FHP are delighted to welcome back Jamie Gilbertson following completion of his final year at Sheffield Hallam University where he graduated with a 2:2 in BSc (Hons) in Real Estate.

Jamie comments:

“My final year at Sheffield Hallam University was a great experience whilst also improving my knowledge so I am fully prepared for my career in real estate.  My placement year at FHP helped me massively with my final year and getting the best grade I could achieve.  My year at FHP helped me learn the practical side and put my previous knowledge into practice.”

Jamie will be primarily working in FHP’s Nottingham office in the Office and Industrial team. This will mainly involve the letting, sale and acquisition of properties for clients across the East Midlands whilst studying towards becoming a Chartered Surveyor with the firm.

Jamie’s main area of work will be in Nottinghamshire, but he will also be working alongside the Derby team to work across the East Midlands.

Jamie adds:

“I am excited for the opportunity to put my university degree and my newly acquired knowledge into this industry. I am also thankful to FHP for offering me a job and I can’t wait to dive in and fully embrace the day-to-day at FHP hoping to achieve the best for myself, FHP and its clients.”

Now we are entering the end of July and my one-year anniversary at FHP is in sight. Having finished my A levels just over a year ago I can truly say that time has flown.  I have thoroughly enjoyed my first year of work at FHP whether that be assisting colleagues or, more so now, negotiating deals and talking to my own clients. On top of that, I am attending Nottingham Trent University one day a week as I look to obtain my degree in Chartered Surveying Real Estate in 4 years’ time.

The first year has gone by extremely quickly and I have adapted to the full-time work lifestyle.  I have learnt a lot in such a small amount of time, but I still have plenty more to learn.  I am applying my knowledge every day and I am really benefiting from the experience of colleagues around me.  My role at FHP is within the Office and Industrial team in Derbyshire and I also assist the retail team.  I deal with the sale and leasing of commercial property.

During my time so far, I have completed 11 commercial property deals with a further 4 currently under offer.  I have completed a several lettings at Amber Business Centre in Riddings, an industrial/warehouse estate.  A personal highlight was completing lettings on two industrial/warehouse deals while putting a further one under offer in the same week. Industrial freehold opportunities are hard to come by in Derby, so when I had the chance to work with the client at 14-16 Cotton Brook Road and successfully sell their property, it gave me a great understanding of the freehold market.

I have also negotiated a letting at 6 East Street, a city centre high street property, which will be my first letting in the retail sector.  Recently, I have brought to the market Rodin House in Ripley. This is a first-floor office building with an open plan layout and a couple of meeting rooms.

The last 12 months has provided me with an invaluable experience.  FHP, alongside Nottingham Trent University, has helped build my knowledge and help me apply it to the work that I do on a daily basis.

After just a couple of months of finishing my second year at Sheffield Hallam University studying real estate, I began my placement year working at FHP Property Consultants.  The majority of the year has been spent working out of the Derby office covering instructions across Derbyshire and the wider East Midlands.

Each day is different and I have thoroughly enjoyed the challenges and experiences I have faced, which has enabled me to learn and progress my knowledge in the property industry.  FHP have given me responsibility from day one and although this was somewhat daunting, I enjoyed being thrown into the deep end having my own properties to market.  As a result, I have learnt skills such as liaising with clients and prospective tenants by telephone, email and the occasional letter.  Having help and support from the team has very much improved my knowledge and understanding of the market and industry whilst also gaining practical skills such as producing property details, heads of terms and agency agreements.

Based in the agency team I have had the opportunity to work on office, Industrial and retail properties.  One of my favourite roles has been inspecting new properties and carrying out measured surveys, with a view to placing these on the market for sale or to let.  One day I could be inspecting a 10,000ft² warehouse in Alfreton and the next a 1,000ft² shop in the centre of Derby.   The units we looked around would provide a challenge with measuring, especially the office properties, as these would be measured on a net internal basis and often would be awkward shapes.  In addition to inspecting properties, I have been able to place these properties on the market, carry out viewings, negotiate and complete deals.

I have also had experience working in the professional team covering Landlord and Tenant matters whilst assisting with lease renewals/rent reviews.  This time was spent reading leases, producing lease summaries, hunting down comparable evidence and assisting with writing reports. This helped put a hypothetical rent review we completed at university into context and allowed me to use the theory I have learnt in a real world scenario.

