Industrial/Warehouse News
Throughout Leicestershire, the lack of good quality distribution or manufacturing space has becoming chronic. Occupiers are seeing business expansion plans thwarted, potential occupiers cannot relocate to the area and frustration mounts all round.
A scheme being marketed jointly by Tim Gilbertson at FHP and Mike Allwood and Geoff Gibson of Andrew & Ashwell, Crosslink 646 is hopefully a solution to alleviate the problem!
Set to the north of Leicester close to the intersection of the A6 and A46 south of Loughborough, therefore within easy access of Junction 21A of the M1. The scheme is being funded by Mattioli Woods plc and will be developed jointly by local Leicester based companies Rotherhill Developments and Custodian Capital. This prime development park should hopefully be the answer for any number of occupiers in Leicestershire and beyond who have been seeking space in the region.
Tim Gilbertson of FHP commented:
“Like most locations, Leicestershire has suffered in recent years over a lack of supply seeing pent up demand frustrated over the lack of opportunities to relocate. Given that our clients intend to develop out on a build to suit basis for purchase or rent industrial and warehouse space, this great scheme should be the answer to the prayers of any number of local companies.
Set in a great location, the site provides immediate access to the dual carriageway A6 linking into the A46 north of Leicester and therefore providing access to the M1 within a matter of minutes whilst also remaining close to local facilities in the centre of Loughborough and indeed Leicester itself. This is a great scheme to work on and we look forward to announcing further details soon.”
Joint agents for the scheme are Mike Allwood and Geoff Gibson of Andrew & Ashwell. Mike added:
“This is a great location close to the Wyevale Garden Centre and within an established employment development known as Rothley Lodge, which includes a large factory / warehouse occupied by Sofidel UK. A key point to bear in mind is that our clients are more than happy to sell as well as let any properties built. A number of development sites in the region are only offered on a leasehold basis but we are finding more and more local businesses prefer to own their buildings.
Even from our initial tentative discussions, it is clear that there is good demand and hopefully our marketing will tease out further interest.”
Paul Bagshaw of Rotherhill Developments concluded:
“Our agents have already brought us a number of enquiries for the scheme which we are now trying to progress but with the ability to house production or distribution companies from as little as 25,000ft² upwards we would be delighted to hear from any parties, whether local, regional or those looking at a relocation from elsewhere in the country, via our agents, to discuss in detail this exciting opportunity.”
