FHP Property Consultants are pleased to have recently completed on the letting of E7 Cranmer Road to local production company, Presentation Design Services Ltd.

The property is located on West Meadows Industrial Estate, a well-established location for trade counter, manufacturers and storage operators, and is situated conveniently off the A52 at Pentagon Island. The unit comprises of 5,010ft2 of clear span warehouse space with electric roller shutter loading door, WCs and reception area, and also benefits from external forecourt parking.

Dan Mooney of FHP Property Consultants commented:

“The property had been on the market for quite some time, however as a result of an extensive refurbishment to split the former 9,000ft2 warehouse into two separate units, both were under offer within a couple of months. This is a great result for all parties involved as we agreed new lease terms for a period of 5 years, so I am pleased to have got this one over the line. I wish Presentation Design Services Ltd the very best and hope that their move into the unit is a success.

Clearly this proves that there is still a good demand of occupiers looking to move into sub-5,000ft2 second-hand units in Derby. Therefore, I would invite any property owners to get in touch should you be looking to dispose of a freehold or leasehold property.”

FHP Property Consultants are delighted to bring to the market the last remaining 4 industrial units on Whyburn Business Park on Wigwam Lane, an already established and popular industrial location in Hucknall, Nottingham.

Phase 1 having recently completed, with Phases 2 and 3 scheduled to be developed offering additional small to medium sized industrial units.

The remaining units in Phase 1 comprise of a mixture of 1,765 sq ft and 2,131 sq ft industrial units with excellent eave heights, good amounts of power/KVA and generous amounts of parking and yard space.  The success of the development so far is evident with occupation nearly at ⅔ with the last 4 units still available in this 9 unit development.

Anthony Barrowcliffe, Surveyor in FHP Property Consultant’s Industrial team comments:

“I very much look forward to working on this scheme in Hucknall on behalf of Total Aggerates Ltd and Total Reclaims Ltd.  I have personally got to know Hucknall well and have had good success in the area, as well as being very active in the small to medium sized industrial sector throughout Nottinghamshire. Whyburn Business Park helping FHP to service this sector of the industrial market even better and helping to fulfil the excellent requirements we have and regularly keep getting in.

We look forward to getting this estate to full occupation, then moving on to Phase 2 and 3.”

Amy Howard, Surveyor in FHP Property Consultant’s Industrial team comments:

“It is apparent that there has been a shortage of small to medium sized units and this continues to be the case, especially for new builds. The remaining units on this site and further phases confirmed for development shows promising opportunities for occupiers who are looking to secure warehouse space.

It is an excellent opportunity for Anthony and I, and I look forward to working alongside Total Aggregates Ltd and Total Reclaims Ltd in securing them some viable tenants.  With the current scarcity of these sized units, I imagine these to spend very little time on the market.”

FHP are pleased to announce the sale of Byron Station House on Baths Lane in Hucknall to Pegasus Hire Limited.  The site consisted of a large residential dwelling with commercial buildings and yard to the rear, an extremely unique site consisting of many elements.

The entire site was circa 0.33 acres and kept excellent company being located next to Hucknall’s tram/train station, Tesco, McDonalds, Aldi, Iceland and other major occupiers.

The vendors had lived in the house and had ran a very successful scaffolding and skip business from the property for many years.  My clients and I always felt the site best suited a commercial use alongside a residential element. During the marketing I conducted over 25 viewings with a huge variety of interest.  After several offers it was decided that the most suitable buyers were Sam and Jeremy Curtis from Pegasus Hire Limited.

Anthony Barrowcliffe of FHP commented:

“This was an extremely interesting instruction which I thoroughly enjoyed as it entailed vision, open mindedness and options.

Pegasus Hire Limited purchased the site to run their plant and hire business, alongside converting the residential dwelling into apartments.  This we felt suited the site perfectly and their simple, straightforward, unconditional offer, enabled a successful sale.”

Anthony Barrowcliffe of FHP commented:

“I was pleased to have disposed of this unit on behalf of Ray and Victoria Wright allowing them to retire as well as enabling and facilitating Trentside Products expansion.  This sale signifies the end of one highly successful company’s journey to open up the path for another local Mansfield company to have many years of success from this premises.”