At the start of my placement I knew the theory hypothetically, however, throughout my time at FHP I have put this into practice improving my knowledge and my communication skills, whether this is over the phone or by email, with clients, tenants and other property professionals.  This improved knowledge and experience will help me complete my degree when I return to university.

I have enjoyed my time at FHP Property Consultants and this experience has cemented my interest in property and wanting to further my career in the industry.

Delivering deals across the UK, leading commercial property agent and consultancy firm FHP has secured four coveted top spots in the Estates Gazette (EG) Radius Annual Agency Leaderboards and a total of seven top ten rankings in both regional and national categories.

Using data supplied directly by the EG Radius community of agencies across sales, lettings and acquisitions, the leaderboards show the firms across the UK that have transacted the most space over the course of the year, broken down by sector, region and county.  The rankings also call out the highest-performing individual dealmakers.

Along with agency-wide sector-leading statistics, FHP Director Oliver Marshall topped the charts as most active individual retail agent nationally amassing a total of 81 deals over the year, as well as jointly being recognised as the most active individual agent in the East Midlands alongside Associate Director Anthony Barrowcliffe who put together 68 deals across the region in office and industrial sectors.

On his individual retail agent win, Oliver Marshall said: “I’m thrilled to have been recognised as the most active retail agent across the UK.  It’s a fantastic accolade to pick up and great recognition for all the hard work put in.

There has been some new activity near the Savoy Cinema in Worksop with Ellis Cullen completing a letting to

Always Sushi.  The former café extending approximately 1,000 sq ft has been converted into a quirky, unique sushi parlour and boasts a huge menu offering a new cuisine to Worksop.

Darran Severn joined FHP in 2014 and has played a significant role in the development of FHP’s Derby office where he now leads the agency team.  Darran is a key member of the office and industrial team and focusses on sales, lettings, acquisitions and development work along the A38/A50 corridors and works with a number of major clients across the wider East Midlands.

FHP Property Consultants are delighted to confirm the appointment of another graduate surveyor to their Derby office, Daniel Mooney who joins us after completing his Master’s Degree at Birmingham City University.  Daniel joins the FHP Derby office to work alongside Darran Severn and Estée Coulthard-Boardman, working on office, industrial and retail instructions throughout Derby, Derbyshire and the wider East Midlands.  After appointing Estée Coulthard-Boardman in November 2020, the amount of work which the Derby office continues to create has necessitated further expansion as we continue to be asked to market more and more property throughout retail and leisure, office and industrial sectors in Derbyshire and the wider East Midlands.

FHP Property Consultants are delighted in one of the toughest years on record to be named the East Midland’s Most Active Agent 2020 according to the Estates Gazette (EG Data).

The result means that FHP have now retained the title of Most Active Agent for four consecutive years running, and in this particular year, FHP have been awarded the title of Most Active Agent in four of the five commercial sectors, which include Office, Industrial, Retail, Leisure & Hotels and Investment.

Additionally, FHP have been recognised as the fifth Most Active Retail Agent across the whole of the UK, which is a major testament to the Retail Team.

FHP Property Consultants are pleased to announce despite the challenging year of 2020 four key promotions due to outstanding work and continued performance.  The firm have announced the promotion of Oliver Marshall, Chris Proctor, Sian Cawthorne and Darran Severn to Associate Director.

Nottingham-based Oliver Marshall made the transition from residential to retail and leisure four years ago, having previously worked for sister-company FHP Living for over six years.  He is primarily focused on high street retail and leisure lettings and acquisitions across the Midlands and is also involved in several regional schemes including St Marks Place in Newark, The Wulfrun in Wolverhampton, Pescod Square in Boston and Belvoir Shopping Centre in Coalville.  It is highly commendable that Oliver managed to achieve 75 deals in the past 12 months, despite the challenging circumstances faced in 2020.

Chris Proctor has quickly established himself as a key member of the office and industrial team, completing over 55 deals in 2020 and working on a number of key lettings and sales across the region.  His knowledge and expertise in the market has allowed him to advise a number of major clients and complete multi-million-pound deals, dealing with existing stock of sales and lettings, plus development work for long-term key clients.

