The premises were let to Omega Red Group who are a UK market leader in electrical earthing systems and lighting protection. They have been recently acquired by South Staffordshire Plc group of companies.

 

The premises were let on a residue of a 12 year FRI lease from August 2002 expiring July 2014 at a rent of £75,500 per annum.  The sale price agreed was £500,000, to show an initial yield of 14.26% after costs.

 

Noel Roper of FHP advised the current owners throughout and comments:-

 

“This was a difficult property to sell, bearing in mind the relatively short unexpired term of the lease and the high office content. The property had been acquired by certain individuals and put within their pension fund. However, due to the expansion of the business it was necessary to carry out substantial works of extension and including a 2 storey office building which resulted in the property having an above average high office content. Consequently this was reflected in the sale price of the property and the appropriate yield of some 14.26%.

 

It should be noted that under the terms of the lease the permitted use was B1/B2 and B8 and it was on this basis that the rent was reviewed to that basis”.

A surveyor who won an award from the industry’s trade body before he had even started work has joined a key department at Nottingham property consultancy FHP.

David Richardson won the Royal Institution of Chartered Surveyors East Midlands award for the best dissertation when he was studying at Nottingham Trent University. He went on to graduate with first-class honours from a school which has produced many of the professionals in Nottingham’s property, planning and development industry.

Now, he has joined FHP’s retail and leisure department – one of the most high-profile teams serving the sector across the East Midlands and beyond. He took the job instead of another opportunity in London, and FHP retail and leisure partner Ben Tebbutt hailed the move as an endorsement of the department’s high profile.

Ben Tebbutt said: “David was torn between a job in London and the opportunity of joining us here at FHP. That David chose to come here is a very strong statement about the calibre of the work we deal with on a daily basis and the quality of the service we deliver. We have handled some of the most high profile retail developments in the city, and we routinely act on behalf of some of the most well-known High Street brands, not just in Nottingham but all over the country.

East Midlands Property Advisor of the Year, FHP, have open a new residential office for their FHP Living brand.

The office, which sits between Caffé Nero and Escabeche and opposite Pizza Express on Bridgford Road, totals some 3,000 sq ft and has been designed by Roger Harrison Architects who commented:  “The ground floor was originally a bin store and by extending the property forward and also to the rear, we have been able to create a state of the art reception area with a stunning first floor showroom which has been finished by Charlotte Mawhood of FHP Living Interiors.”

Andy Avison of FHP Project Managers managed the £350,000 job, whilst Harry J Combellack Limited were the main contractors.

Alastair Fearn has been invited by the partners of FHP to become an Associate Partner.  This promotion comes on the back of the change in role for Alastair which has seen him move from the Office & Industrial Agency Team to the Professional and Insolvency Department.

Midlands property consultancy FHP is set to launch a new division of the business after the return of a former partner.

Jonathan Bishop has rejoined the award-winning firm to drive the development of a new corporate services department which will work with a range of public and private sector clients, including fire authorities, ambulance trusts and major businesses.

Bishop becomes a partner in the Nottingham-based/Derby consultancy, which he rejoins after seven years with another East Midlands commercial property firm HEB, where he was one of three equity partners.

At FHP, he will lead the development of solutions aimed at satisfying a range of property requirements among public and private sector clients looking for both conventional acquisitions and disposals and wider assessment of the best ways to unlock the potential within their estates and property portfolios.

John Proctor, one of the founding partners of FHP, said:

So, we have reached the mid-point of the year, a year in which we were supposed to build on the recovery of 2010, a year of growth and prosperity, a year in which we would see more activity both on a freehold and leasehold basis…and so how is it shaping up?  Well, without wanting to sound like a broken record there’s some good and some not so good.

Well as far as FHP Property Consultants are concerned, we have just completed our most productive and successful year as at our financial year end in May, we have created seven new jobs over the last 18 months and once again been named East Midlands Property Advisors of the Year 2011 for the fourth time in six years.  So if we are to be used as a yardstick for the state of the commercial property markets in the East Midlands, then people
should feel cautiously optimistic about the future – we certainly are.

As a firm we have been involved with the disposal of more than 2 million square feet of industrial space, 175,000ft² of office space, welcomed a staggering thirty five new tenants at Westfield Derby and let a further six retail units with three more currently under offer in Derby’s Cathedral Quarter.

However, we do need to keep our feet on the ground and be realistic.  We are not expert economic forecasters (unfortunately), however there is a lot of negativity coming from people who are, and as they say “there is no smoke without fire”.  We are far from being out of the woods and it will probably be quite some time before we are.

