Latest News

I am really pleased to announce the sale of 15 Northern Court, Basford, Nottingham which comprised a detached industrial/warehouse unit with large yard extending to 4,018ft².

This property was held long leasehold on a term of 125 years from 14 April 1989 with an unexpired lease term of 91 years.

The property was a steel portal framed industrial unit built in the 1990s with ground floor offices, reception and welfare space with the opportunity for the occupier to fit out the first floor offices if required.  The unit was sat on a large plot with the potential to extend the building (subject to planning), to construct a new building or hard surface the land, therefore there was a lot of opportunity/scope with this site.  The general specification of the property included:

  • Clear span warehouse space
  • Circa 5.1 metre eaves rising to 6.5 metres at the apex
  • Ground floor offices with the potential to fit further offices to the first floor
  • Front/side/rear yard
  • Possible expansion of industrial unit/erection of new building (subject to planning)

Anthony Barrowcliffe of FHP commented:

“This was not an easy property to sell being a long leasehold interest held with the Local Authority.  The long leasehold originally had 125 years left remaining from 14 April 1989 with an unexpired lease term of 91 years.  Although there was no ground rent there were certain covenants in place which proved difficult during the process.  However, I am absolutely delighted that we managed to overcome these and sell this property to the neighbouring occupier, David Brewer of DL Mechanical Nottingham Limited.

Although problematic at times and obstacles presented themselves along the path, I am really pleased that as a collective we managed to overcome these.  It shows with the right buyer, the right seller and with the right attitude and teamwork throughout we can all work towards a common goal.  I am pleased that we have managed to sell this property on behalf of my clients and wish David Brewer all the luck going forwards in his expansion and for the future of his business.”

On behalf of Clowes Developments, FHP Property Consultants and Andrew + Ashwell are marketing Stoney Stanton Business Park, a brand-new industrial/ warehouse development offering eight units from circa 5,941 sq. ft. to 28,717 sq. ft. of high-quality space available to buy or rent.

The units are designed to suit the modern occupier as they offer clear span industrial/ warehouse accommodation, full height electric roller shutter loading door with good yard space and allocated parking with an EV charging point, all of which can be altered to meet an occupier’s requirement. The size of the units is also flexible as the adjoining units can be combined to create larger units.

Its location is within moments of Hinckley and the M69 which ultimately leads to Junction 21 of the M1 Motorway, therefore granting local business owners the opportunity to purchase or lease their own unit without the struggle of the commute into Leicester city centre every day. It also allows for regional/ national businesses the opportunity to quickly access the UK main arterial roads.

Following being granted planning permission by Blaby District Council for the development, the site sits ready for construction to begin.

The demand for new build industrial/ warehouse units remains high particularly for freehold opportunities due to the lack of availability in the region, whilst existing stock is dominated by second-hand units lacking in quality. Stoney Stanton Business Park bridges this gap and offers brand-new high-quality space which can be tailored to suit occupiers need.

Corbin Archer of FHP Property Consultants comments: –

“The current market continues to see strong demand for well located, high quality freehold units, something that remains in short supply across the region. Stoney Stanton Business Park offers an exciting opportunity for businesses looking for exactly this as we can offer as little as 5,941 sq. ft. of space on a freehold or leasehold basis which will be constructed to the usual high standard Clowes Developments offer.”

Mike Allwood of Andrew + Ashwell comments: –

“This development offers great quality new build units in a good strategic location for local and national businesses just off the M69 and is a welcome opportunity to the market given the lack of freehold supply in the region particularly of such quality. We are already speaking with a number of occupiers and therefore if you are interested, please do get in touch with us.”

Oliver Whittaker, Inward Investment Manager at Invest in Leicester, comments:-

“Leicester and Leicestershire offers an outstanding location for businesses looking to establish and grow. This is highlighted by the impending development of Stoney Stanton Business Park, where organisations like Clowes Developments and its partners are providing the business premises that enable ambitious businesses to grow within our region.”

