Clowes Developments recently announced the exchange of contracts on the Groups’ largest deal to date. In 2021, the Derbyshire based property Group agreed a transaction to develop six logistics facilities throughout the UK with a landmark deal worth in the region of £100 million with UK insurance giant NFU Mutual.

East Midlands Distribution Centre (EMDC) at Castle Donington will house two of the six brand-new NFU Mutual properties agreed within the landmark deal. The two large scale properties will sit next to each other and are located on the central plot of land running through the middle of the wider business park. The units will be directly opposite the enormous 1m sq ft M&S distribution centre which spans the length of a half mile long road.

EMDC190 will be a 190,000sq ft unit benefiting from a large 15m haunch warehouse with 18 loading bays, over 10,000sq ft of office space over two floors and associated welfare facilities for staff.

EMDC280 will be largest of the units built for NFU Mutual achieving an impressive footprint of 280,000ft comprising of another spacious warehouse again achieving 15 m in height with 26 loading bays, 17,000sq ft of office allocation which again will be dispersed over two floors. Both properties will have their own secure compound and parking spaces including electric charging points.

Planning consent was confirmed by North West Leicestershire District Council at the very start of January. Jon Brice from NFU Mutual together with construction contractor Winvic, and the lead developer, Paul Shanley from Clowes Developments met on site on Thursday 13th January for an official sod cutting ceremony to officially kick start the build.

Paul Shanley, Consultant at Clowes Developments commented on the progress of the developments at EMDC.

“Since our ownership of EMDC began we have continually bought world class businesses to the development. Thousands of jobs have been generated on the former power station site and we endeavour to deliver further regeneration with the remaining plots at the site. EMDC is also on the doorstep on East Midlands Airport, the only UK inland airport to achieve freeport status. The popular development is a stone’s throw away from the M1, a main arterial road network linking the north to the south of the UK. EMDC provides speedy access to the motorway connecting the site to the rest of the East Midlands within a half an hour drive in either direction.

Without a doubt, 2021 has been an exceptional year for the industrial sector.

Having joined FHP as a graduate in June 2021, I have already witnessed hand in hand a promising level of demand for industrial stock under 5,000ft2 in Derbyshire and the wider East Midlands area. Thus far, I have dealt with a small number of units in Derby and Ilkeston both on a freehold and leasehold basis.  As an example Unit 10b Sawley Park, Nottingham Road, Derby, which comprises 1,219ft2 and is currently under offer by way of sale with completion anticipated in January 2022.

It is no secret that landlords are witnessing rental levels increasing across the region due to exceptional demand. Many industrial estates have reached full occupancy in 2021 including the Ropewalk Industrial Estate in Ilkeston, Prime Industrial Park in Derby and Amber Business Centre in Alfreton, which is a fantastic achievement for all involved.

Nevertheless, I am continuing to take enquiries from numerous occupiers despite stock being somewhat limited, including those within distribution, furniture manufacturing, vehicle storage, and transport/logistics. More often than not, I have seen many occupiers showing flexibility with their requirements in terms of size, rent/price, location, and unit specification, with some perhaps willing to wait a number of months or pay considerably more for the right property. This clearly shows how strong the market is and I anticipate that this will continue well into the new year.

That said, in my experience to date I have noticed more and more occupiers are being attentive of their specific needs, including quality security measures, yard space and parking. Unfortunately finding a property that meets all the above requirements are becoming more difficult to find, but FHP are working with numerous clients who can deliver a range of suitable options including build-to-suit and new build units in 2022/23.

With regards to current availability, there are some units available to let on new lease terms in Derby, Ilkeston and Swadlincote. For example, Unit 4 & 5 Eagle Road in Ilkeston comprises of 2,262ft2 of warehouse space with a shared yard area, and Unit 9 Viking Business Centre in Swadlincote comprises 1,360ft2 clear span warehouse accommodation on a popular estate. Both options are immediately available by way of a new lease.

Industrial land continues to let exceptionally well, and Ilkeston has notably been a hot spot in recent months.

The employment and trade phases of a £30m mixed-use development in Nottingham have been acquired by investment firm Northwood Urban Logistics.

Teal Park, off the Colwick Loop Road in Netherfield, has been jointly developed by Warwickshire-based AC Lloyd Commercial (ACL) and Nottingham-based Henry Davidson Developments (HDD).