In another quick deal concluded by Tim Gilbertson, Director of FHP Property Consultants, a superbly presented unit of just under 28,000ft² has been let on Julias Way just off the A38 at Junction 28 of the M1.

Acting on behalf of investor clients, Tim Gilbertson concluded the deal to growing local business, We Are CCM Group, to facilitate their onward development.

Director of the company, Richard Ardis, commented:

“Since launching We Are Fulfilment we’ve been overwhelmed at the interest that successful, national businesses and brand new, start-up retailers have taken in our new fulfilment service.  We’ve outgrown our current warehouse facility within twelve months and are excited to invest in a new location to help expand our offering and help our growing base of clients take their businesses to the next level.”

Tim Gilbertson commented:

“It was a pleasure dealing with We Are CCM Group and achieving completion of the lease within 28 days of instruction of solicitors and agreement of terms really was a great result for all concerned.

This is a cracking building, a big car park to the front elevation and a further large yard, in a great spot just off the A38, so it’s no surprise that a deal was done so swiftly.

My clients deserve credit as we gave the advice to completely refurbish the building and present it immaculately, which they certainly achieved and as a result, they have been rewarded by a strong deal that suits both our investor clients and the new occupier alike.

We wish both parties well for the future and as ever, I must reiterate that the market continues to go from strength to strength and more space is needed for buyers and tenants across the board in terms of size and location as demand continues to far outweigh supply.”

With demand for storage and manufacturing space throughout the East Midlands continuing to far outweigh supply, Tim Gilbertson of FHP Property Consultants is pleased to make available an excellent warehouse or potential production unit just off Junction 28 of the M1 in Alfreton.

Offering detached storage or potential production space with extensive car park to the front elevation and separate secure rear loading yard, the owners of the building are embarking on a refurbishment of the building to put it in pristine condition, but the opportunity is available for viewing now whilst works progress.

Tim Gilbertson commented:

“Forming part of the Nix’s Hill Industrial Estate at Somercotes in Alfreton this really is a cracking building, detached space, securely fenced site, good sized delivery yard and simple storage or production space with two storey ancillary, I don’t think this will hang around for long, particularly as our clients intend to put it into excellent condition prior to the new occupier taking up residence.

It is difficult to think of another building that is available of this size, let alone one of this quality at present and, therefore, I do hope any local businesses looking for more space will be in touch as soon as possible.  As I say, I can’t see this hanging around for too long!”

According to the Estates Gazette (EG Radius), Chris Proctor and Anthony Barrowcliffe from FHP’s Industrial Team have been recognised in the Top 10 Most Active Agents in the industrial sector for deals recorded between 1st January 2021 and 31st December 2021.

Anthony Barrowcliffe finished as the first Most Active Agent in the UK with 69 deals and 295,887ft² transacted, with Chris Proctor the seventh Most Active Agent with 50 deals and 544,353ft² transacted. FHP Property Consultants were the only firm to field two agents in the top 10 for number of industrial transactions.

Anthony Barrowcliffe commented:

“2021 proved to be an exceptionally busy year within the small to medium sized industrial sector.  Activity within this sector is incredibly strong with many off-market transactions taking place alongside competitive bidding. I am delighted to have been recognised for my hard work and commitment to serving Industrial Landlords across the East Midlands and securing so many tenants and purchasers.”

Chris Proctor, Associate Director commented:

“The growth of the industrial sector was clear to see in 2021 with a number of businesses in online retailing, e-commerce, third party logistics, pharmaceutical and manufacturing taking up record levels of space. We are now heading into 2022 with very limited vacant space on the market and a vast amount of speculative development underway that is due to complete between the next 3 to 18 months. We look forward to another busy year within the industry and agreeing more lettings and sales across the Midlands region.”

On behalf of a private client, FHP Property Consultants are delighted to complete the letting of Unit 4 & 5 Eagle Road located on Quarry Hill Industrial Estate in Ilkeston to Vaunt Design Ltd.

