FHP LET ALBERT STREET, DERBY UNIT TO PDSA

FHP Property Consultants together with joint agents Ockleston Bailey have secured a new letting of Unit 6, 6-10 Albert, Derby to PDSA on a new 10 year lease at a rental of £29,000 per annum subject to a tenant only break option at the end of the fifth year.

The premises which occupy a busy location immediately adjacent to Derby Covered Market, were formerly occupied by Brighthouse who relocated within the city centre and following a period of proactive target marketing, PDSA were identified as having a lease expiry on their existing branch in Cornmarket where they were paying a substantially higher rental.

Mark Bradley of FHP commented:-

Once we became aware that Brighthouse were not intending to renew their existing lease, a target list of potential occupiers was identified including those with lease expiries in the city centre from our extensive database.  The development at Albert Street is favoured by charity shops and therefore PDSA were quickly highlighted as a potential occupier and following a period of negotiations, terms were agreed for a new lease.”
