SOS METALS EXPANSION FLAGS UP J28 APPEAL

A specialist recycling business which set up its European headquarters at Junction 28 has significantly expanded its operations just over a year after moving in.

SOS Metals, which recycles specialist metals used in the aerospace industry, originally took 15,000 sq ft of space at Langham Park Developments’ site at Berristow Lane, South Normanton. Less than 18 months later, the American-owned business is expanding its operations up to 60,000 sq ft.

The deal has once again been secured by Laura West of the Nottingham commercial property consultancy FHP, who also signed the firm up when it first agreed to move into Unit 5 at Langham Park.

She has hailed the deal as another example of the thriving market for industrial space in and around the Derbyshire-North Nottinghamshire border. “It was a real coup for my clients when SOS Metals agreed to make the move to Langham Park at Berristow Lane,” she said. “SOS Metals is a high-respected industry leader in a specialist field of recycling, and the calibre of its clients speaks volumes about the calibre of its work.”

 

Through a highly specialised, secure process, SOS has become a leader in the development of custom tailored scrap metals reclamation and recycling programmes including the reprocessing of materials for future use. It focuses on on aerospace grade aluminum, titanium and all so-called super alloys, a process vital to recovering materials from aero engines at the end of their useful life.

Langham Park Berristow Lane is one of a series of sites owned by Langham park Developments, run by property entrepreneur Mike Wrigley and former Wilson Bowden development executive Fin Mitchell. It comprises a 10-acre site with 144,000 sq ft of industrial/warehouse premises originally constructed in the 1970s. The building has been re-clad, refurbished and sub-divided to provide five self-contained units.

Laura West says the site is one of a number to have benefited from the steady demand for premises in the industrial hinterland criss-crossed by the M1, the A38 and the Mansfield-Ashfield Regeneration Route (MARR).

She said: “This is often seen as a very local market because of consistent healthy demand from the small to medium-sized businesses which seem to thrive in the Mansfield-Ashfield area. There is a breed of businesses in North Nottinghamshire and Derbyshire which are carefully-run, cash-conscious and sometimes family-owned and they have been behind the demand on business parks and industrial developments across the area.

“While SOS is obviously an international business, its decision to move to Langham Park Berristow Lane demonstrates another side of the area’s enduring appeal and sheer, business logic – it is extremely well-connected, with a road network which puts you in easy reach of most parts of the commercial heart of the country.”

West has been busy completing deals at a number of industrial locations in the area, with burgeoning demand at sites like the Amber Business Centre, which has seen a flurry of deals involving new enterprises and expanding, established firms.

“There is one other consistent theme in many of these deals,” she added. “That is committed landlords who understand the value of well-presented, sensibly specified buildings and flexible terms which are appreciated by tenants.”

West says that the steady stream of deals looks likely to continue into the immediate future. The only hurdle is likely to be a diminishing level of stock. She added: “This is a consistently solid market where demand will always be there. But there will come a point when supply struggles to meet demand and that will have to be addressed.