Northwood Urban Logistics has bought the entire industrial element of the scheme which will be delivered by ACL and HDD in three phases. Mark Tomlinson of FHP advised the sellers in the deal.

The first phase of this development is now completed and fully-let which includes 33,300 sq ft of trade units with Toolstation and Screwfix now open and Howdens due to start their fitting out works imminently.

Phase 2 consists of 19,500 sq ft of trade units with 50% already under offer and Phase 3 consists of six mid-range industrial units ranging from 9,000 sq ft to 30,000 sq ft, totalling 111,000 sq ft.

Mark Edwards, managing director at AC Lloyd Commercial, said this deal highlighted the investor demand for employment led development in Nottingham.  He said:

“Nottingham has a great reputation for its innovation which, coupled with its fantastic transport links, make it an attractive proposition for investors.  Northwood Urban Logistics were looking for a site in this part of the city and it met all their needs.

As a result of FHP’s client’s relocation, they were tasked with disposing of just under 80,000ft² of good quality second-hand space on Long Eaton Industrial Estate in Long Eaton, Nottinghamshire, just off the M1 motorway at Junction 25.

Tim Gilbertson, who dealt with the disposal, is pleased to confirm the successful sublease of the premises to expanding local furniture company Andrew Paul Furniture.  Tim commented:

Developer Chancerygate has acquired a 6.35-acre site in Colwick to speculatively build 137,852ft² of industrial and warehousing space and create hundreds of jobs.

The site, which was formerly a major fuel distribution centre for Total Petroleum but has been unused since 2019, is located off Colwick Loop Road in Colwick Industrial Estate. It is around five miles east of the city centre.

Chancerygate acquired the site from commercial property development and investment company, City Estates. FHP Property Consultants marketed the site on behalf of the vendor with competitive bids received on the property.

The developer plans to redevelop the site to deliver a speculative scheme of 15 freehold and leasehold units ranging from 5,920ft² to 23,864ft². The scheme has a projected gross development value of around £20m.

Neighbouring occupiers to the proposed development include Jewson, Sainsbury’s, Biffa, Nottingham Steel Supplies and Tile Tec Fireplaces.

Chancerygate development director and head of its Birmingham office, Mark Garrity, said: “We’re very pleased to have secured this development opportunity in a prime industrial area of Nottingham.

“Colwick is an up-and-coming area of the city benefitting from extensive redevelopment and regeneration. The delivery of this site has the potential to create hundreds of jobs in the local area.

“We already have interest from a variety of potential occupiers and we’re looking forward to submitting plans for the development to Gedling Borough Council towards the end of the year.”

Chancerygate was advised by Gerald Eve on the site acquisition whilst FHP advised City Estates. FHP and Gerald Eve will be the retained agents on the development.

The industrial and logistics sector continues to thrive as demand far outweighs supply across the East Midlands.  More locally this trend is witnessed between Derby and the neighbouring town of Burton on Trent which is connected via the A38 corridor.  The A38 corridor is a busy north/south connection between the M1 and M6 Motorway thus a popular location for mid to large sheds.  Existing stock levels are low due to unprecedented activity within the sector on both a leasehold and freehold basis.  Whilst new schemes are in motion, we are unlikely to see these delivered within the next 6 – 12 months.  Developers are trying to meet demand but there is an obvious time lag between deciding to speculatively develop and delivering buildings of 100,000ft²

“Despite the pandemic, stock levels have never really risen to anything more than a bare minimum and we are now at an all time low.  The market has since been extremely active.  We have disposed of almost all our existing stock between 1,000ft² and 30,000ft² completing over 30 deals within the last 9 months across the region.  We have seen a pleasing uplift in both rental and capital values.  Whilst we currently have a selection of stock available, we do require more.  We are speaking with occupiers on a day to day basis that require industrial/warehouse premises along the A38 corridor from 10,000ft2 – 100,000ft² plus.”

Activity continues to shine in the industrial/warehouse sector as demand far outweighs current supply. This is evidenced by Unit 8 Prime Industrial Park, Derby which despite having considerably low eaves, has now been let. This clearly shows the confidence that many occupiers have in their business direction particularly given the previous year of lockdowns and economic uncertainty.

Prime Industrial Park is situated on Shaftesbury Street and just off Ormaston Road which provides important road connections into the city. The industrial park comprises 10 units ranging from 2,000ft2 to 8,200 ft2, with Unit 8 being one of the larger units measuring 8,156ft2.
