Industrial/Warehouse News
Kenmore Property Group, owners of the Amber Business Centre at Alfreton are pleased to confirm their recent success in obtaining new occupiers for their 400,000ft² Amber Business Centre in Alfreton, Derbyshire.
At a time when many large estates have suffered, Kenmore are delighted at the success of their current letting agents NG Nattrass Giles who have recently been joined by the Nottingham and Derby offices of Fisher Hargreaves Proctor as joint agents in marketing the wide range of space on the site.
Sitting close to the A38 at Alfreton and therefore within quick access of Junction 28 of the M1 Motorway, the site is well positioned to service the regional centres of Derby and Nottingham but most pertinently within a short drive of both of A38 and M1 Motorway.
Their success during 2008 is a reflection of not only the quality of the buildings and location available but more so the owners desire to create and foster long term relationships with tenants for mutual benefit.
With ‘hands on’ management, and attention to detail throughout not only the letting period but onwardly through attentive management, new tenants are being attracted to the site and relationships with existing ones remain prosperous.
One of the key reasons for the success of the scheme has been the flexible terms available for occupation and the vast size ranges of space which can be accommodated.
With units available from as little as 58m² (624ft²) to 2,342m² (25,200ft²) there is something to suit almost all manufacturing and warehouse companies in the region.
With many of the buildings onsite benefitting from secure yards, and excellent presentation creating space ready for immediate occupation, the many reasons for the success of the site are clear.
To try and build further upon this in 2009, joint agents Fisher Hargreaves Proctor and NG Nattrass Giles are aiming to convey these attractive qualities in order to secure further occupiers.
FHP Partner Tim Gilbertson commented:
“We were delighted to be asked to come on board as NG Nattrass Giles’ joint agent by Kenmore Property Group and having seen at first hand the quality of the buildings available, the vast sizes ranges on offer and the terrific flexibility which can be offered in terms of both lease lengths and styles, it hardly comes as a surprise to see the huge amount of space which has been let during the preceding twelve months.
Whilst no one can deny that the commercial property market is currently difficult, the flexibility of both sizes and lease length which this site offers will, I feel, provide us with a great opportunity to meet the requirements of any expanding, or indeed contracting company who need to move.
With the site sitting close to the border of Derbyshire/Nottinghamshire, and more pertinently the A38 and Junction 28 of the M1 Motorway, we can attack this site from both our Nottingham and Derby offices and I really feel that by working the local market we can encourage further occupation within the next few months.
Both myself and Laura West at NG Nattrass Giles would be delighted to talk to any potential occupiers and convey more clearly the huge range of sizes and letting opportunities we have on offer.”
Laura West of NG Nattrass Giles commented:
“I am delighted with the increase in demand for units at Amber and put this down to being able to offer a good product with flexibility. The arrival of Citipost who now occupy approximately 30,000 sq ft at the beginning of 2008 has brought about a presence and 24 hour operation system to the front of the estate as well as jobs within the local area. In order to promote the continued success on the estate we have just launched a “recommend a friend” promotion where 3 months rent free will be available to existing occupiers when they introduce a friend to the Amber Business Centre.”
Amber Business Centre is owned by Kenmore Property Group, one of the country’s largest property developers and investors. Asset Manager Fergus Reilly oversees on a daily basis the smooth running of the estate, becoming involved with all aspects of the site from agreeing terms of an initial deal with an occupier through to ongoing management and often expansion and relocation of existing tenants within the site.
Having had a successful 2008, Kenmore are hoping that with the appointment of FHP as joint agents further success can be achieved in 2009:
“I believe our recent successes at Amber revolve around listening to the needs of individual tenants and businesses, whether large or small, and, wherever possible, trying our best to accommodate these.”
