FHP acting on behalf of Panattoni have confirmed that they have negotiated the purchase of a key 31 acre site at Junction 28 of the M1, agreeing terms to purchase the site from Lincoln based Limes Developments.

The site which is now named Panattoni Park, Junction 28, Central M1 is the latest addition to Panattoni’s UK portfolio with Panattoni having recently announced its commitment to build over 3,000,000ft² of speculative space in the UK this year.

The two unit scheme is anticipated as providing 345,000ft² within Unit 1 and 230,000ft² within Unit 2, both of which are due to be completed in Q4 2022.

Panattoni Park, J28 sits adjacent to the existing distribution estates being accessed directly from the A38 less than 1 mile north east of the M1 junction.

The J28 location has grown to be recognised as the largest concentration of distribution space in the northern part of the East Midlands, 16 miles to the north of Nottingham (approx 20 minute HGV journey), 19 miles north east of Derby and some 22 miles to the north of East Midlands Airport and the intersection of the M1, A50 and A42.

J28 is already the home to a number of substantial occupiers including Amazon, XPO, Co-op Food, Eurocell and most notably Alloga UK who have approximately 1 million square feet under roof and who have also recently taken a building from Panattoni at Derby 370.

Both buildings at Panattoni Park, J28 will be built to a BREEAM rating of Very Good and will achieve an EPC A rating, having 15m clear internal height and 50m yards.

Acting on behalf of Clowes Developments (UK) Limited, FHP have confirmed that they have negotiated the sale of six logistics facilities within the East Midlands region in a landmark deal worth circa £100 million with UK insurance giant NFU Mutual.

The deal will deliver six new Grade A logistics facilities, five of which will be speculatively built with the sixth being a new pre let facility.

The six buildings total in excess of one million square feet and are located across three of Clowes Developments’ distribution sites at EMDC, J24, M1, Castlewood, J28, M1 and Centrix Park in Corby.

The smallest of the units is a detached unit of 58,586ft² at Centrix Park, with the largest being a unit of circa 250,000ft² at EMDC.

Included in the package is a new 162,500ft² facility being developed at Centrix Park for Deichmann Shoes and construction has started onsite with Deichmann due to take occupation of their new facility in January 2022.

Clowes have submitted detailed Planning Applications for the remaining five units and are aiming to be onsite in July to enable all five facilities to be completed in the Summer of 2022.

The development of the two units at Corby sees Clowes having fully developed their 39 acre site which has also attracted BakeAway, MKM Building Supplies and several national trade counter retailers.

At Castlewood Business Park, J28, M1 two units are being developed – Plot 1 provides a unit of 176,817ft² with a unit of 134,192ft² being developed on Plot 8.

These sites are the last two remaining large plots on Castlewood Business Park at Junction 28 which has been the most successful distribution site in the area, attracting high profile occupiers including Co-op Food, Alloga and the specialist furniture manufacturer, Parker Knoll.

At East Midlands Distribution Centre (EMDC) Clowes are delivering a unit of 189,573ft² on Plot 3a and a unit of 249,418ft² on Plot 3b.

EMDC is accessed from the A50(T) and J24 of the M1 and has attracted the one million square foot e-commerce M & S distribution centre in addition to the UK HQs of both Moran Logistics and one of the largest e-commerce furniture providers, Birlea Furniture.  These two deals mean that there are two sites remaining at EMDC.

Caisson Investment Management Limited, working in partnership with Barwood Capital, acquired Swinstead Close Industrial Estate in 2019.  They have subsequently implemented a strategic refurbishment of the estate, which has led to a total of six lettings concluded by FHP Property Consultants working with Joint Agents Commercial Property Partners (CPP). The new tenants include Lighthouse Display, who obtained three units, Gracie Barra Limited, City Fibre Limited and most recently the letting of Unit 7 Swinstead Close to Exact Precision Engineering Limited.  The total space let since Caisson Investment Management acquired the estate extends to over 30,000ft² and the lease lengths extend to over five years certain with the new tenants.

Having acquired this site for Rotherhill Developments, FHP are immensely proud that we proceeded to let the unit and then dispose of the investment.

The site is located on Daniels Way, Hucknall and was purchased from Administrators.  Rotherhill Developments submitted a planning application once purchased to subdivide the existing building into a terrace of three smaller units and to deliver up to six new build business units within the extensive yard area.

Following site clearance and partial demolition, FHP commenced marketing and generated significant interest.  GEOAmey PECs Limited came forward as a single occupier, requiring a full refurbishment of the existing building, the creation of new high-specification first floor office accommodation and a warehouse extension.  Following the works and lease completion, the investment was sold ahead of asking price.

Interest in a new industrial and trade counter scheme on Fields Farm, Long Eaton has gained momentum as construction begins on site.