The property comprises a light industrial unit providing 2,262ft2 of warehouse, office storage and WC facilities. The premises is positioned just south of Ilkeston, providing excellent access to main road links such as A52 and J26 of the M1 Motorway.

Dan Mooney of FHP Property Consultants commented:

“This was a great result for all involved. We conducted a good number of viewings and had numerous offers on the table for the asking rent of £15,500 per annum. It was amazing to see completion within 3 months of writing the initial marketing report. Competition is fierce for units like this, and we could have let it out many times over, so it’s great to have seen it gone to a quirky Scandinavian inspired furniture storage firm seeking an expansion into Ilkeston.

We continued to see great success in Ilkeston during 2021 with several lettings done at West Hallam Industrial Estate and getting this letting over the line provides a great start to 2022 for FHP. We are looking towards completing many more transactions in Ilkeston and wider Derbyshire this year.

FHP are pleased to announce this successful transaction, which involved a letting, option to purchase and business sale, all wrapped up into one negotiation/agreement.  The entire site comprised of an MOT workshop, motorcycle testing facility, yard/car park, first floor offices, retail shop (Swit Swoo Fashion Boutique) and two bedroom apartment.

This off-market transaction involved putting together several elements and allows Lindleys Auto Centres to keep on growing, this branch taking them to branch number 9 and is being the start of their journey in Kirkby in Ashfield.

Anthony Barrowcliffe of FHP commented:

“I met with my client Tim Horton several months prior to marketing the unit and provided him with a full marketing report to arm him with all the facts and disposal strategies.  At the time he was in discussions with national agents who were not bringing forward any credible offers or interest.

During that time I was completing a letting to Lindleys Auto Centres on Daleside Road in Nottingham and know their agent, Sean Bremner of CPP, very well.  I knew their desire to open new centres, and expand, so I made a phone call to Sean and we exchanged several emails.  Several months later this off-market transaction was concluded resulting in a happy client and enabling a fantastic local family business to carry on their successful expansion.

I enjoy conducting off-market transactions like this and trying to put all the jigsaw pieces together by understanding my market and the requirements out there especially within my patch/locality”.

“Branch number 9 and two new sites to round off an incredible 2021 for the team.  We really wanted to expand into Kirkby and it gives us great pleasure to have acquired Kirkby Motor Services which we took over on 4 January 2022.  All the current staff have been retained and the usual Lindleys quality workmanship, customer service and fair pricing will be offered.  We can’t wait to start our journey in Kirkby in Ashfield.”

Latest News

Due to high demand in recent months, Northwood Urban Logistics now has just two units (one 10,488 sq ft unit and one 3,250 sq ft unit) remaining at its Trent Gateway scheme.

Recent deals, brokered by JLL and FHP, have included Tekled, Conker Bespoke Furniture Ltd, and Europadisc. They join a range of other established businesses based on the 18-unit industrial site, including RSK Group and BW Flexible Systems.

Demand for logistics real estate in the East Midlands is on an upward trajectory, according to the leasing agents of Trent Gateway.

JLL’s own research has revealed that the industrial property sector is being driven by increasing demands on ecommerce and express parcel delivery, as well those requiring third-party logistics and healthcare and life sciences. Yet, suitable land and planning permission for new units is currently in short supply.

Trent Gateway is especially sought after due to its impressive green credentials, with features such as electric vehicle charging points; increased natural lighting and a low permeability design. The scheme also ensures a c.18.8% decrease in CO2 emissions over 2013 Building Regulations.

Gemma Constantinou, industrial director at JLL East Midlands, said:

The uplift in demand for space within the East Midlands reflects the wider trend visible across the sector regionally and globally. Our own research has shown that 74% people in the sector are expecting growth in the next five years but equally struggle to secure the facilities required. Nottingham continues to experience this robust demand with limited new build Grade A options. Trent Gateway has benefited from having quality units, in a great location with enviable green credentials.”

Iain Taylor, Director at Northwood Urban Logistics said:

‘’We are very pleased to welcome our latest occupiers to the scheme. Trent Gateway is able to accommodate a wide range of occupiers who will be able to adapt the units for a variety of uses’’.