Hines, the global real estate investor, developer and manager, has created the Axis portfolio which comprises eight prime distribution and manufacturing properties in the East Midlands. Totalling just over 1,100,000ft² across eight buildings, six of these have now been let, bringing new investment and job creation to the region. The assets were developed in conjunction with Clowes Developments, who delivered the best in class warehouse units across four prime sites.

Dove Valley Park – Established employment park adjoining the A50, providing a quick link from the M1 over to Stoke on Trent and the West Midlands via the M6, plus being on the doorstep for Derby and Burton.  This site now has the last two units available in the portfolio, each of which offer prime distribution or manufacturing space, and are ready for occupation now. The units extend to approximately 152,000ft² and 196,000ft².

Castlewood Business Park – Located at Junction 28 of the M1 at its intersection with the A38, with 77,000ft² built and let during the construction phase to an expanding local occupier.

East Midlands Distribution Centre – Set at Junction 24 of the M1, hosting the largest single unit constructed of just over 343,000ft², which has been let to an international e-commerce distributor.

Fairham Business Park – Located just outside of Nottingham’s Workplace Parking Levy and within moments of both the city centre and Junction 24 of the M1 via the A453, this site saw three units speculatively constructed of circa 66,000ft², 101,000ft² and 102,000ft². All three have been let to companies keen to take advantage of Fairham’s strategic location.

Mickey Scott, Director at Hines, led the acquisition and subsequent leasing of the various units and is overseeing the marketing of the final two that remain available.  He commented:

“The Axis Portfolio, which comprises eight buildings totalling just over 1,100,000ft², has been a resounding success for us.  Forward funding these deals and bringing speculatively constructed space to the market sits in the sweet spot for Hines as a real estate investor with a developer’s mindset. We were delighted to invest in the heart of the country’s distribution network, bringing Grade A space to the region. Six of the eight buildings have now been let with just two at Dove Valley Park left.”

Occupiers taking space include Davenham Switchgear, a brand of Legrand and a leader in critical power solutions, and household name Vision Express at two of the Nottingham sites.  East Midlands Distribution Centre, the largest of building, welcomes CIRRO Fulfillment, operating under the legal entity Super Smart Service in the UK, a global e-commerce fulfilment provider, whilst the smallest building in the portfolio will be home to an expanding local occupier, Schoolblazer, a company which has grown exponentially in the last few years.

Agents for the various schemes include FHP Property Consultants, Cushman and Wakefield and Savills. Tim Gilbertson of FHP Property Consultants added:

“When we were first brought on board to work with Hines we were excited at the prospect of bringing their foresight to reality and finding occupiers for this fabulous portfolio. The fact that we are now down to the last couple of buildings and we have let already approximately 900,000ft² is testament to their ambitious investment in the region. Knowing that we have enabled local occupiers to develop and expand their operations whilst also bringing in globally recognised companies to the East Midlands gives us all a boost at a time when there are so many uncertainties in the world.

“The strength of our East Midlands patch in terms of demand for distribution and manufacturing premises of the highest calibre reflects not only the central England location we occupy but also the quality of workforce and labour which is available and the comparative ‘cost-effective’ value of space available to companies both local, and those looking to relocate from overseas or elsewhere in the UK, with the combination of these positive factors helping us to secure such fantastic tenants for our client.

“The last two buildings in the portfolio are creating good interest and we hope to secure further deals shortly.”

For more information on the Axis portfolio or to register interest in the last two buildings which are available at Dove Valley Park, just off the A50, of circa 152,000ft² and 196,000ft², call 07887 787 893 or email tim@fhp.co.uk.

In February 2024 my client acquired through Auction Estates a 1.828 acre site of hardstanding land in Colwick, Nottingham.

The site was purchased from the Local Authority and was producing a rental income of circa £20,000 per annum across three leases.  The site was located at the end of Little Tennis Street on the White City Trading Estate and was let to Tarmac Trading Limited and Impact Accident Repairs.

My client engaged with me prior to the auction and then instructed FHP once the purchase was completed to renegotiate all of the leases due to them all having to expired.

Anthony Barrowcliffe of FHP commented:

“I am delighted to announce that we have agreed two leases with the existing tenants of this hardstanding land site on the White City Trading Estate in Colwick, Nottingham where we have tripled the annual rent.