Beneath some of our headline deals such as the 920,000ft² letting to Marks & Spencer in Castle Donington, and all
of the lettings to the ‘high street’ retailers in Westfield Derby, lurks a market which is still particularly challenging.  Certainly the lack of funding available for smaller businesses remains a key issue and continues to impact upon demand and activity at the lower end of the market.  However, you do also sense that there is some hesitation from occupiers, uncertain as to what to do moving forward.

In our view, it is highly unlikely that better terms, whether to purchase or lease premises, can be secured than those that are currently available in the market.  There remain excellent opportunities for businesses to solve their property requirements and we would be more than happy to assist any company that is unsure as to how to take their property strategy forward.

Nick successfully completed his Estates Surveying degree at Nottingham Trent University in 2000. After a number of years working for residential developers Nick switched to the other side of the fence and was appointed residential land agent with King Sturge, Initially within the Birmingham office and later as head of department within the Nottingham office.

It is difficult to predict the immediate future for the housing market but the general consensus seems to be that it will be a year of two halves with prices stagnating during the first half of 2011 but with something of a recovery from the summer onwards. The Centre for Economics and Business predict more mortgage finance availability in the second half of the year coupled with the “Olympic effect” in 2012 will encourage house prices to rise. It is difficult to generalise as regional variations can distort the facts, London and the South East are likely to see good price growth where the North of England who have a higher percentage of public sector workers by comparison are more likely to see a price reduction. The East Midlands however has been one of the better performing regions according to statistics released by the Land Registry where the average cost of a home based on 14,395 transactions up to the end of 2010 show a 4.7% rise across the whole region. An article by the chief economist of the RICS reported a rise in the level of transactions in the UK from 847,000 in 2009 to 900,000 in 2010. It is considered that the level of transactions in 2011 will remain at a similar level or show a marginal increase.

Despite the difficult economic conditions there has been a sustained period of deal completions during the past 12 months particularly amongst the larger house builders. The signs for the coming year are very encouraging; there remains a strong appetite for land and almost without exception all developers spoken to have expressed a desire for more development land and have the funds in place to secure it. FHP is well placed to service these developer requirements as we are currently working on a number of exciting and significant development opportunities which we will be bringing to the market this year.”

“We also understand that the nature of buying land is changing. Restrictions on obtaining and the spending of funds in addition to changes to the planning system require ever more creative solutions to achieving the best possible outcome for both vendor and purchaser.

My aim therefore is to work closely with developers to gain an informed understanding of their individual requirements and to service them accordingly. My main focus will primarily be on residential disposals and acquisitions but also looking at care home, retirement, student, hotel, pub diner/restaurant and convenience store development opportunities

 Alastair Fearn who is primarily based at the Nottingham office of FHP has been appointed to act on behalf of 2 tenants in two reviews on warehousing premises located North Nottinghamshire.

The first review is on behalf of a tenant whose property is located on Crown Farm Industrial Estate, the former Enterprise Zone to the east of Mansfield. The unit extends to approximately 40,000 ft² and has a passing rent of £140,000 per annum. In this case the Landlord is seeking to gain a rental increase of approximately 20% and Alastair Fearn has been tasked with negating this increase.

The second review concerns warehousing premises on the County Estate close to Junction 28 of the M1 Motorway. This is the first review in a 10 year lease and the subject property extends to approximately 10,000 ft². The Landlord is seeking to increase the rent by approximately 35%. In this case the matter has been referred to a third party and an expert has been appointed, submissions are now being prepared for the experts consideration.

Alastair Fearn commented:

The increase in activity in the commercial marketing means that rent reviews are now becoming increasingly important as new lettings are creating evidence which Landlords are using to increase rent,. On the other foot tenants are of course looking to keep their overheads as low as possible to negate rent increases.

It is a common misconception at the moment that there is not scope for rental increases and it is really a case of market knowledge to prove or disprove whether a rent increase is justified.

In the case of the Crown Farm Unit referred to above I was approached because of my knowledge of recent transactions in the Mansfield area which puts me in a strong position to illustrate to the Landlord where the true market value of the property lies. On a building of this size pence do count so it is important to have a thorough knowledge of the area and the market.

With regard to the rent review at Huthwate we have been unable to agree with the Landlord a suitable agreement so we have referred the matter to an independent expert appointed by the RICS and submissions are being prepared.

Award winning property consultant Fisher Hargreaves Proctor (FHP) has appointed Steve Young as Associate Partner within the Retail and Leisure Department of their Nottingham office.