Sian Cawthorne has covered all aspects of commercial property management in an eight-year career, including the management of Waterfront House on Station Street, one of the largest and most prominent office buildings in Nottingham.

Darran Severn joined FHP as a surveyor five years ago.  With almost a decade of experience of property acquisition and disposal in the retail, office and industrial sectors, he has played an active role in the development of FHP’s offices in Derby and Birmingham.

Since the start of the pandemic, the East Midlands commercial property market like all sectors of the economy has changed substantially, but one thing we have seen remain is a steady stream of office, industrial and retail deals throughout Derbyshire and beyond. As a result, we are delighted to confirm the appointment of Estée Coulthard-Boardman to provide support and grow our agency team throughout Derbyshire and the East Midlands.

To bring such positive news of our expansion as a result of increased workloads hopefully reflects that whilst no one can foresee the route for the economy over the next 12 months or more, by doing things “the right way” for clients both old and new our services are appreciated and hopefully with Estée now on board we can deliver an even better range of services to our clients throughout the county.

In the first instance, primarily Estée will assist on retail, office and industrial/warehouse lettings and disposals throughout the Midlands from our Derby base at Cardinal Square.

I am very excited to start my career at FHP Property Consultants, working from the Derby office. I have just completed a Masters Degree in Real Estate at Nottingham Trent University and, prior to that, in 2019 I graduated from the University of Liverpool with a First Class Honours Degree in Business Management. FHP Property Consultants celebrates as another two surveyors achieve membership of the Royal Institute of Chartered Surveyors following success at the first APC sitting of this year.

Jack Shakespeare MRICS and Chris Kenealy MRICS used their time in lockdown to their advantage by passing the assessment of professional competence to gain chartered status.

Jack comments:

“It was great to have something to focus on and to make use of my time at home.  I’m pleased to have the recognition and status of Chartered Surveyor and can’t wait to celebrate properly.”

Before joining FHP, Jack attended Sheffield Hallam University where he achieved his undergraduate degree in Building Surveying and took a graduate surveying role at E.ON, helping roll out energy performance initiatives across the East and West Midlands.

Jack joined FHP in 2013 after the economy had recovered from the 2008 financial crisis and began his career in the Professional Services department specialising in Business Rates, Valuation, and Compulsory Purchase advice.  Since joining the Retail and Leisure agency team, Jack has progressed to become an Associate Director and now has achieved Chartered Status with the Royal Institute of Chartered Surveyors.

Chris, who is a graduate from Nottingham Trent University, joined FHP back in 2017 and has since become an integral part of the Professional Services department working on Compulsory Purchase, Business Rates, Valuation, and Lettings.

Chris comments:

“Despite the unusual circumstances we have all found ourselves in, I took the opportunity to focus and prepare for the APC professional exam. I have been successful and am really pleased with being awarded the status of a Chartered Member of the Royal Institution of Chartered Surveyors.”

Following the implementation of FHP’s APC programme led by Sian Cawthorne, Jack and Chris join a recent swathe of surveyors to achieve MRICS status including Chris Proctor, Mairead Gethings, and Liam Egan – with potentially more over the course of this year.

The APC process was adapted by the RICS for candidates to undertake their final assessment via Skype, which has proved successful so far, something which was already being implemented across Europe.

One of the Midlands’ leading surveyors has advised WCG on an ambitious multi-million pound bid to transform a derelict Grade II listed Georgian-styled mansion into a national training hotel.

Andrew Chapman of Midlands-based property consultancy, FHP, has provided specialist valuation advice in support of WCG’s stage two application to The National Lottery Heritage Fund for Moreton Hall in Warwickshire.

WCG is planning to undertake a comprehensive restoration and refurbishment of the much-loved historic building in Moreton Morrell that still bears the scars of a devastating fire in 2008. Expected to cost in the region of £8.5 million, if the application to The National Lottery Heritage Fund is successful, the project would see the creation of a boutique hotel environment, giving students the opportunity to work alongside professionals in their field.

Andrew Chapman, Director, FHP, said: “This was a highly complex valuation project due to the listed nature of the building and its location within a Special Landscape Area, where development is typically constrained. One of the main challenges in restoring a property like Moreton Hall is in ensuring that the building can not only be made fit for purpose within an acceptable budget, but that refurbishment is carried out in a way that does justice to what is an important regional landmark. Working closely with WCG’s designated project team, we are pleased to have reached a valuation that is both logical and sits within a wider body of market evidence. We hope that the application is successful in securing Moreton Hall’s long-term viability.”