Anthony Barrowcliffe, Surveyor at FHP said:

‘’The marketplace is starved of excellent quality industrial units like Trent Gateway and due to this we have experienced great success with only two units remaining but with several active conversations taking place on these remaining units’’.

Situated within Beeston Business Park and just one mile outside of Beeston town centre, Trent Gateway is perfectly located for staff amenities and being just 1.3 miles from the A52 makes it’s a much sought-after location.

For further information on the remaining units, please contact either Gemma Constantinou of JLL, or alternatively, Mark Tomlinson of FHP Property Consultants.

“We are delighted to have secured Karcher for the last two units on phase 1. They are a complimentary trade user to an already excellent line up of occupiers on the estate. We now turn our attention to phase 2 and would suggest there is a real opportunity on the estate for Electrical trade users, Tile Trade users and Automotive trade users to fill a gap in the development. We look forward to speaking with more occupiers and progressing the Trade Park with clients Northwood and joint agent Phillips Sutton.”

Brodie Faint of Phillips Sutton commented:

“It is another good news story for Teal Park to have attracted such a high quality occupier as Karcher to the scheme to further complement the existing line up of trade users. With good interest in the second phase, we don’t expect the remaining units to remain available for long and would urge occupiers to come forward early to register their interest ahead of the units’ completion in April.”

Phase 2 of the development is well underway with construction with a further six trade units ready for April 2022 ranging between 215m² (2,311ft²) to 401m² (4,315ft²) with already one unit pre-let. A further phase of six larger units will be ready for Summer 2022 ranging between 878m² (9,450ft²) to 2,923m² (31,470ft²).

For more information on phase 2, please contact the agents FHP Property Consultants (0115 950 7577) or Phillips Sutton (0116 216 5144).

Carter Jonas acted on behalf of Karcher in the letting.

Urban Logistics REIT (ULR) and Wilson Bowden Developments have announced the commencement of construction on a Grade A detached high quality distribution/warehouse premises on Willow Farm Business Park, Castle Donington.  The unit will extend to 4,144m² (44,608ft²) with 10 metre eaves, dock and level access loading doors, self-contained car park and yard.  The unit will benefit from excellent road links to M1 Junction 24, A50 and A42 as well as being in close proximity to East Midlands Airport.  The unit is expected to reach practical completion in May 2022.

Tim Gilbertson of FHP Property Consultants commented:

“This is a timely development and will be a very welcome addition to the market, which continues to see terrific demand and very low levels of supply.  Offering a prime location, we have already started discussions with a number of parties, some of which have viewed the site already, and we are hopeful of agreeing a deal well before the building is ready for occupation in May 2022 – testament to the great site that we have on offer here.”

Toby Wilson of M1 Agency commented:

“This is a well located high quality unit with excellent sustainability credentials, situated in an established and successful warehouse location with easy access to both the A50 and M1. The lack of stock in the area for sub-50,000ft² is generating good levels of initial interest pre-completion in April of this year.”

John Barker of Urban Logistics REIT commented:

“Castle Donington has been a strong market for many years and with this final plot on Willow Farm, we see no reason why this building won’t let quickly and hopefully provide a new home to an expanding local company.”

FHP Property Consultants are pleased to put Unit 9 at Viking Business Centre under offer. The unit comprises a mid-terraced industrial warehouse unit measuring approximately 1,360ft2 of clear span space in Woodville, Swadlincote.

The estate is situated off the A511 High Street, Woodville, and is located approximately 6 miles southeast of Burton on Trent and 4 miles west of J13 of the A42.

Dan Mooney of FHP Property Consultants commented:

“Viking Business Centre continues to be a very popular estate catering to a variety of small businesses that operate in the local area. The property was on the market for less than a week prior to accepting an offer which was over the marketed rent. This is a fantastic deal that demonstrates the rental strength of small industrial units not only in Swadlincote but anywhere in general.  Units like this do not come by very often and once again the estate is now fully occupied following the letting of Unit 2 and 10 by FHP last year.