Clowes Developments are delighted to announce that national retailer Toolstation is one of the first occupiers to announce their move to a brand new 5,142ft² trade counter unit in Block F at Forbes Court.

The speculative development of phase 1 units, Blocks D & F, is set to reach practical completion by Q4 of 2021. The last 12 months has certainly been a rollercoaster journey for many businesses.  As we begin to look forward once again, I thought it would be worthwhile looking at the take up within the industrial and logistics sector during this period with a particular focus on the mid-sized sector of the market within Derbyshire.

I am pleased to say that activity during the last 12 months has superseded expectations and the industrial/warehouse market has remained positively buoyant.  Demand from local business has far outweighed supply resulting in excellent take up across the county.  Both new build and second hand units have been let or sold to a variety of users including those within manufacturing/production, storage/distribution and trade counter sales sectors.  As a result, the Derby Office of FHP have alone concluded 24 industrial/distribution transactions within this period and currently have a further 8 similar buildings under offer.  This ignores both acquisition and Design and Build work that we have completed throughout the county during this time as well, quite a remarkable 12 month period.

We’ve seen a year on year uplift in rental values since March 2020 with an average increase between 5% and 10% over the last 12 months.  Typical lease lengths remain between 5 and 10 years and pleasingly rent free periods are being kept to a minimum, if any.  There appears to be an even stronger appetite for businesses to buy property to occupy thus benefitting from placing these assets within their pension schemes.  With that in mind we are seeing uplifts in capital values in the region of 10% over the last 12 months.  As demand continues to outweigh supply and it becomes increasingly difficult to source steel to build new schemes, I can see further growth in values over the next 6 -12 month period.

As a result of the exceptional interest, we have a number of clients speculatively building space throughout Derbyshire and the wider East Midlands area, schemes are coming out of the ground in various M1 corridor locations and more traditional manufacturing hot spots in an attempt to meet the ongoing demand we encounter, and I would be delighted to discuss these and indeed existing stock with any potential occupiers or provide disposal advice to any potential landlord or vendor client.

Urban Logistics Reit have agreed to purchase 10 new warehouse buildings totalling circa 34,838m² (375,000ft²) in Nottingham, Leicester, Castle Donington and Rochdale with a total value of £40 million, providing opportunities for circa 400 new jobs being created.

Wilson Bowden Developments, represented by FHP, have confirmed that they have agreed a two phase sale of 10 warehouse buildings to Urban Logistics Reit (ULR), advised by M1 Agency.

Detailed Planning Applications have been submitted for all four sites at Blenheim Park in Nottingham, Willow Farm in Castle Donington, Optimus Point in Leicester and Kingsway Business Park in Rochdale for 10 warehouses which will range in size between 18,090ft² and 81,100ft².

The first phase of the transaction commits to build four units which range in size between 18,090ft² and 81,100ft² at Blenheim Park in North West Nottingham and a single detached warehouse of 43,850ft² at Optimus Point in Leicester.

ULR have the option to purchase the second package of a further five warehouses which range in size from 1,858m² (20,000ft²) to 4,144ft² (44,608ft²) later in the year.

The buildings at Blenheim Park in Nottingham and Optimus Point will be completed and ready for occupation by the summer of 2022.

It is anticipated that the first phase of buildings will provide job creation potential for approximately 200 to 250 new jobs with the ultimate portfolio likely to provide between 350 and 400 new job opportunities.

Richard Moffitt, Chief Executive of ULR, confirmed:-

“The development programme announced today, which we have sourced off market, will add further high quality new assets to the portfolio at a time when smaller urban logistics warehouses are in short supply.

Given the strength of demand for space from occupiers seeking representation in the East Midlands market, which has been undersupplied for some time now, we expect to demand to be strong”.

Nick Richardson, Managing Director of Wilson Bowden Developments, confirmed:-

“We are delighted to have agreed to speculatively develop these new warehouses with ULR.  Our relationship with ULR is an ideal partnership which enables us to deliver our development skills to bring forward and develop much needed new warehouse space on a number of our existing sites and provides Grade A first class new warehouse opportunities in locations which fit ULR’s specific and dedicated investment criteria to deliver units which satisfy the last mile logistics sector.

We hope this is the starting point from which we can deliver not only the second phase of the package later this year but we can also look forward to working with ULR on other projects”.

“The growth of e-commerce has been one of the driving factors behind the continued strengthening within the logistics supply chain sectors of the market.  We have seen major large scale units of between 100,000ft² to 1,000,000ft² being increasingly delivered to satisfy the larger scale demand.  ULR recognised that there is equal demand within the mid-sized sector of the market and have targeted in particular delivery of units in prime strategic locations in the size range of 20,000ft² to 200,000ft² to satisfy the shortage of supply in this sector of the market.

The delivery of the buildings will provide much needed stock into the Nottingham, Leicester, Castle Donington (adjacent to East Midlands Airport) and Rochdale markets”.
