Industrial/Warehouse News

Clowes Developments is set to bring forward the first phase of a new industrial park in the Derbyshire town of Long Eaton after planning permission was granted for almost 30,000 sq ft of space.

The scheme will consist of seven new trade counter and warehouse units totalling in 28,095 sq ft of speculative development.

Phase 1 will offer units available to buy or rent from 2,734sq ft up to 5,511sq ft with the ability to combine units if required. The units will be jointly marketed by FHP Property Consultants and  NG Chartered Surveyors.

Planning was granted by Erewash District Council in December 2020 and contractor Roe Developments will start on-site this month with a proposed completion date of third quarter of this year.

Clowes Developments says it will be offering further phases of the development on the 5-acre site with the ability to offer units up to 30,000 sq ft in size to buy or rent.

Hannah Bailey of Clowes Developments added: “There have been considerable changes impacting on the infrastructure in and around Long Eaton as a result of HS2. Many business owners will be looking to relocate, and this will be the perfect opportunity to brief our experts to design and build a facility that is exactly right for their specific requirements. We look forward to welcoming new business to the site on a freehold or leasehold basis.”

Chris Proctor, Associate Director of FHP Property Consultants said: “This is a fantastic new scheme by Clowes Developments, which will offer high quality trade and warehousing units. We already have one national name under offer, which highlights the strength of this location. This is an excellent opportunity to buy or rent a brand-new high-quality unit on a prominent well located new trading estate that has been starved of opportunities of this nature for well over a decade now. We look forward to talking with both local and national occupiers on the remaining available units.”

Richard Sutton, managing director of NG Chartered Surveyors, said: “The Long Eaton market has been crying out for a scheme like this for too long, it’s a really exciting proposition and a genuine good news story for 2021.

“The lack of stock in the area below 10,000sq ft is guaranteed to make these industrial units highly desirable to businesses who are ready to move to the next level and would be perfect for any ambitious company looking to expand, relocate or have a presence in Long Eaton. This is borne out by our first pre-let which is only the start of what promises to be a fantastic development and a welcome addition to properties available in Erewash.”