This transaction demonstrates that as agents we advise in lots of different ways and help to add value wherever we can.  We understand the market and I am delighted that I could assist my client from the initial purchase to the completion of these lease renewals.

By renegotiating the rents on these leases we turned this site into a very nice investment which will sit nicely in my client’s portfolio.

Hardstanding land is very much the ‘flavour of the month’ and I have other sites like this in other locations.”

Acting on behalf of long-established Nottingham based business, Pedigree Wholesale, FHP has represented the company in two important transactions for the expansion of the business.

Pedigree Wholesale was first established as a family run business in 1972 and is now one of the UK’s leading suppliers of food and products to the pet industry.

FHP has advised on the off-market sale of Harrisons Mill in Radcliffe on Trent.  This mill property dating back to the early 1900’s had been producing bird foods and products for the business but was outdated and inefficient.  Production was outsourced to a respected family run supplier and the majority of production staff continued employment within the group.  The property has been sold to Synergy Healthcare for demolition and construction of a modern care home facility.

Phil Daniels of FHP commented:

“This site of just over 1 acre on the edge of the affluent village of Radcliffe on Trent was ideal for the construction of a care home.  We directly approached, off market, developers and operators in this sector and attracted very significant interest. Following a competitive best bid process, we were able to secure a sale on an unconditional basis at in excess of the guide price.”

In preparation for the sale FHP also advised Pedigree Wholesale on the relocation of the pet food and product retail outlet that also operated from Harrisons Mill.

Given the very limited availability of retail shops in Radcliffe on Trent, FHP canvassed and identified an off-market opportunity.  Liaising directly with the owners of a vacant premises on Bingham Road on the edge of the village centre, FHP were able to secure the purchase of the freehold on favourable terms.

Now open and trading under Pedigree Wholesales retail brand ‘Just for Pets’ the new store is able to offer a full range of pet products and food to a wider market.  Just for Pets now trades from 24 locations throughout the UK.

Jack Shakespeare of FHP commented:

“It was a pleasure to represent Pedigree Wholesale in this important relocation.  Our expertise and tenacity allowed us to relocate the former store in a timely manner which was integral to the sale of Harrisons Mill.”

Steve Brown, Chief Executive Officer of Pedigree Wholesale commented:

“It has been a pleasure to work with FHP on these important transactions which will be integral to the future expansion of our business.”

FHP Property Consultants are delighted to announce the letting of Unit 8 Derby Trading Estate, which was recently refurbished to offer high quality clear span warehouse accommodation with an office, kitchenette and W/C facilities. The property also benefits from excellent signage coverage as it is facing onto Sir Frank Whittle Road (A61) and has adequate yard space with car parking.

Following Northern Trust’s investment in refurbishing the property and after a very brief marketing period we managed to place the property under offer within weeks and it completed within one week of heads of terms being issued.

Derby Trading Estate is already a very popular industrial/storage estate in Derby given its great visibility and transport links as the estate occupies a prominent, well located position between Sir Frank Whittle Road (A61) and Stores Road on the north side of Derby City Centre, providing good access around the City and the A52 dual carriageway.

We will shortly be marketing Unit 24 which comprises 1,726ft2 of refurbished clear span warehouse accommodation and will be available in approximately 6 weeks at a rent of £20,172 per annum.

Corbin Archer of FHP Property Consultants comments: –

“As a result of the refurbishment Northern Trust had undertaken, coupled with a lack of industrial units sub 3,000ft2 in the area and the estate’s location meant we were able to achieve the highest rent on the estate to date and let the property within a few weeks.

Pleasingly we have another unit coming available soon, Unit 24, which will offer a very similar finish to that of Unit 8 and is of a similar size. If you are interested, then please do get in touch with me on the contact details below as I expect a large amount of interest in the property.”

Acting on behalf of leading global real estate investment manager, Hines, Tim Gilbertson, Director of FHP Property Consultants is delighted to confirm the letting of over 100,000ft² to Davenham Switchgear, a blue chip occupier, at Fairham Business Park, Nottingham’s foremost business and commercial park.