We do require more industrial stock in Swadlincote and the surrounding areas in south Derbyshire, so if you have a property requirement or you are interested in letting or selling your property, then please do not hesitate to contact me and I can advise you accordingly.”

Whether you are a landlord looking to let or sell your premises or perhaps you are an occupier looking to rent or buy an industrial unit, please get in touch with me on 07929 716 330 / dan.mooney@fhp.co.uk as I would be delighted to help with your property needs.

The property is available on new lease terms for a term of 3-5 years at a rent of £7,500 per annum.

Dan Mooney of FHP Property Consultants commented:

“The industrial estate reached full occupancy last year following the letting of Unit 5 which is a testament to how popular the estate is. The unit provides an excellent opportunity for a small business to get their foot in the door and grow their operations from. Considering the property benefits from an excellent specification including loading area/roller shutter door, 4m eaves height, 3-phase power and WC facilities, the unit can be best utilised as a workshop unit or for storage/distribution. Urban Logistics REIT and Wilson Bowden Developments are pleased to confirm a new speculative warehouse/distribution unit is under construction and will be available by the end of April 2022 in Leicester.  The property sits in an excellent location positioned directly off the A46 and Junction 21 of the M1 motorway.

The Grade A warehouse will offer 4,071m² (43,850ft²) with 12 metre eaves and both dock and level access doors.  The site will offer a self-contained securely fenced and gated service yard and car parking area.

Tim Gilbertson, Director of FHP Property Consultants commented:

“Leicester and its environs is a terrifically strong market and this new build unit of over 40,000ft² should go extremely well given the strength of demand in the marketplace and the number of enquiries we continue to receive.  Credit to our clients here for “grasping the nettle” and pressing on with speculative construction.  I am very confident that we can have this building with a deal agreed in the coming months ready for an occupier to move into from practical completion in spring 2022.”

Toby Wilson of Urban Logistics REIT added:

“Leicester continues to experience robust demand with limited new build Grade A options. This is a well located high specification unit with excellent sustainability credentials and a good surrounding labour supply, situated in an established and successful warehouse location offering easy access to both the A46 and M1. The lack of stock in the area for sub-50,000ft² buildings is generating good levels of initial interest pre-completion in April of this year.”

John Barker of Urban Logistics REIT commented:

“Leicester is a fantastic market which like most Midlands locations benefits from great road links and a market which is hugely under supplied in terms of available stock with demand continuing unabated.  The building will be ready for occupation by the end of April this year and we do hope that the initial strong interest generated by our agents will see a deal completed well before completion of the building.”

On behalf of a private client, FHP Property Consultants confirm the sale of 10b Sawley Park, Derby to Derbyshire Flooring Contractors Ltd.

The property is a modern end-terraced industrial unit comprising 1,219ft2 of clear span warehouse accommodation. The premises sits within Sawley Business Park, a well-occupied estate located off Nottingham Road which provides convenient access to Derby City Centre via Pentagon Island.

Dan Mooney of FHP Property Consultants commented:

“I am thrilled to have been part of this transaction from start to completion. Back when we began marketing this property in October 2021, I anticipated that it would attract a significant level of interest due to the lack of supply for units of this size. The property was sold for above the asking price of £185,000 which is not only a great result for the vendor, but also the purchaser who had been searching for something like this for quite some time.

There is a real demand by small businesses for industrial units particularly under 3,000ft2, so if you are looking to let or sell your premises, please do get in touch and I would be delighted to advise you accordingly.”

Latest News

Investor, Urban Logistics REIT (ULR) and Developer, Wilson Bowden Developments have commenced the speculative development of four new units on Blenheim Industrial Estate, Nottingham.  The new units will deliver Grade A warehouse space with availability from as early as April 2022 for practical completion.  The units could create up to 200 new jobs for the area.

The four units comprise detached Grade A warehouses of 18,000ft², 24,000ft², 43,000ft² and 81,000ft² with a combined total of 166,000ft².