Moreton Hall is sited on land within the Moreton Morrell Conservation Area, part of an ancient settlement first mentioned in the Domesday Book. The Hall was designed by the society architect and decorator W H Romaine-Walker on behalf of Charles Tuller Garland, son of the co-founder of the National City Bank in New York. Completed in 1908, the Palladian-style Hall included extensive landscaped grounds overlooking the River Avon, with a blue garden, rockeries, a sunken Italianate garden and a polo school.

Although some remedial works were undertaken in the aftermath of a fire, which lasted three days, the once lavishly appointed Moreton Hall suffered millions of pounds of damage, making it unusable in its current state. First used as a training facility as far back as 1939, plans to restore the Hall to its former glory are part of a larger expansion of WCG’s education programmes within its Centre for Hospitality, Heritage and Tourism Skills.

Andrew Chapman has previously advised Rushcliffe Borough Council in its application for Heritage Lottery Funding for the redevelopment of the 250-year-old Bridgford Hall. One of the largest Property Consultancies within the East Midlands has confirmed that it has formed a new specialist property focused Accountancy Practice, FHP Accounting Services Limited.

The new company is based at FHP’s Head Office in Central Nottingham and is dedicated to be a niche and specialist Accountancy Practice focused on providing the financial services that are required by Property Owners and Investors.

The new business is led by husband and wife team, Kirren and Kellee Quigley, both of whom are experienced Accountants with Kellee having joined FHP in 2016 from Yusen Logistics and Kirren joining FHP in 2017 from the Sytner Group after completing his training in a Top 10 Accountancy Practice.

In speaking with John Proctor, a Director at FHP, and Kirren they confirmed that the formation of FHP Accounting Services Limited has been a long term aspiration of FHP to be able to offer their Clients specialist and dedicated financial assistance to Property Owners and Investors.

The wheels of the property market turn partially due to the availability of funding from banks and other institutions for the majority of businesses.  In the property crash, many of the Banks effectively switched off the taps for lending and their criteria changed as they became more restrictive in their lending terms to both businesses and developers.

In today’s property market there are different avenues of obtaining finance, from your mainstream Banks to your second and third tier lenders.  Commercial mortgages are available, with lenders normally funding up to 70% of the purchase cost, with payment terms of up to 30 years.  For property developments, these are usually in the form of a short-term loan that’s used for the development, with up to 70% of the gross development value being financed, with the terms being up to 24 months.  Alternatively, bridging finance is a short-term finance solution, providing a quick way to finance the purchase of a property.

Although not all Banks can offer finance of these varieties, there are still many opportunities that are available.

Some Banks are seeking to incentivise loans to be moved to other lenders and they are offering financial incentives to do so.  A number of the other Banks, such as the likes of Handelsbanken, Yorkshire Bank and Metro Bank are offering opportunities to build their books, where their criteria is met.

Naturally, each Bank will have their own set of criteria, which need to be passed in order for them to consider loans.  At FHP we act for many of the major Banks and other lenders in providing valuation advice in accordance with the RICS Red Book provisions.

The 2017 EG Interactive Awards have confirmed that with 353 deals concluded in 2017, FHP are the most Active Agent in the East Midlands.

Founding Director David Hargreaves said:

“The amount of work involved in putting together just 1 deal these days is massive so 353 deals in a single year shows just how creative, focused and hardworking Team FHP are.”

He went on to say: “These deals have generated approximately £20 million of annual rents with an end value of almost £300 million”.

These are not easy deals and have been created through our depth of knowledge in the department as a whole, our contacts built up over the past 25 years and being “out and about” at the various Retail Events and Conferences such as the bi-annual “Completely Retail” event in London and “Revo” the Shopping Centre Conference.

However our most important skill these days is to think “outside the box” and be creative when negotiating terms.”

Hargreaves also confirmed FHP had won the Most Active Investment Agent in the East Midlands with Investment Deals concluded across the board from individual Investors and Property Companies through to large Pension Funds and Insurance Companies such as East Point Retail Park, sold for over £12million.