This speculatively constructed unit has been acquired by Davenham Switchgear on a long term lease, as they bring further jobs and investment to Nottingham and the East Midlands and augment the strong occupier line up already at Fairham.

In a deal pulled together and overseen to its successful conclusion by Tim Gilbertson, he commented:

“What an absolute pleasure to be involved in this transaction.  The letting of over 100,000ft² in Nottingham’s foremost business location, Fairham Business Park, is a real boost for Nottingham and indeed the wider region as Fairham’s fabulous transport links and environment attracted our eventual occupier who wanted to take advantage of the unrivalled communication links and environment that has been created at the park.

I am delighted that we managed to secure such a high calibre covenant as occupier and it was a pleasure to work with Tom Nicholson from Davenham Switchgear throughout.

Equally, It has been my pleasure to act for our clients, Mickey Scott and Greg Cooper at Hines, as their sensible approach to the transaction and foresight to secure such an investment opportunity must be recognised and by securing this letting, they have procured a fabulous investment for themselves with a blue chip covenant taking a long term lease in this prime location.

For all parties, this is a great deal and great result and with other space under offer at Fairham Business Park, I look forward to bringing news of further transactions soon.”

Mickey Scott, Director at Hines added his thoughts:

“I am thrilled to have completed this deal with our occupier, adding another notable tenant to our line up at Fairham Business Park. Having two of our three units at Fairham now let, and the other under offer, is testament to the quality of the buildings and location. We look forward to seeing more activity in 2025 at our remaining available sites in the East Midlands, Dove Valley Park and East Midlands Distribution Centre.”

Tim Gilbertson concluded by adding:

“Despite the ongoing economic uncertainty, we are still finding good demand for space across the board in the industrial and distribution sectors and hopefully this further success will be a precursor to a successful and productive 2025.”

Plans for the completion of Dove Valley Park (DVP) have been unanimously approved by South Derbyshire District Council.

The consented development will transform an area of land adjacent to Dove Valley Park into a thriving centre of employment, creating local jobs and bringing economic benefits to Derbyshire. It will complete the overall developments of the business park at Dove Valley Park, forming the eastern part of the major 200-acre employment site on the A50 in South Derbyshire that is home to occupiers including JCB, Top Hat, Futaba Ltd and GXO.

The detailed planning consent will allow immediate development with the existing infrastructure of Dove Valley Park is already in place to extend into the site.

Once developed, the 35-acre site will create over 700,000 sq ft of employment space for B2, B8, with ancillary E(g) use. Four units of varying sizes will be created to meet market demand for quality industrial space, along with the necessary associated hard and soft landscaping, car parking and infrastructure.

In addition, a new Innovation Centre will be developed that will serve as a central hub for all businesses in the local vicinity. The Innovation Centre is designed to draw people together and provide space for gatherings, informal meeting space and access to external areas. There will also be a cafe/restaurant and amenity space. The Innovation Centre will also serve as a place for start-up businesses and has been developed in consultation with The University of Derby.

Commenting on the consent, Marc Freeman Director at Clowes Developments said:

On Tuesday 18th February, our detailed planning application for the final phase of development at Dove Valley Park was unanimously approved at committee. This will not only bring over 700,000 sq ft of employment space to Foston, but also provide an Innovation Centre with essential amenities, a central hub for businesses and an opportunity for startup businesses at the thriving business park. We are delighted to be able to press on with construction which will see Dove Valley Park fully developed. We are aiming to start works onsite before the end of the year.”

As part of the consent, a new bus route will be created to provide essential public transport links from Derby City centre directly to Dove Valley Park. This will complement the existing bus route from Uttoxeter to the business park with timings amended to match employee shift patterns on site.

Tom Morley, Senior Land and Planning Surveyor at Clowes Developments commented,

Fairham Business Park in Nottingham is one of Clowes’ Developments flagship schemes where over one million square feet of commercial space is planned together with 3,000 dwellings.

In a deal brokered by their agent, Tim Gilbertson of FHP Property Consultants, the latest deal has now been revealed by Clowes as they have secured a pre-sale of a unit of 72,000ft² to CLEAN Linen & Workwear for their relocation and expansion of their existing Nottingham facility.