John Proctor, Director of FHP Property Consultants commented:

“This scheme will provide much needed Grade A warehouse space to Junction 26 of the M1.  The current level of supply of existing warehouse space is close to zero, which has provided ULR with the confidence to build these units out speculatively. We are pleased to report we already have a good level of interest in a number of the units and hope to be able to confirm pre-lets in the coming months.”

Toby Wilson of M1 Agency commented:

“The Nottingham warehouse market is currently starved of sub 100,000ft² new build Grade A stock and the four units’ size and specification will help to fill this void, especially given their strong sustainability credentials and good surrounding labour supply. The active market we are currently in the midst of is driving strong occupier demand with good levels of initial interest pre-practical completion in April of this year.”

John Barker of Urban Logistics REIT commented:

“Progress on site has been swift and we anticipate completion of the four units with them ready for occupation by the end of April this year.  The market remains strong and we have deals agreed and interest in all of the units, so for any potential occupier, please do talk to our agents as soon as possible as the lack of supply throughout the region is evidenced by the strong interest we have in all four buildings going up on site.”

For further information on the available units, please contact John Proctor (07887 787 880 / john@fhp.co.uk), Tim Gilbertson (07887 787 893 / tim@fhp.co.uk) or Chris Proctor (07747 464 770 / chris@fhp.co.uk) of FHP Property Consultants, or alternatively, please contact Toby Wilson (0115 896 0461 / toby.wilson@m1agency.co.uk) and James Keeton (0115 896 0461 / james.keeton@m1agency.co.uk) of M1 Agency.

FHP Property Consultants are pleased to bring a rare opportunity to purchase a small industrial/warehouse unit to the market. The detached unit comprises 1,444ft² of warehouse/industrial space with its own securely fenced and gated yard. It is positioned in an excellent prime location adjoining the A610, just off J26 M1. The unit is in great condition with additional office, toilet and kitchen space available.

Dan Mooney of FHP Property Consultants commented:

“Good quality second-hand industrial stock does not come by very often in present times, especially one with its own yard situated on a well-established estate. The property has been on the market for less than a week and we have already received a substantial amount of interest from investors and owner-occupiers alike. I suspect this won’t stick around for long given what it is. We will be conducting another set of block viewings in the week commencing 31st January 2022 and will continue to invite interest, so if you are interested in purchasing the property, then please do contact us as soon as possible to avoid any disappointment.”

Amy Howard of FHP Property Consultants commented:

“There is a real scarcity of supply in the market, especially freehold options. This has been coupled with a significant increase in demand and the gap between the two continues to grow. With this in mind, it is an excellent opportunity for a small owner-occupier company looking to expand their business or alternatively, a great investment. We have exceeded our expectations on this unit already with the substantial amount of interest we have received. With a number of viewings to conduct this week, please do not hesitate to contact us if this is something of interest to you.”

If this property does appeal to your requirements, please do not hesitate to contact Dan Mooney (07929 716330 / dan@fhp.co.uk) or Amy Howard (07887 787894 / amy.howard@fhp.co.uk of FHP Property Consultants.

Latest News

As a result of our client’s relocation and expansion, we are pleased to bring to the market a rare chance to purchase just under 40,000ft² of high calibre space within a few minutes drive of the A38 and in turn Junction 28 of the M1 motorway.

Currently used for a mix of manufacturing and storage purposes, the building is in pristine condition throughout, just over 20 years old and offers detached accommodation on a good sized site with dedicated loading yard and separate car park.

Tim Gilbertson of FHP commented:

“In a market completely starved of freehold space to buy, I am very hopeful that we will generate quickly a lot of interest in this building.  Occupied effectively for food grade production purposes, the building is pristine throughout and offers well specified potential production or storage space augmented by office, canteen and ancillary accommodation.

Occupying a self-contained site just off the A38 and close therefore also to Junction 28 of the M1 motorway, this building should certainly be viewed quickly as with so little space on the market, I’m hopeful we will quickly achieve a sale here.

Our clients are relocating locally and we are looking to agree and conclude a deal quickly, with vacant possession being available from around August this year.”

Hopefully this opportunity might appeal and if so, please do not hesitate to contact any of us detailed below and we would be delighted to discuss and show you around.