Mark Tomlinson said FHP came second in terms of the number of office deals completed, but first in terms of size with 233,000 sq ft of offices let in 2017 in Nottingham alone including Nottingham’s largest office letting of 33,000 sq ft to Siemens.

Tim Gilbertson confirmed FHP came third in terms of the number of deals completed in the East Midlands, but with a massive 1.3 million sq ft of accommodation let or sold by the Industrial Team in 2017.

The EGI Deals Competition is designed to establish the Agents completing the largest number of deals and has been running since 2001 and is an independent survey conducted by a research team which covers commercial transactions.

Boy did the competitive streak come out in Team FHP.

The inaugural Derby Business Games took place last night organised by HUUB Events and hosted by the University of Derby at their fantastic new sports facilities.  Twenty three teams entered and there were a number of events with the big title being the rounders competition.  After a shaky start, we soon found our feet in the pool stages and despite some dubious umpiring made it through to the knockouts.  From the quarter finals onwards, the stakes were raised.  We were playing teams who had obviously played before – they even had tactics!  After dispatching Don Amott in the quarters and Flint Bishop in the semis we were up against the Derby High School sports teachers in the final.  We adopted our strategy of hit big and run fast.  Despite Derby High having alloy bats and suntans, Team FHP hit hard and bought home enough rounders to seize the win.

Elsewhere on the track there were some stunning performances, with FHP bringing home the wheelbarrow race and sack race titles to add to the medal haul.

A fantastic evening was had by all, putting FHP firmly on the map as the guys to beat in Derby and no doubt the other teams will be out to get us next year.

The FHP Bees flew in to top spot of the Men’s Premier League on Sunday with a convincing 5 – 2 win against travelling side, Canterbury.

The FHP Bee’s remain unbeaten in the league after 5 games with 4 wins and a draw so far in the campaign. However, despite the success the team is keeping its feet firmly on the ground as they have some sterner tests to come this season. They travel to in form East Grinstead this weekend looking to keep their momentum up and will be without 5 starting players the week after due to England u21 call ups.

Steve Wood, Beeston 1st Team Men’s Coach, commented on the weekend ahead:-

“The boys have started the season really well, and we have looked to make improvements each week. The support that the team has enjoyed off the field has ensured that we can prepare well for each game, and with the games against our nearest rivals coming thick and fast over the next few weeks, we need to keep up our positive momentum”.

Lucinda was this week invited back by Nottingham Trent University and the RICS to present to students at the University’s Real Estate postgraduate induction day.

Lucinda alongside other members of the RICS Matrics Nottingham Committee outlined the benefits of RICS membership and a career in surveying.

The Nottingham Committee organise local Matrics events for students and young property professionals and forms part of the wider Matrics national network.

The session concluded with a Q & A session which allowed the 150 new postgraduates to question Lucinda and the rest of the panel about their experiences at NTU and beyond.

From a business perspective, a benefit of the summer was that the politicians went away on holiday which let the dust settle on Brexit and normal service has largely been resumed.  Following a short lull whilst the world watched the compelling political fallout after the vote, we experienced a post Brexit bounce and agreed a record number of deals in August, largely as a result of a period of relative inactivity during June and early July.

So we enter the Autumn with no adverse change in rents or values and a pretty positive outlook for the rest of the year.  Clearly we will be in unchartered territory for some time and the biggest impact so far we have come across amongst occupiers, particularly on the industrial side, is the drop in sterling and the rising costs of imported goods.

Having been starved of stock during the first half of the year, we have had more properties coming on to the market particularly in the medium sized industrial sector, in part perhaps as companies examine their holdings and look to become more efficient.  There is still a distinct shortage of good quality office buildings, particularly in the City Centre and as a result rents have continued to creep upwards.  Demand for retail premises remains firm and the restaurant and leisure sector continues to be buoyant with a number of high profile lettings in Derby by FHP including Carluccios, MEXIcos, BB’s Coffee & Muffin, Xercise4less, Hollywood Bowl and Adventure Golf and Chimichanga.

In October, look out for the release of the new 2017 Rating List.  These new Rateable Values should be checked as they will form the basis of rates bills from April next year.  In particular initially check for factual errors such as the extent of the accommodation.  In due course rateable values can be challenged and our specialist rating team will be pleased to provide advice in that respect.