As one of the UK’s leading laundry companies, CLEAN specialises in providing high-quality linen and workwear rental services to household names and discerning independent hotels, in addition to a range of other industries throughout the UK, with their parent company, Alsco, being a pioneer in the industry since 1889.  CLEAN’s desire to be the first choice for uniforms, hospitality linen and facility services throughout the country was quickly aligned with Fairham Business Park’s aim of being best in class for manufacturing and distribution use throughout the East Midlands and a deal was swiftly agreed. The new facility will meet the highest efficiency and sustainability standards, incorporating the latest automation and laundry technology advancements to significantly enhance CLEAN’s capability to serve its growing customer base. At the same time, ensuring the delivery of high-quality, reliable laundry services throughout the region.

Development Director at Clowes Developments, James Richards, commented:

“To date we’ve seen huge success at Fairham Business Park with a high calibre of occupiers choosing to make Fairham their home for business. It’s great to secure CLEAN and add another multi-national company into the mix. Fairham Business Park has already provided employment for over 750 people, the addition of CLEAN will bring that number to over 1000. We are delighted with the inward investment being generated for the area and hope to continue this as we look to bring forward phase two of the development. As is always the case with our projects, our professional team of advisers have delivered another great result for us in getting this deal over the line, special thanks goes to our legal representatives, Heather Dixon and Chris Hawrylak at Geldards LLP. ”

Director for Operations for Hotel Linen, John Newland, who was at the forefront of the deal for CLEAN, added:

“CLEAN is excited about our new laundry facility at the Fairham Business Park, in partnership with Clowes Developments and their delivery partners. This collaboration has truly embodied the spirit of partnership, progressing through the design and planning stages with remarkable speed and efficiency. We eagerly await the completion of this project, which will feature our most advanced laundry facility to date. This cutting-edge facility combines over a century of expertise with the latest technological innovations. After an extensive search, we selected the Fairham site for its top-tier facilities, abundant utilities, and excellent transport links. These attributes will enable CLEAN to continue providing exceptional service to our customers for many years to come.”

The agents for Fairham Business Park were Tim Gilbertson, Director at FHP Property Consultants and Rob Champion, Partner at Fisher German.

This deal was brokered by Tim Gilbertson who added:

“Fairham Business Park continues to go from strength to strength, and this is the latest deal we have agreed on, which sees another fantastic name join Fairham Business Park to augment the fabulous array of occupiers we have in place.

From our initial discussions through CLEAN’s agent, Mitchell Brooks of Kempton Carr, it was clear that there was a synergy between CLEAN’s aims and what could be offered at Fairham, and it was a smooth process, as a detailed specification was quickly agreed for the bespoke facility CLEAN required.

The end result is that we have now exchanged contracts for Clowes Developments to construct a unit of 72,000ft² for CLEAN, which will enable their expansion and relocation in the region as they continue to grow their business and expand their services to customers both old and new.

This is the last of the large development plots that we have available at Fairham Business Park but we can still offer bespoke distribution or manufacturing space from as little as 10,000ft² up to nearly 70,000ft² and with CLEAN’s building expected to be ready for occupation by the middle of 2026, that will take the space built and occupied on the park to well over half a million square feet.

2026 should also see us release details of the next phase of development, which will bring further facilities to the site and other opportunities for occupiers to take space ranging from offices to trade counters to standard industrial or warehouse units to retail and leisure with more detail to be provided shortly.”

Agent for CLEAN, Mitchell Brookes of Kempton Carr, concluded by adding:

Kempton Carr Croft have worked with CLEAN for a number of years, I was delighted to assist with acquiring this latest premise to add to their portfolio and continue to watch CLEAN grow in strength.  We undertook a search and reviewed several possible sites / options in 2024 on behalf of CLEAN, Fairham by far ticked the most boxes due to its location, connections and specification.  It was a pleasure to work with Tim, and Clowes Developments on this acquisition which was a smooth process from start to finish.”

