries coming from a plethora of sectors.

Over the year, demand has strengthened across all sizes ranges, but in particular for those units circa 5,000 sq ft and under. To showcase a few, I have recently put two small warehouse units under offer at Viking Business Centre, a popular trading estate in Swadlincote. 2,035 sq ft of office/workshop premises on Victoria Way, Pride Park, is under offer to an Ecommerce business, and 5,000 sq ft at Osmaston Park Industrial Estate in Derby is under offer to an operator within the distribution sector. Additionally, 611 sq ft at Amber Business Centre in Riddings went under offer within a matter of days of it coming to market.

This take-up arises from a mix of new start-ups alongside the expansion of existing businesses. In many circumstances, demand is so high that rental figures increase, and despite a challenging economic backdrop, we believe 2021 will continue to witness inflationary pressures on rents.

Thanks to the high volume of transactions, there has been a significant decrease in availability and vacancy. As a result, we are now faced with a growing shortage of suitable stock as supply is unable to cope with the unprecedented demand. Every day I am speaking with parties who express their dismay that they have completely outgrown their unit, and every day I feel so disheartened to tell them that I don’t have any stock available in order to help. We need more stock!

Acting on behalf of Clowes Developments, we are delighted to see practical completion of the latest three new units to the Castlewood Business Park scheme, Castlewood Court at Junction 28 of the M1/A38.

The units were practically completed in the first week of February and during the early stages of construction, the first deal was struck with CST Industries who relocated from Alfreton taking just under 25,000ft².

During construction there have been plenty of interested parties in both Unit 11B and Unit 11C, respectively 31,000ft² and 11,000ft², each available to buy or rent, with one of the units likely to go under offer in the next couple of days.

As ever, space is moving fast at Junction 28 of the M1!

The two deals that completed at the end of January saw the estate, with twelve good quality industrial/distribution units, return to full occupancy following the completion of five year leases to Chrysalis Health & Beauty Business Solutions Ltd and ProTec Nutra Ltd.

Having worked on behalf of our clients on this estate now for well over a decade, Tim Gilbertson commented:-

“It’s great to have concluded the letting of these two units on Glaisdale Point, an estate I helped our clients buy many years ago now which has served them well.

By their judicious management and investment in the estate, we continue to run it at nearly always full occupation and when units do become available, they tend to let quickly due to their good specification, excellent location and a landlord which is both proactive and sensible in its approach to marketing.

Over the years, the investment value of the scheme has risen hugely and it’s been a pleasure to work with our clients throughout.

Indeed, given the state of the market at present, we would be delighted if there were more units available as we’ve had to turn down any number of other parties for the last two units on the estate when agreeing these deals and that’s symptomatic again of the state of the market in general – good demand and just not enough space!

We wish our new tenants well and thank them for their assistance in seeing the deals over the line, they’ve been a pleasure to deal with throughout.”

When acting for landlords it’s obviously key to not only try and obtain long-term tenants and competitive rental figures, but also to minimise void periods between the departure of one tenant and the start of a new lease to another.

In the latest deal completed by Tim Gilbertson of FHP Property Consultants pleasingly all three key criteria have been satisfied and in particular the complete lack of void period was well received by FHP’s client as Tim Gilbertson comments:-

“I put this building on the market in the last quarter of 2020 and was delighted to do so having let it to the current tenant a few years ago who was moving on to bigger and better things but had a lease running until the second quarter of 2021.  With his imminent departure though there was a great opportunity here for us to market the building and try and find a new tenant immediately in the hope that we could then agree an early surrender with the outgoing tenant, allied with simultaneous completion of the lease to a new occupier to ensure no void period or lack of income for our client.

There’s never any guarantee in this scenario that deals will happen this way, but it was great to see that our aims were achieved here as a new long-term lease was concluded to Direct Roofing Systems for their local expansion, providing them with a fantastic new home, and also importantly seeing continuity of occupation and income for our client with the original tenant moving out on the same day that the new tenant took occupation.

A great result all round, and again it’s great to see a locally based company expanding further in modern storage space for which there continues to be a real lack of supply.  We wish Direct Roofing Systems well for the future.”

FHP acted on behalf of private pension fund clients and their spokesman commented:-