Steve graduated from the University of Nottingham with an Upper Second Class Honours Degree in Law.  He then went on to joint Aldi’s Area Manager Graduate Scheme before joining Fisher Hargreaves Proctor in July 2006. 

Since joining Fisher Hargreaves Proctor, Steve has focused on high street retail and leisure transactions throughout the East Midlands, acting on behalf of individual clients and institutional investors such as Westfield, Hermes and Scottish Widows.

His current role is centred around Shopping Centre leasing with this year’s main project likely to be the long awaited refurbishment and reconfiguration of the Broadmarsh Centre, Nottingham for which there are likely to be a number of exciting announcements with the next eight to twelve weeks.

The shopping centre benefits from an annual footfall of in excess of 25 million.  Alan also acts on behalf of a number of institutional and regional landlords on disposals and lettings and is retained by menswear brand Duck and Cover who are actively seeking further stores for 2010, with 2 currently under offer, Coffee Shop operator Kona Blue who operate from Westfield Derby and Highcross Leicester and milkshake brand CookieShake.

There has been a positive approach by retailers in early 2010 with enquiry levels significantly increasing on 2009. These have been across all sectors from branded fashion, furniture and homewares to service operators. Notable lettings in Westfield Derby this year include Pandora, Lee Longlands Furniture, Ditsch and Select.”

Mark added “Fisher Hargreaves Proctor’s continuing commitment to the city is firmly underlined by the strengthening of the retail team at the Derby office.  We will operate the retail landlord and tenant department entirely from the Derby office covering the wider Midlands region.  In the current economic climate, we are also advising several clients in respect of lease re-gearing opportunities which in the longer term can benefit both landlord and tenant and in the more serious cases, can help the business to remain solvent.”

George Dunnicliff has also re-joined FHP at the Derby office to assist with the retail agency instructions having previously spent a year with the firm as a sandwich course student and he is now working towards his professional qualification as a chartered surveyor.

Fisher Hargreaves Proctor (FHP) is pleased to announce the appointment of Graduate Surveyor, George Dunnicliff to the Derby Office.

George graduated with a BSc (Hons) in Estate Management from Northumbria University in June 2009 and rejoins Fisher Hargreaves Proctor following a yearlong placement in 2007/2008 as part of his degree. George will be working with the Agency Team, dealing with a range of office, industrial and retail instructions whilst also assisting with Professional and Valuation instructions.

George is looking forward to his role and commented,

Accepting a graduate position at Fisher Hargreaves Proctor was always going to be a very easy decision for me.  Having had an enjoyable placement year, it was always my intention to secure a position within the firm once I had completed my degree.  This is a very exciting opportunity and one which should enable me to gain the necessary experience in becoming a Chartered Surveyor.”

Leading commercial property firm, Fisher Hargreaves Proctor (FHP), has appointed a new Associate Partner within their Derby office; Adam Wilson takes up the role as Head of FHP’s Derby office.

Adam, who specialises in professional advice including, rent reviews, lease renewals, rating, compulsory purchase compensation and valuation will now manage the day to day operations of the Derby office.

Fisher Hargreaves Proctor has long since recognised the growing importance of Derby as a successful commercial centre and is playing its part in the regeneration of the city.  The Westfield Centre shows the true ambition of Derby and Fisher Hargreaves Proctor is reflecting that in the promotion of this key member of staff.

Adam joined Fisher Hargreaves Proctor as a graduate from Nottingham Trent University in June 2005 to work within the Professional Department at their Nottingham office.

Fisher Hargreaves Proctor are delighted to announce the appointment of James Hartley, 27 as a Surveyor within the Nottingham office.

James who has had over three years experience within the Nottingham market at EMDA and the Nottingham Office of Savills, graduated with a Masters in Property & Investment Management from Nottingham Trent University in 2004 and is currently working towards the final stages of his APC to become a member of the Royal Institute of Chartered Surveyors.  James will primarily be focussing on office and industrial agency within the Nottingham market.

FHP WIN NATIONAL AWARD FOR THE SECOND YEAR  

Nottingham firm of chartered surveyors, Fisher Hargreaves Proctor, have scooped a top national award, beating contenders from both the East and West Midlands.

Last week (26 September) in the Great Room of the Grosvenor House Hotel, London, the winners were announced by Jack Dee to a 1400-strong audience from the property community at a glittering awards ceremony and celebration.

Fisher Hargreaves Proctor (FHP) was named ?Midland Property Adviser of the Year 2007? the property industry?s most prestigious awards in the Midlands, for the second consecutive year.