For full information on the deal or to see how Fairham Business Park might be the ideal new home for your business, please contact either of the agents, Tim Gilbertson at FHP (07887 787 893 /  tim@fhp.co.uk) or Rob Champion at Fisher German (01214 260891 / rob.champion@fishergerman.co.uk).

FHP are delighted to announce the sale of a 613.3m (6,601ft²) industrial unit on the established Moorbridge Road Industrial Estate in Bingham, Nottingham.  This was a long leasehold (999 years from 1989, a virtual freehold) detached industrial/warehouse unit with two storey offices to the front elevation with car park to the front and large secure rear yard.

The former owner occupier had replaced the roof of the property and the general condition of the property was excellent with the property having been well maintained and cared for.  This unit has great access to the A46 and is located in close proximity to Nottingham, Newark, Grantham and Leicester.

Anthony Barrowcliffe of FHP commented:

“The marketing of this unit was launched on 18 October 2024, I received numerous bids on this instruction and a cash buyer was found in excess of the asking price with the sale completing on 19 December 2024 – 2 months after the marketing commenced.  This was a fantastic result and shows how quickly the process can be with a motivated buyer and a motivated seller.  The building had all the correct fundamentals, was well maintained and looked after and was in a great location.

I look forward to bringing more instructions such as this to the market which is starved of freehold industrial stock, so keep in touch and watch this space!”

Clowes Developments’ 20-acre Stud Brook Business Park has taken another important step forward as the units which will be occupied by Sainsbury’s and Starbucks reach practical completion.

The developer received planning permission for the Sainsbury’s convenience store and Starbucks ‘drive-thru’ last July – both units are now ready for the well-known brands to move in and begin their fit-out programme as construction contractor Roe Developments delivers the buildings on time and according to schedule.

James Richards, Development Director at Clowes Developments, said:

“It’s fantastic to see the Sainsbury’s and Starbucks units reaching practical completion – both will complement the industrial and warehouse offering at Stud Brook Business Park and will be a real convenience boost for the neighbouring residents – as well as bringing new jobs to the area.”

Stud Brook Business Park, a high-quality scheme at Castle Donington will include units ranging from 8,500 to 30,000sq ft when completed. The warehouse and industrial units will be delivered by a team including IMA Architects, lead contractor TanRo, Millwards engineers and Postins Project Services.

The delivery team are aiming for a BREEAM ‘Excellent’ rating and an EPC rating of ‘A’ for units 2-7, in line with Clowes Developments’ sustainability goals. Features include recycling solutions, solar-ready roofs, electric vehicle charging points and

landscaping. Additionally, units 2-7 will be delivered as ‘Net Zero in Occupation’, which will enable future occupiers to operate at Net Zero emissions.

Stud Brook Business Park will cater for small and medium-sized businesses while also accommodating larger national operators with recognised household names to be announced in due course. Marketing for the development is being led by FHP Property Consultants and NG Chartered Surveyors.

Tim Gilbertson at FHP Property Consultants, said:

“We know how onsite facilities improve the attraction of industrial estates substantially providing effectively breakout areas and opportunities to ‘get away from the desk’ or have impromptu meetings for business owners and staff alike, so for FHP to have secured both Starbucks and Sainsbury’s for this scheme is great news all round and will, I have no doubt, help us to find the last couple of occupiers for the few units remaining.”

Richard Sutton, Managing Director at NG Chartered Surveyors, added:

“It’s brilliant news that these first two units are set to be occupied by such big-hitters. This will only help drive even more quality occupiers to Stud Brook Business Park – and the level of demand we’ve seen for this high-end development has already been incredibly high.”

Clowes and their agents are currently marketing a handful of speculatively developed units that sit within the first phase of the development which will be ready for occupation by the Spring. Additionally, they are now starting to take enquiries from trade counter operators. Plot 1 sits at the front of the site, benefitting from a prominent roadside presence and onsite parking, these units ranging in size from 3,229 – 4,606sq ft will wrap around the new Starbucks Drive-Thru facility, this part of the business park has been designed to enhance amenities for locals, occupiers and visitors.

Remaining opportunities are available on a leasehold basis. Interested parties are invited to contact agents directly via richards@ng-cs.com and tim@fhp.co.uk.