In the category of Midland Property Adviser of the Year FHP beat 12 other finalists, the 12 had been whittled down to three in an on-line poll in June, the other finalists were Innes England and national firm GVA Grimley.

These annual, national property awards were run by leading property trade magazine Estates Gazette.

It?s been an exciting year for FHP. Staff numbers have increased to 60 with turnover up by 15% on the previous year. Also, for the last 3 years, FHP has been voted the most active regional agents within Nottinghamshire by Estates Gazette.

Midlands’ Property Agent of the Year, Fisher Hargreaves Proctor, has acquired one of the region’s largest independent residential rentals agencies, Letting Made Easy, for its FHP City Living division for an undisclosed sum.  The Letting Made Easy client portfolio and employees will now join the FHP City Living team at their Lace Market office at Weekday Cross.

Letting Made Easy was founded 8 years ago by managing director, Claudine Edwards.  She will join Fisher Hargreaves Proctor as an associate partner and a further 3 Letting Made Easy employees will join as lettings consultants.

Letting Made Easy specialises in the rental and management of residential properties across Nottinghamshire to the professional market ranging from one bedroom city centre apartments to luxury country mansions.

David Hargreaves, equity partner of Fisher Hargreaves Proctor, commented: “The takeover of Letting Made Easy will strengthen our position as the region’s leading residential rental and management consultancy.

“Letting Made Easy’s established corporate client base will complement our business within the City Centre, The Park and Mapperley Park.  The highly regarded team led by Claudine will see our residential lettings and management team increase to 10 people.

Nottingham Minis played their first fixture at Northampton Old Scouts in the presence of world cup winner Steve Thompson with yet more successes on the pitch.   U7 & U8, both fielding 2 sides each ended up as Runners Up.   U10 shared the spoils with Bedford after a 1-1 draw.   And U9, again fielding 3 sides saw the C group battle valiantly narrowly losing 2 games through missed tackles to finish the season on a high note beating Bedford 5 – 2. Nottingham B won all their league games against some quality opposition to end up cruelly drawn against Nottingham A in the semi final. Nottingham A then beat a strong touring side from Marlow in the final 2 – 0.   U11 and U12 enjoyed mixed fortunes although there were smiles all round as they signed off their Minis careers by backs and forwards swapping roles in their last games for some serious fun to end of the season.  

This has been a phenomenal season for the Fisher Hargreaves Proctor sponsored Minis and for the first time ever every age groups has won some silverware.   Head of Minis, and U9 Coach Tom Mawhood said ‘We have enjoyed a wonderful season supported by some excellent coaching and management teams, supportive parents, and enthusiastic and talented children. Our U6 group has grown from 5 to 35, every age group has seen an increase in numbers with U9 topping out with 42 active players at the end of the season. Mini rugby at Nottingham is a credit to the hard work and dedication of a sizeable volunteer group and hugely rewarding for me personally. Special thanks to David Hargreaves at Fisher Hargreaves Proctor who has been  our lead sponsor for the second year running and who also spends time with coaching sessions with each of U11, U9 and U8 as he juggles his time between his 3 sons.

Its not over yet though – U9 still have their Twickenham final to look forward to with the possibility of extending their trophy haul to 8 for the season.’   The Minis are having their end of season BBQ and awards on Sunday 6 May – fun kicks off at 11.30 when the mums take on a team of 1st XV players and/or Coaches with the awards commencing about 12.00.

Fisher Hargreaves Proctor (FHP), Midlands Property Advisor of the Year, has signed up for a second year of sponsorship with Nottingham Rugby Football Club’s (NRFC) Minis and Juniors.

Last Sunday (24th September), FHP partner, David Hargreaves, presented a cheque for £6,500 to NRFC chief executive, Tom Mawhood.

The backing of the Minis and Juniors not only provides the team with FHP emblazoned kit for the second year running.

Tom Mawhood, said: "The support of Fisher Hargreaves Proctor has helped us to develop the Minis and Juniors section of Nottingham Rugby Football Club. Primarily the objective is to provide a fun and enjoyable environment in which to nurture children’s participation in sport. When this is combined with high quality training there is a wonderful opportunity for the children to make lasting friendships whilst developing into players who may go on to play amateur club rugby or represent the senior first  XV. The Minis and Juniors are essential in ensuring the future success of the Club.” 

In total more than 300 children attend the Sunday morning sessions, ranging from the under 6 squad through to the Academy Under 19 team.
